      Austin Flipsters Personally as an older rehabbed home, having to provide all window treatments & a shower enclosure is a pretty big expense for a potential buyers. I know window treatments are subjective so that makes sense but I’m sure the buyer took having to close the shower in as part of their negotiation.

      @@AustinFlipsters I know. I'm a house flipper too. Best kitchen I ever did was black and red. The buyers loved, but other people who came to the house tour didn't. Me and my partner bought the house for $6300 and invested 50k and sold it for 85k.

      If you buy a new home you have to buy drapes window treatment ! They are not getting the furniture so new owner will want stuff to go with what they have,
      Shower should have a glass door or curtain Nice Job !

    I think the before and after clips are more effective when played for each space together rather than a whole house before and a whole house after.

    I loved the original dark wood of the ceiling beam, I personally would have preferred it before it was painted to draw your eye up to the high ceilings!

      they hire someone to stage it. like someone in their crew does it. and to be honest even if they did pick everything, its way different to walk in and see it done. they probably play it up a little but for me its believable because there is a big difference seeing your project all finished than in the process.

    I am so mad at them for freakin RUINING the before GORGEOUS original brick/stone fireplace, I mean it is such a rare thing to find and it is also litterally everywhere on Pinterest. Like redoing the whole house Modern and then having that beautiful raw fireplace would just be everything for the house too😖😩

      I completely agree. I'm over that farmhouse trend. What a beautiful, historic mid-century house. The beautiful stone matched the exterior perfectly, and it was a very neutral color. The bit off to the side was a great style feature. That stupid look through didn't add anything.

      I know! I'm all about a beautiful stone fireplace. If they wanted to improve on it, they should have just opened it up so it was a doubles sided fireplace.

      I agree if they were to do anything to it I would of lime washed it. Instead of painting it. But then again the new owner can do what ever to it.

    Everyone is so caught up why is everything white but it's because they are not trying to make the house for their own preference, it is supposed to be welcoming for the person buying it. White never goes wrong, but green or blue or whatever can. Imagine a buyer coming in and rejecting it only cause the walls are lavander or whatever.

      I bet it was a support wall, it can get expensive to put a support beam through, and then having a little counter for a bar area would feel a bit tight. I’m guessing that’s why they didn’t do that. But if it’s not, then yeah it would’ve looked so cool

    Personally, I loved the fire place the way it was, minus the gold. Very happy you just painted it and left the beautiful brickwork.

    Wow some of the comments....yikes. Its very hard to put yourself out there and subject yourself to scrutiny, so people should lighten up a bit and keep feedback to design ideas instead of personal attacks.
    Lauren and Lincoln, thanks you guys for all these tutorials! I love your humor btw (!) as well as your design ideas. Since you asked (thank you for asking for input), I agree with previous comments that cabinets should go all the way to ceiling and stagger a little. Brings height and interest to the room. I might have had the ceiling beam and fireplace mantle all stained to match the floor...maybe. But I do like the gray too just would have brought the gray stain in somewhere else in the room too. But what a beautiful transformation and love all the light! Good thinking with slider door, made a BIG difference. Thanks again!!

      Absolutely. Either spend it or frame it. That dark little gap is annoying and unuseable. All the money spent on the fancy waterfall counter which is just a trend would have been better spent on better cabinets or on closing that gap.

      No kidding. Hello greasy kitchen ceiling this time next year. And greasy vaulted ceiling now on the other side of that pass through opening. Nice plank flooring, so/so lighting, and $23 over priced pillows. But no functional vent hood.

      I’m currently suffering from no vent in my house and the fire alarm is constantly going off from the smallest bit of smoke. Can’t wait to fix that

    Your dorkiness was on point! Loved this one. I like the fireplace, but think shiplap would've looked awesome!! I hated having an open vanity to the bedroom (especially since it's right across from the bed). Very annoying when someone uses the toilet in the night/washing hands (or hubby brushing teeth after a night shift). New owners could do a barn door for sure.

    You did a fantastic job, I love it overall!
    I would have kept the beam in the living room as well as the mantle a natural wood color. I thought that looked great against the white paint!
    I would have also probably left the high ceiling in the master/bath area with the natural wood beam. I feel like one day the home owner will be like “why did they lower the ceiling?!” and just raise it back up. Who knows!

      I have seen people do either brick walls or rock walls and paint them all white but then go back over them with a sponge and light gray and kind of add some contrast just on the rocks or bricks

    Why is everyone bugging out!? It’s a flip. I’m sure things need to be basic and white as to not scare off potential buyers with bold choices. And it’s just staging so buyers get the feel for what furniture looks like in the space. This is not an interior decorating show.

    I liked the original stone on the fireplace. Paint the room that light color and then use the reddish browns as the pop colors in the pillows.

    2 things: painting stone or brick looks 3rd class.
    Stucco isn't that expensive, but would have added value. Likewise with shiplap.
    2: Gray cabinets with brown wood floors: no, not the best look. A darker blue or a darker green: awesome with that lighter oak floor. They would complement the floors nicely. It could even be a grayish blue or a grayish green.
    Plain gray is so overused.

    You've done a good job with the home. When you do a fancy waterfall countertop, crown on the top of cabinets OR cabinets to the ceiling (42") should be used to make the whole kitchen fancy. Step it up!

    2. I think that white subway tile is still in style! I have it in my house and it looks great too! I would never get rid of it!

    Love the beam and the fireplace!! And personally I am a huge fan of whitewash/limewash/lighter brick fireplaces! Especially ones that go all the way up to the ceiling! Pair that with a driftwood color beam for a mantle!

    I knew right when I saw the fireplace that you guys would ruin it. There was a tease that maybe it would just get covered and possibly the future owners could restore it but now it's destroyed.

    From an interior designers perspective, you nailed this property. I would have painted the fireplace and done the same treatment in the kitchen, bathrooms and added the slider. The open vanity didn’t bother me either. I would have just painted the beam and left the drama with the height. Job well done, even though this was a year ago, it’s a timeless look.

      With respect, it's not timeless at all. Painting dark wood beams is a fad, grey is a fad, pale floors are a fad, black hardware is a fad. The only way to be truly timeless is brown hardwood floors and white walls.

    Would have put tile or shiplap on the fireplace. I never liked white subway tiles but that my own personal opinion. I don't think they will ever go out of style so keep using them. You did a great job on this house.

    true signs of a house done by flippers...no refrigerator , painted fireplaces, no shower doors and subway tiles. A perfect flip this is. Great job and priced well great starter home.Congrats.

      Why would they provide a refrigerator? That's a personal appliance like a washer or a toaster.

    If you could have ship lathed the side of the fire place it would have created a functional wall to hang things on such as pictures. Sure you can hang on brick but not as easily.

    Nice job flipping this house. Two of our children moved to this area of Austin... I can't believe how high the cost of owning a basic home in Austin has become since our son first moved there.
    I like what you did here, however, having hardwood floors in the bedrooms would be a must for me. Since so many people have allergies, and the first thing to do is take out carpeting (especially from the bedrooms)... it makes sense to go the extra mile and put in nice flooring throughout.

      Thanks for watching! Prices in Austin have gotten crazy! Believe it or not, buyers complain either way, because some want carpet and others don’t. Personally I actually like carpet in my bedroom. But we certainly wouldn’t have gotten paid to put them in this house since none of the comps had carpet. That’s our first due of flipping, don’t just build what we like...build to the neighborhood. We’ve made this mistake before.

    Hope you'll consider handicap accessibility on any 1-story homes with 1-step entry like this one! Consider 3x8 tiles and stack instead of stagger--tiles either horizontally or vertically.

    I understand this was about budget friendly and all BUT this was barely a flip, all the best places where it could have made an impact they decided not to go with! I was over the moon when they were going with a barn style home and I thought what an amazing flip! I was super duper disappointed that they decided to go for the shiplap or the barn doors! I quickly fast forwarded to the end. The master looks like a hotel room. Always stick with your gut!

    I love the painted rock. Personally I would have white washed rather than the solid white and put up a recycled wood mantel for a bit of rustic charm but that's a personal style choice

      Cerridwen Rowan I have a ranch built in the late 60’s. There’s a fireplace in the basement with one whole wall being brick & a rustic wood mantle. We whitewashed the whole wall, ugh lots of work & stained the mantel black. With the black fireplace screen, it looks awesome; light grey walls lighten the space up as well.

      I would have preferred whitewash rocks and a bigger mantel. The ship lap would have been awesome, but super trendy and may put off some buyers.

    I would have made the mantel natural wood, stained a tad darker than the floor along with the ceiling beam, too much white, but still pretty nice.

    I'd prefer a shower curtain rather than glass.In my state the hard water leaves residue on glass doors... I would be cleaning the glass non-stop.Plus, a shower curtain can add much-needed texture, color and design.

    For the "weird" vanity situation in the masters, I would have taken out the door to the closet and put just a door on the "wet" area... and/or properly I would have closed the whole sink area and added a pocket door + removed the wall between the sink and wet area...
    I'm really into that flooring, and the white tiles in the kitchen & bathroom, btw!!!

      I'm with you on this. The stone fireplace looked great and should have been left alone! All renovators these days hate actual stone or brick fireplaces. They have to be painted, usually white, or encased in painted wood or tile. They also hate actual wood finishes and paint everything white.

    So glad the shiplap fireplace idea was abandoned.
    In 10 yrs shiplap will be what 70s brown paneling is today.

    Love how you’re looking at decor that’s nearly 50 bucks and saying “ooh that’s perfect” and if I looked at the same piece I’d say “well I could get it if I didn’t pay the water bill this month” 😂 the struggle is real. I’m afraid to look up how much the cute little cat statue cost!

    Needed the barn door in the master. Having the sink visible in the master is so dated. And a glass door on the master shower. It looks like you just forgot something without it. Do like the painted fireplace rock.

      Barn doors are going to look SO dated in such a short period of time. OMGGGG!! Pocket door perhaps harder to install but much more classic. Remember those weird 1950's accordion doors made of some plastic fabric like woven-look vinyl? Those were super ugly.

      me too, but paint was better than covering it with something like plaster or wood. I keep thinking 25 years from now , homeowners are going to be uncovering brick fireplaces , and saying why did they do this??

    The painted rock was a really smart and stylish move.
    I believe white is the new black. I see it more and more on flip/renovation shows, and it brightens everything up. Wise move to replace the kitchen door with sliders.
    Subway tile? Yes, it's timeless and classic.
    Master suite vanity: I think white would've been better than the brown, though.
    I'm loving your episodes. I lived in the ATX from 1970-79, and go back to visit on occasion. Amazed at its growth - and how expensive it's become!

    Beautiful! I love a lot of light, it looks great. Also looove the floors. The only thing I didn't like was how the cupboards had that space at the top and didn't reach the ceiling, but that's it, and it's an easy fix for the new owners if they're picky like me. Awesome job, guys.

    1. Where are the pulls for the drawers in the kitchen? 2. You should’ve had the cabinets go to the ceiling by adding a piece of molding or something else and 3. You should’ve done a solid horizontal shelf (a more modern style to fit the overall design that you went for) that spans the entire fireplace and have it match the color of the floor 4. There’s no vent above the stove but overall looks good 👍🏼

    I think the fireplace was Austin stone so a lot of people would have wanted it that way because of the house being in Austin and having that feature.

    Wow, just read the comments down below, why do people have such opinionated rhetoric, I would understand if they were doing this stuff themselves, but just seems that everyone is a critic when they are behind a keyboard. Anyways just wanted to tell you that I do flippin' in Australia and have just completed one very similar to the one on the video. I also did the backyard which included a deck, pergola and outdoor kitchen. I think that I got lucky and doubled my initial investment on the resale. Just bought another flip house and raring to go, seems though that aussies really want the backyards thought of. Thanks for the video. regards PJB.

    Something I’ve seen people do on Pinterest with old stone fireplaces is lime wash it. this allows more of the color variation to shine through but tones it down a lot! Something to think about 😊 but I still liked it as is

    would pocket doors be an option for that master bath? also, what about taking the cabinets up to the ceiling after removing the soffit? The space above makes the ceiling look a little shorter

    The sliding doors are such a love for thieves. Used to be able to just take them off the track in our Houston home!
