I appreciate how clean the previous owners left the house for you guys. That’s sure not always a given. :) I also like how the house turned out! Awesome tile in the shower, so beautiful!
Another option on the pantry would have been to combine laundry and pantry. A narrower window at the end would have let light into the space. The cabinet next to the range in the kitchen could be wider, always handy.
The house was good before but the new layout is so much better. I love how you carried the lower cabinets through the dining area. It makes it seem like a butler’s pantry. Great job on this one Team AF. (Btw, Lincoln is 6’1”)
I like the flip, mostly. The big pantry is nice, I'm on the fence when it comes to the complete open layout. I think it would have been nice to have still been semi-closed off or have the option with a partition wall, perhaps? There is a lot of emphasis on wine here. Wine cooler was nice, but that weird inlay wall space I think would have better served as storage for books or even a small coffee bar. Also why are you guys always removing the tub from the master bathroom?
This was a fun flip. I don’t know why the style of the video felt different but I loved seeing so much of the process of designing, then the renovating, before the final numbers. This would be anyone’s ideal flip. I would have a hard time letting it go cuz I’d want to keep it for myself. 👀 good work as always
W spiżarni zrobiłbym drzwi przesuwne, a w dolnych szafkach TYLKO szuflady! Ale rozumiem, że wy zawsze staracie się jak najwięcej zaoszczędzić na remoncie.
I'm at the point where I literally check the after shot to make sure you didn't paint over perfectly good brick before I'll watch your videos. Thankfully the last one and this one were good to go!
I love this flip with the open concept. The new colors and hardware are the best. The only dud was the wine alcove (which seems redundant with the wine cooler). I would have done a bookshelf (books, what a concept), with a charging system for all our technology. The deck looks much better but the fences need camouflage with low-water plants. All in all, a great flip.
The house is so much nicer, but I really dislike that silly wine wall. Especially if you already have a dedicated wine fridge. What’s wrong with a bookcase? If I was a buyer that would be one thing I’d look at and think “why?”
I was so doubtful about not changing up the master bath, but I liked it!! If I bought this house I'd be really happy and wouldn't think twice about the layout thanks to the modern touches they made.
Great job and enjoyable video! I would have loved the dishwascher to the right of the sink, so while one person cooks the other can load/unload the dishwasher. Also big drawers in the island instead of cabinets, so much easier to accept also those pesky little tupperware containers etc. Can't wait for your next project!
I think the brick on the outside of the house in front would have looked nicer painted white as shown in your initial mockup but the inside of the house was spot on. How do you normally treat your drywall - smooth or orange peel look or...? The two commercial breaks was a bit too long when compared with the overall duration of the show but I also appreciate the need to make these videos that I enjoy so much a worthwhile investment for you guys!
I think in a house with ceilings that high, you would almost need to make it open concept. Taking away the window in the breakfast nook killed me, but you did such an amazing job turning that space into a pantry! Opening up the kitchen let in enough natural light anyway. I love it when you guys explain why you have to do certain things. In a previous video, you explained the issue with foundations in Texas, and I really appreciated it because where I'm from, that's a rare issue that's very serious. It's interesting that in another part of the world, it's not unusual. You did a great job tying in the roof colour with the trim outside 👏 I love how just matching the shade of the eavestrough and the mulch out front made the house look really classy. I miss the music from your original intro, but I like the new look 😊 Also, that shade of pink looks fire on Lauren!
Great job! New layout is awesome; however, an incredible finishing touch would have been to replace the interior doors with panel doors giving it a more upscale look.
Sometimes those dropped down space in the kitchens be housing the hvac systems or if that’s a low baring wall that beam can cost from 5-10,000 depending where you live at.
We are looking to buy in this area in Austin! $390k for the original house was a good price! Too bad the foundation had issues, that is something the new buyer would have had to fix no matter what.
My entire family really dislikes the obsession with extremely dark grey/black paint. If we were to buy one of the homes, it would immediately be repainted.
Real estate can be quite a rollercoaster, the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate my entire $700k liquidity value to my stock portfolio or just stay 100% cash?
Right, I and a few neighbors in Bel-Air area work with an advisor who prefers we DCA across other prospective sectors instead of a lump sum purchase. Following this, my portfolio has yielded over 120% since early last year to date. IMO, nothing beats expertise.
@@marlene_orja I've worked in real estate for 25 years and have neglected a major stock portfolio. This served me well when I was flipping and renting houses, however I need a different plan now.. Mind if I look up the professional guiding you please?

This video feels so much different from the usual Austin Flipsters. I didn’t feel the excitement, the interviews felt uncomfortable and overall I found myself somewhat bored. Not sure how or why the format was changed, but I don’t think it’s for the better.
They showed this out of their goodness of their heart or something else !!! Too many people watch flip videos and think they will be millionaires within 1 to 5 years and will magically find great wedge deals !!!!
Nice flip. I'm in Houston and have the same primary bathroom set up with a 12 ft. double sink vanity and skylight. My tub/shower area is a 4 ft x 5 ft wide space, but it is a fully tiled sunken roman tub. Wondering what I should do with it now that it is nearly 40 years old! Fill it up to floor level for just a shower? drop in a tub? Looking for my least expensive option. What do these conversions cost?

Am I the only one who thinks double vanities are a huge waste of counter space?
Hi Lauren, Linkion, have you guys lose money from flip? I know it's hard for Austin until 2022. Did you guys change strategies after 2022 or you just work on less project/more cautious.
I’m not a designer but enough with the white cabinets !!! I’m in the market for a new home and I’m starting to scroll through the house pics with white cabinets without even looking !
I haven’t watched tons of these make over because whenever I have watched they seem to all to turn into contemporary. I just never understand why they seem to always have a dark gray or black accent walls. Dark paint can be tricky to cover appropriately.
Less property. If the garage was on the side you would have to make a driveway bend and it would take a lot more space. Also for it to be considered a two car garage the gate needs to be 16 feet wide. Most houses only have about 6 ft between them.
@@joshua_a_boehm it's much more convenient especially for a family to have a car. I lived in Vienna for two years, especially with children its so hard to go anywhere on foot/public transportation. Also, it takes a lot longer.
@@allalala9916 You can have alleyways with garages facing the alley. Keep the trash pick up and cars in back. In front preserve the aesthetics of the street and mininize curb cuts which is better for walking/biking.

Double vanity is a must in my house. My husband and I wake up at the same time. We can get ready at the same time without one of us having to use the kids bathroom. And because there is less counter space, there is less to clean and it forces us to keep the counter clutter free.

so what could have been a 175k ish profit if the only expenses you had were materials, property tax, and buyer's agent fee, turned into a 30k profit because of mortgage interest, contractor labor/markups, and seller's agent fee. tsk tsk, not worth the risk

I like the gray color but not the "wine rack" for the whole dpace. Mixed couple wine racks then shelves for bar alcohol. Or a book shelf nook.
Looks good! I would have added one or two more shelves in the lower part of the pantry. I’m not sure why you started at waist height.
