    On this Eichler home tour, I'm going to show you the home renovation before and after, especially how to do a home renovation on a budget. To do a house flip on a budget, you need to figure out a house renovation scope of work that will allow you to do a home remodel on a budget. This house transformation will blow your mind.

      @@albundy3929 it’s going to be ruined if it’s not done with restoration in mind. Ripping everything out and replacing with new is literally going to ruin this beautiful house.

    For the love of god, don’t rush through this and be pennywise - pound foolish with this project. I watch a lot of your videos and can appreciate your approach to flipping even though I have objections. That’s why I’m stunned that you’re taking on a project that’s a complete departure from what you’ve shown us before.
    Please, please spend time consulting the many Eichler experts out there and the archives. There’s no way this will cost

    I have watched every single one of your videos and THIS house is the one I am most excited about. I own a house like this in South Africa and it is my favourite architecture style. I cannot wait to see your restoration Elisa.

    Elisa! This one is pretty exciting. Eichler style is very desirable, especially with your target market, I would guess. Looks like another neglected-by-elderly-owners house, your specialty. I like the idea of making an enclosed, gated front area outside with a fountain. I think that would really create a wonderful first impression. One idea I had is to incorporate the garage space into the house and then build out a new garage in the extra side space you have. Just a thought. That huge back yard screams for an outside kitchen and deck area, perhaps with another water feature. Yes, I would convert that kitchen wall to a island and I'm fascinated to see what you do with the cabinets. Personally. I would vote for more contemporary cabinets (not sliding) that still have a modern vibe. The floors are truly horrible and hardwood that is consistent will make a huge difference. Double pane windows would be awesome, for me, anyway. I like the idea of losing the side door and making the bathroom bigger. I hate slab foundations but they did have their moment in the sun in California, unfortunately. Cannot WAIT for the after! Go Elisa! That's a big, big projected profit margin. Let's see how you do! Kudos for calling in architectural expert advisors.

      Not neglected at all, nothing was updated,but preserved,this is nearly 70 yo home and everything is original, so the vision is saved. Hopefully the final product will be a reinvisioned masterpiece

    Also, keep your eye out for some of the MCM furniture pieces that may be beautiful to keep in the home for the future owner.

    Don't be afraid to go over the budget a bit.....especially with such a large margin....remember you are preserving architectural history. I know you will do AMAZING!!!

    I appreciate your videos, but please take the time with this home. Preserve as much as you can. This is a beauty and I would love to see it as close to what it is now.

    Terrazzo floors would be amazing!!....But very expensive....if you do wood floors, consider Bamboo which is popular in MCM Design.

      As an Interior Designer I agree with the Terrazzo floor. If you select wood instead it would be the third type of wood in the room. Wood ceiling and wood paneling would not match floor.

    I understand that these types of homes have no crawl space between the roof and ceiling which makes it impossible to add recessed lighting. Please keep it as original as possible and the MCM fans will appreciate it.

      I hate to be negative, but there’s no way. It’s not her thing. She bought a 70s home in San Jose that was late modern with Spanish influences and she completely stripped all of the character out of it. She also went cheap on the window and door replacement rather than restoring them or taking the time to find suitable replacements. She great at what she does, but her market is people who want bright, white, trendy, and bang for your buck. That’s totally fine, but those buyers aren’t in the market for these kinds of homes.

    I would get rid of the trees regardless of dimension and shade because the roots will still keep growing and destroying.

    This is the one renovation I will watch like there is no tomorrow. I would do it in stages, give us more than the usual. Maybe turn it into a mini documentary. I LOVE Eicher Homes!! I am soooooo looking forward to more. Please don't to the usual before and after.....make this project a center piece of your filming efforts. Go ALL OUT and you wont be disappointed on the traffic it will bring to your site and attention it will bring to your business. Can't wait!!

    This is not simply a house. This is a true gem. Requires a honest restauration, more then any usual "revamp". I hope the Elisa gets the idea. It will have much, MUCH MORE value if the restauration mindest commands the project. 😊

    Optum word RESTORE not remodel. This is a diamond in the rough. Please don’t make it a cookie cutter Bay home. This is a wonderful house even with minimal repair and updates. Hopefully the windows can be cleaned and the cloudy looks isn’t the result of a messed up seal. Anxious to see it cleaned up.

    Trademark of mid century modern houses and especially Eichlers are easy access to the outside like the door next to the bathroom leading to the side yard. The door is not “odd” to the house and taking it out would suffocate the house and disconnect it from the outside. Inside outside connection is a trademark of these houses. Please do not take out.

    I always thought it was pronounced I-kler. Lots of them in the Bay area and I've always been a fan of the style. No matter the pronunciation, I'm sure you will make it killer, as always.

    Hopefully you won’t have to replace glass immediately next to ones you aren’t replacing- you can end up with different noticeable color hues on the panes.

    Can’t wait to see the finished version! This one is a challenge.
    How much more expensive to move the main bath plumbing when you are talking $3M? Nearly all houses here in Florida are on slab foundations.

    Please preserve beautiful original features as much as possible!! Exposed wooden beams should be left UNPAINTED. the house looks pretty good as is. Id hate to see a beautiful mcm house turned into sterile white modern house with no soul...

    The cork floor is original. The vinyl floors look like 60’s or 70’s.

    If you are restoring the paneling, you will draw true mid mod enthusiasts. But if you take out the kitchen footprint to modernize with an island, you will be mixing eras and ruin the draw of this house. Resist your impulse to open concept it. Not everyone likes that. Particularly anyone who would seek out this type of house. Those cork floors are original. Terrazzo and slate flooring was also popular in this style home. Cork is still available at Home Depot and the like.

      These home never had terrazzo or slate, I have seen many of them. Open plan works extremely well for Eichler remodels and is what a modern home buyer is looking for. I have seen many many Eichler homes in the Bay area, the old kitchens are for a museum, not for a modern buyer. The cork is destroyed and has to be removed.

      @@krl970 Many mid mods did have those floors. This is not and Eichler. Many YT tours. Also my sister owned one.

    I grew up in two Eichler in Palo Alto, Calif. This was a beautiful memory trip for me, thank you! We had crock flooring in our first one. Both homes were on slab, with radiant heating.
    The first Eichler had to have some of the pipes replaced -- as I recall ?? (I was 13-17), the pipes needed to be copper?
    All of the things in the property you showed were original -- from outside siding, to kitchen cabinets, lighting, everything!
    Our fireplaces were very traditional, in the wall, high chimney, painted brick builds.
    We, too, had a door to the side yard, FROM the guest bath.
    Laundry in our 1st Eichler was in the hall as your property's was; the second, "newer" Eichler had laundry in the guest bath.
