I totally agree with the statement “it’s not like on TV”. I bought a home built in 1956 in original condition from the original owner and did a full update - removed walls, created an open concept, gutted and rebuilt the kitchen, updated electrical, plumbing, new roof and HVAC system, newfnce. Should have updated windows. It was expensive and time consuming. Thankfully I had an ethical contractor. I put it in my rental program and am doing fine. I’m planning to do another to put in my rental portfolio. You’re right - takes longer and is more expensive than seen on HGTV.

As someone who studied architecture, the first step to any house flip is getting an expert to examine the foundation and infrastructure of the house, especially if it's an old house. And I completely agree with you guys, start with cosmetics before you dive deep into bigger projects, and please don't DIY something you would need a license for. Heck even I've studied about pluming and I still would not do it cause I'm not trained enough for it, it's not just connecting pipes.
I remembered when $500K house was a fortune. Now, $1 Million is typical in many areas. So you shouldn’t think a $1 Million house deserves a $2K front door. The value of the house is mainly location, not the house itself.

Thoughts of buying a house for $9k cash with plans to do all remodeling with cash as well? We have to completely gut the inside and redo the driveway, plumbing, walls, floors, cabinets, appliances, the whole shibang. I'm kind of freaking out that we might have taken on too much for our first home but then again a 4 bedroom 2 bath on 1.5 acres even just as a frame is a steal so all the other money is just for remodeling. I feel like it's a lot but can be done, however some of my family thinks otherwise and I think are really worried lol. I guess we'll see how it goes 😅

Oh, I'm the rule breaker. I've done my own HVAC and my own electrical. I avoid plumbing mostly and I won't go anywhere near natural gas. Outside of concrete/foundation work, plumbing, natural gas, and roofing, I'm open to doing anything else. I don't do a lot of it mostly because I don't have time to do it.

That makes sense. It's probably the same type of situation when business partners buy office space, for example. It's sad, though, that some home buyers stretch their indebtedness to the point that they are only one paycheck away from losing everything.

In Texas the only people that can work on plumbing is the home owner and a licensed professional, so no handy men.....

Well they aren’t a couple. I’m sure the bank considers the household income for both individuals so that’s the income of 4 people to be fair.
