    As a buyer, I would prefer a sink in my island rather than a stove because the hood vent obstructs that open view. Preferably, nothing in the island, but if I had to choose.

    I was born and rasied in the east side before genterfication. Im all for progroess and capitalism and im glad to see others do good. But it is very sad seeing families be up rooted due to high prices and taxes. I just wish the improvemnt of the east side was with east side residents.

      Yeah I know someone who lives Northeast..and they spent $400,000 but it was a 4 bedroom with converted garage into a den.

    I got some really great ideas from this. I love a good open floor plan. I would’ve been too nervous to take out the third bedroom though.

    Such a great job with this one! I love that you guys are thinking through your design so much and trying to tailor it to your ideal buyer. Great tip!
    With our remodels, we have been going with a more standard look that we repeat but now I’m thinking we should switch it up more!

      Hey, thanks for watching! If it ain’t broke, don’t fix it. Just gotta know your markets. We recycle our designs quite a bit if you watch our other videos, you’ve just got to keep in mind the area and price point you want to hit. I wish we could do them all as funky as this one, because it’s more fun. Unfortunately, for lots of houses, we can’t justify this level of materials and design.

    I completely agree with the paint tip. I'm currently looking to buy my first house. And looking to get a fixer upper or a lightly flipped house. Every house I find that has those oak-painted-white cabinets in the kitchen, the cheapest bathroom sink they could find, and newly beige painted walls is automatically going on the "no, not now, not ever" list.
    Those beige walls are a huge red flag that this house was not well taken care. It's just the lipstick some investor slapped on to make a quick buck. The house probably has water damage, needs a new roof, the basement probably floods every year, and if it has a new furnace, it's most likely the cheapest one on the market that needs the filters replaced three times a week and will break in the next two years.
    I don't know who started the "every one loves beige walls" lie, but no one I have ever met likes beige walls nor is that a selling point.
    There was a house on the market near me with a lime green door. It sold in two weeks. It wasn't my exact taste, but I really appreciated the pop in color. It was unique to the neighborhood. I hate cookie cutter houses. I still remember it as "the lime green door house."
    Seriously, don't be afraid of color. It's a great selling point.

      Great insight! On our flips we want to try to make them neutral enough that they have mass appeal but also be memorable for our buyers and not too bland. Sounds like we should avoid beige if we want to sell to you! Thanks for watching.

      Megan Loop I guess it depends on the market. Every house on the market where I live has beige or grey walls, but they all have multiple offers within 3 days.
      We have bid on 3 houses, and each one had 3-5 offers and beige or grey walls. You can always paint.

    This was really well done especially for the market and buyer in mind. The ship lap would have been a bad look for this hipster vibe. Glad it didn't fit the budget after all. I dont like bowl sinks, but it is nice here especially with the in wall plumbing fixtures. The exterior improvements are fantastic too. Your tips on using easily changeable design elements to make it pop are spot on.

    The bathroom floor tiling is so different 2 bathrooms it does not really look connected (style-wise) whatsoever. The floor should look at least like it is in the same house but is doesn't. One bathroom is classical and the other one "hipster industrial" as you said.

    If you mean by eastside of Austin...meaning east of Austin....when I lived in Austin that was considered a bad part of town. People DID NOT want to live on the East side of I35 in Austin. It must have changed drastically then.

      Josie-Ana Edenshaw the problem is that it’s a learned behaviour; most people do not have an natural fry, but add it (often subconsciously) to sound more relaxed. Communication is fundamentally a social function: if your interlocutor reacts negatively to a vocal effect, then you’ve weakened your message.

    The problem with house flippers is that when there is vintage classic stuff that has been preserved and looks nice, it is ripped out and replaced with cold, unwelcoming, and lifeless stuff. There is a certain appeal to the old stuff.

      My old split level studio (650sqft) went for 290k. I bought a 816sqft 2 bed/1bath cape on 1/4 acre for 100k in a rural town) Location and market is everything (high demand low supply).

      At least Austin is a cool city! I live in a SUBURB of Sacramento (CA) and the original house with no work done would be about 340-360. 400 is fair for what they did to it even with 2 bedrooms and especially in a desirable area. My budget is 380 and I can't find anything I would consider move-in ready in a neighborhood I'd be comfortable in.

    The young lady hosting the video is, I'm sure, a very nice person. But she should try to stop the scratchy voice affectation that she does in your voice. I actually had to mute the audio while she was speaking. It's like fingernails on a chalkboard. (Please take that as just constructive feedback.... not trying to be mean, at all.)

    You keep saying modern, but the choices were very sixties to me. Yes, black is better than sixties colors, but the dinning room chairs, the light fixtures and barstools were so sixties, ugh.

    As someone who wants to draw people to your projects - just a word of advice - have some restraint in criticizing what was that decorating choices of the former occupants of home. A little bit of thinking and you will realize that someone twenty years from now could do the same with your choice of decorating touches. Just saying is all!!!!!!!!

    It might be a craftsman house because of the era it was built, but the renovation turned it into a bastardized version of what it used to be. A shame a lot of millennials buy these homes and make the interiors feel like children's hospital rooms.

    I love AF and have enrolled in the course. My single, only, hopefully constructive criticism is the vocal fry. So bad I had to stop watching this video. A session with a voice coach on how to breathe properly so this doesn't happen would be my *strong* recommendation. And if it's just an unconscious habit, then it really needs breaking...for the sake of professionalism and as a mercy to your audience.
