i’ve been twig with the idea for a decade to move to Arizona. In 2019 I found a condo studio for 80,000. I thought that was pretty expensive. I started looking this year and I can’t believe what they’re charging for condos and townhouses they’re in the $275,000 range. half of which aren’t even upgraded. It got greedy quick. Some people have doubled prices, if not more.
You are exactly right. You can’t get anything for less than a quarter of a million dollars now in Tucson or the nearby surrounding areas except for some small condos and manufactured homes, (but even those are getting pricey in certain areas). Thanks for checking out the channel!
They have bulk trash pickup 3 times a year and we have coyotes and last week I saw a Javelina running past my house and I live in a urban part of the town.

1. 100% agree, having lived in 7 other places , Tucson is the worse for road management and road construction. 2. Crime: simply was not aware so not sure, never have felt threated on our adventures. 3. ??? 4. Trash. Again, have not noticed… certainly have seem some, but relative to rest of country seems on par 5. Critters. Yep, was a learning curve for us, certainly for a young family moving in need to consider, in other places simply kick kids outdoors to play, here a bit different, kids need to be smart. 6. Social Issues homeless; yes, have seen this, but certainly not more excessive than other places we have lived and here in Tucson homeless are much better behaved (less aggressive as compared to Alaska, East coast, west coast which is worser where homeless are outright aggressive) 7. Real Estate. surprising ... coming from Maryland, we found Tucson very affordable, and I would push back a bit on good paying jobs, as an engineer I got a great paying job. So could easily afford a Tucson home ( I maintained my east cost salary and moved to a Tucson real estate market. win win)
Armory Park is close to a lot of cool things. However, the most important thing is that you explore and really get to know the area and feel comfortable there, and always study crime statistics before deciding on a place to live. They’ve literally been doing construction since I moved here 27 years ago! No joke! It’s never stopped! I’m convinced it’s just for show because I never see anyone working I. The areas and it’s set up for months and months sometimes years- and at the end I’m like what exactly was done here for months upon end? There’s no difference
Police. We don't have much of a crime rate but if you do call the police, they will NOT arrive at your house until 11:55 pm which gives the criminal plenty of time to do their deeds and leave. If you are assaulted in a parking lot, the police will tell you to remain IN that parking lot until they arrive... at 11:55 pm. Ok, the police won't always wait until 11:55. Sometimes they will call you at 11;55 to tell you that they will try to be there before 3am. So if you are being attacked, robbed or raped, don;t bother calling the police. Especially if the donut shop is having a sale. really, When i was fighting the big fire on Mt Lemmon, the sheriff dept was so busy watching the 'game;' that they complained at us for planning the fire fighting. The only timer i SAW a cop was when someone drove up to give the firefighters a bunch of donuts. Within 10 minutes, the road was filled with cop cars, eating the donuts provided for the fire fighters.
SoCal home shopper here. You're right, California real estate is absolutely insane. We sold our home because we really couldn't resist, so now we're looking for a retirement home. This $500k business is nuts, our budget is decidedly less than that (half) and most our friends are in the same place. After capital gains we didn't have nearly what most assume after selling a modestly priced (700k) home. We have noticed the prices for homes in Tucson has noticeably risen in just the few months we've been watching (and don't get me started on the interest rates). This video was refreshingly honest though, it really confirmed the trending we had seen (I'm an engineer, wifey is a social worker, we like our stats). The idea homelessness and crime escalate closer to prestigious regions is a problem contiguously, nationwide. As is a trending escalation in elder fraud within more affluent areas. The only other location we've visited to explore was Las cruces and yeah...meth, just lots of obvious meth use. So we go to Tucson once a month to explore and figure out where we want to live, yes, with our California cashola. Its so surreal, even our friends don't talk about it....selling your house at such an absurd mark-up, as if speaking about it will make the money vanish or something, but yeah, that's exactly what we did, we bought in 08 (for 120k) and just sold last month and it still hasn't soaked in yet. We still pinch ourselves when the mortgage we no longer have to pay is due, it was SUCH a burden for so many years, its really tough to wrap your head around at first. We still work (8 more years), but we're getting a jump on retirement. Awesome video.

Many people are selling their homes in other places (Cali, Colorado, Seattle, even Phoenix), and moving to Tucson hoping to live mortgage-free… only to find that our real estate prices have gotten pretty high too!!! I think it will start slowing down soon, (not necessarily that prices will drop but I think we will see a decrease in bidding wars). But we’ll see… thanks again for the view and comment!
I'm from LA... moved to Tucson when I was 15... Tucson H., ABC Tech n PIMA C. graduate. I've worked at a few jobs coming up,@ most notably at Quality Inn on Oracle n Drachman as a Rest/Banquet Manager for 5 yrs. and as an electronics machine operator for an avionics flight mgmt systems co. on Valencia right b4 Alvernon. Worked there for 5 yrs b4 a divorce 4ced my move to San Diego. Worked for Qualcomm Engineering for more than a decade afterwards until my daughter passed from diabetes complications ( she was born n raised a Tucsonan ). I love, love, LOVE California!!! However... I graduated THS and PCC and worked there until I was 37yrs old. 22yrs in the old pueblo... I now have many friends n family and Tucson is my adoptive home. Planning on moving back at the end of 2022... With a big AC in tow... hahaha
If you think construction is bad here you've never been to Ohio.... I grew up in cloumbus and just moved to Tucson. There's a freeway in Columbus that's been worked on since I was a kid... Trust me it's so much better here
Well, here are MY comments on your thoughts. #1 Roads: Every city has construction going on for what seems like all the time. The best parts about it here in Tucson is that our roads are fairly wide and we still have lots of room to scoot around it instead of being re-directed down a diverted route. If we were back East in Connecticut, Massachusetts, or New York we would be grid locked on narrow streets waiting for pilot cars or being moved through small, even more narrow streeted neighborhoods. #2 Crime: While crime happens in every city or town I do feel like we have more serious crimes than other places. It used to be that you could pull out a map of the area and mark high crime areas in red so visitor could avoid those spots but the last two years the crime has spread to places that used to be fairly insulated. Property crimes have more than doubled and violent crime (I mean really?! People attacking others with manchettes or hammers?!) has gone through the roof while traffic crimes have just gone insane. The problem with the U of A is that they have their own police and not only do they not report all of the crimes on campus but they hide a lot of the crimes and the outcomes. They have a vested interest in making it appear that they have a safe campus. #3 Trash: I live just outside the limits and have actually seen city residents cross the line, stop their vehicle and dump furniture and old appliances! #4: Wildlife is a part of every city. It is impossible to find a place that does not have some kind of dangerous animal. #5 "Social Issues" : The homeless population has exploded in our area. Many are recent and temporary but far more are mentally ill, drug addicted and are violent. With the public busses not charging for rides the homeless camps have spread not only across the city but have gotten into the county neighborhoods with homeless camps being found under bridges, in washes and even behind homes. We have seen a rash of fires in the desert due to these camps and the higher crime rate is directly connected to these encampments. #6 Housing Costs: The cost of housing has gotten ridiculous. We have thought about downsizing but when you look at the cost of housing these days there is no way we could afford to replace our home! Our daughter had to move out of state just to be able to afford an apartment! The cost of housing has far out paced the cost of living here in Tucson. We need the bubble to pop so the market can get back to a normal level. Also, California residents fleeing even higher home prices as well as crazy political policies have driven up our house costs.
I think if I worked with an agent like you I could find somewhere here I liked. Especially with a first time homebuyer programs or incentives or anything like that. I could find somewhere more rural maybe with a little bit more four season weather. Lol

I like Phoenix a lot too, and I visit often. But real estate is much more expensive than Tucson. I love the Tucson mountains. But there’s a lot more to do in Phoenix, that’s for sure. Thanks for checking out the channel!
Downtown in most cities are rife with crime, don't trash Tucson because of that! I've been to many states in this great country and my favorite city is Tucson

I’d also loooooooooooooove if they made driving downtown easier- like half the roads suddenly go only one way and it’s not super obvious when it’s going to happen. I agree our roads are always full of trash!!!!!!! It’s very sad!!! I always see stuff in the middle of the road that’s going to cause an accident or at the least damage to a car. Roadkill is roadkill- it’s sad but can’t really stop that like you can stop gross people throwing their trash out their car. It’s just disrespectful. I hate it when people smoke in their car and then flick the butt out at you - although now it’s become more of a problem is them smoking weed while driving and it’s super irritating to be driving by someone who’s completely hotboxing the whole dang area they’re driving! Ugh so annoying. I don’t want to smell that crap or breathe that in. The snakes and wildlife don’t bother me at all. But do not mess with javelina!!!! They will chase you and so will gila monsters- you do not want to get bit by a gila monster!!!!! Most likely you will get gang green just don’t!
But who doesn't have those! I've been here 75 years and have taken to you too. Those stupid traffic safety gear being in the road and day by day no one is working?? I love Tucson, however who can't point out its shortcomings. I think you could do that for any city. But the dry heat can't be beat! Can you imagine only three high schools. All shopping was downtown because none was anywhere else. That's the way it was in 1948.

There is rattlesnake training here for dogs and I’m actually not sure how dogs do with scorpion stings. I had dogs here in Tucson for over ten years (labradors), and never had a problem with wild animals or pests. I tell people who are nervous about wild animals or pests in Tucson, to contact a pest control service in Tucson to learn more.
If this were the 90s I would be all for Tucson, the crime wasn't so bad, the legal system for victims was good and in general it was a good place to live with the low cost of living balancing the down sides of living here. My feeling is no longer the same, this isn't the place it once was, the crime is HORRIBLE now, the legal system is bogged down, the cost of living is absurd and with the prices where they are people have much, much better options since there is no cost of living benefit to compensate for the downfalls and the downfalls have only amplified. This, along with so many of the people that made Tucson feel amazing leaving for greener pastures and I wouldn't call this a good place to be anymore.
Moved here from Houston and absolutely live the city. Traffic is like a vacation because it's a breeze compared to Houston. No hurricanes or tornadoes. Appreciate all your information but I personally don't have anything bad to say, so far at least, about Tucson😊😊😊
Great to hear this since I plan to live there soon after suffering from the bipolar, humid, weather of Austin, TX. I just love the predictable, dry desert heat/air and mountain views of southern AZ ever since I was a kid visiting my relatives there.
We are very predictable! 😁 We are also dry year-round, (although our summers bring monsoon rainstorms so we get some humidity then; but nothing like Austin). October through most of May is PERFECT here, June is hot, July and August we get rain so we have some humidity, September is hot, October is perfect again ☺️ Tucson would be happy to have you!
Ive lived in Tucson since 97, left for 3 years to P.A. and ran back! Ever since covid happened the city has become Over run with people from everywhere. These newer migrants to the city can afford the inflated housing market, unfortunately local workers cannot keep up the pace. Example ( brother works in coding and makes 40,000 more in base pay for a company in a different state doing the same position than he did for any company in Tucson). This has now forced many local people into homelessness and with nowhere else to turn and our local government officials as corrupt are more inclined to offer solutions like "tiny homes" rather than address wages or other issues just feeds into the problem of trash\drug use\crime ect. In the city. In short, Locals are now being priced out into homelessness because if you can't even afford a studio apartment on a minimum wage ??? What then? It's nation wide but statistics show Tucson rental for 2 bedroom are in the top 10 of the nation currently! To end ill say this. Next time you see trash on the ground, don't just walk by it and think " I didn't do it " take 2 small seconds to grab a napkin, and pick it up, probably a trash can somewhere in eyesight on your way to wherever you are going. Hooray, you and everyone else started doing it... Grand canyon! Erode the trash!

I lived in Tucson from late July 2020 to early February 2021. I had lived in CA all my life, I was jobless, and had an opportunity to live rent free with a friend who owned a house in NE Tucson. So I came to Tucson hoping for a new life, including what could have been a a good job. First, from my perspective, there are NO jobs in Tucson. I applied ruthlessly without any bites. Fortunately, I was able to take my unemployment pay from CA to AZ with me, so that helped for a bit. I had to return to CA in early 2021. A living space became available, and I had a job and helping care for my elderly parents waiting for me. I found NE Tucson, which is more suburban/rural, the safest and most beautiful part of the city. I lived off of Speedway Blvd near Camino Seco, near where the Calvary Chapel is set up. I loved driving through the NE countryside of the city. Having a National Parks Pass, I spent a lot my spare time enjoying places like Saguaro National Park East, and Sabino Canyon Recreation area without dropping any extra money. I also enjoyed a lot of time at Agua Caliente Regional Park. I also spent time with an long time friend who is retired and living in nearby city of Green Valley. During my time there, visited a lot of places near Tucson, such as San Xavier Mission, El Canoa Ranch, Empire Ranch Foundation, and a couple of awesome trips to Tombstone. Did one trip to Mount Lemmon. Also visited Saguaro National Park West. Dislikes: 1) Summer Months June through September - just way to hot. Although low humidity, constant 100 plus degree temps didn't work for me. Spent most of my summer indoors in 75 degree air conditioned home. Thank God!! Come October, it cools down enough to enjoy the outdoors more without frying to death. 2) In general, almost all the road conditions in the city were horrible. The roads need major repaving throughout pretty much the whole city and surrounding areas. 3) Road construction - for me, most of the construction was in downtown Tucson (which I don't like that part of Tucson at all) and didn't impact me personally that much. There was some contruction going on the roads leading to Sabino Canyon, but never anything that impacted my frequent drives. Here in CA, we have a lot of construction that has spanned to the course of several years to complete. Sounds like there is lengthy construction going on in Tucson as well. I find that any part of Tucson South-West of the streets Wilmot and Broadway are very sketchy as far a crime goes. I probably wouldn't want to live in AZ at all, mostly because of the summer heat. But Tucson is a cool place to visit for maybe 2-4 weeks, during the non-summer months. I will be back to visit friends at some point. I did make a few friends in Tucson. All nice people too. Different vibe from CA.

I’m not sure what field of work you are in but we actually have a lot of jobs here in the different trades (construction, HVAC work, electrical, plumbing, even pest control), and of course lots of work in the medical professions, tons of work in the tourism field (hotels, restaurants, spas, etc), but we don’t have many major companies based here, although Raytheon and the university and Davis Monthan Air Force base employ a ton of people. Even the Amazon warehouses employ thousands of people here now and pay $15-$18/hour plus benefits for full time. 2020-early 2021 were during the height of the pandemic so that was a tough time to be here, (or at least I thought so). Even Mount Lemmon was on fire so we couldn’t escape the heat like we usually do in the summer 😩 Plus 2020 we had a nasty drought and all time highs. 2021 we had much more rain and that helps cool off the desert. @@TucsonArizona I work in Customer Service, like "in an office" customer service. There are little to no jobs there, at least none that would hire me. So, my take is, if people won't hire me, then there are no jobs for ME.

Catalina Foothills Schools and Vail Schools are some of the best in the state, and we also have some very high ranking charter schools. We also have some not so good public schools… I always tell buyers moving here to do their research on schools. I appreciate that most schools in Tucson allow for open enrollment and waiting lists, so even if you live in a neighborhood with a school you don’t like, you can probably get your student info another school you like better. I've been here since 95 and I hate it. The people are terrible here, just awful, the crime has gotten worse (for theft we are one of the worst in the country) the trash, graffiti, homeless, prostitution, drugs.. all just getting worse and worse, including our leadership. My wife won't let me move us because her family is here...but if I could I would leave this dump in a second.

Tucson is hands down much better than Phoenix. I lived and attended U of A in the late 190's and up to 1991. Fun place and never bored. In 2013 I retired and moved to Panama , then Ecuador, Nicaragua and past 4 years Costa Rica. Here I rent a 7 bedroom/5bath house with a 4 car garage on 23 acres for $161. That allows me to travel Internationally 3 months a year. Next Mexico for a month. Retirement is even better than dreamed. I found the only problem vehicle theft and vandalism. Parts stolen of my truck several time at an apartment on St Mary's and the river. Ah Costa Rican scorpions are not even as harmful as a honey bee. Game over! I catch them by the tail. Rattlesnakes are nothing compared to our Bushmaster or Fer de Lance. And gators are nothing compared to an 1100 Crocodile.

@@TucsonArizona Something I mention to many retirees is to not to make the mistake of becoming an RV'er. May sound good at first but once over 7 to 10 years no parks take them long term. And you can't just park in someone's yard or driveway more than a couple nights. The expense with gas and many other problems. All retired and disabled should consider cities where they do not need to drive. And Tucson is pretty good in that respect while Phoenix is far too spread out, actuallly even more so than Los Angeles.. I had a car, truck and motorcycle in Tucson, but preferred to bicycle the St Mary River or take the bus. Worked very well for me. On the river after dark ran over more than one drunk laying there with my bike. You would think they would stay off the center of the path. I was last in Tucson in 2015, and last in Phoenix 3 months prior after having moved to Panama. One thing found across the entire US is neifghborhoods and cities that were good 20 years ago are almost all ba now. And most of the really bad neighborhoods suprisingly improved.. Haha, I have a good way of repelling the beggars. I wear my Nicaragua hat. When they ask, I say I'm from Nicaragua and people are unlikely to earn even $150 a month working 70 hours a week there. I thought America was a rich country. I actusally had 2 of them trying to give me money. Hell if they got off the drugs and controlled the booze they could get room and board in Nicaragua for $40 a month.. With drugs they can have free accomodations for the next 30 years........ in prison. Or perhaps fed to some crocodiles trying to purchase drugs.
I am about to leave for a month in Mexico in 5 days. Round trip Airfare from San Jose Costa Rica to Mexico City and a 31 day stay in a hotel just 200 meters from the Presidential Palace is just $458. Yeah, this is retirement the way it should be and on just $800 to $1000 a month of rertirement including my huge rental home in Costa Rica. I travel Internationally over 3 months a year. Waiting for Europe to stabilize for a 6 month long trip beginning in Dublin and ending in Istanbul.
We visited last month, from San Francisco, via Vegas and Phoenix, two of the most shockingly awful cities I’ve ever seen, and my home town, LA, ain’t no beauty. I don’t buy your explanation for Tucsons sprawl, building higher downtown and ending sprawl would preserve the beautiful open desert as well as the mountain views. But, compared to the aforementioned awful towns, Tucson does have a nicer layout, more beautifully builds up into its hills, and has much more of a preserved old town character. Something I appreciated as we drove in, around the mountains . Next time we’ll fly in directly and skip the long drive through the desert so we can better enjoy the local desert driving while there
One could find things to dislike about any place really. If people are there you'll find many reasons to dislike it. Am I wrong? 😉Everyone in the country are happier that I know.
Lived in Tucson my whole life and lemme say, I absolutely despise anyone who lives here by choice. If you have the opportunity to live your life to the fullest but instead you throw it away in Tucson Arizona, as far as I care you don't deserve the life you so willingly waste.
Hi Kim, I had one other question. Its a little squimish, but is there a relatively large cockroach problem in Tucson? I heard its an issue in that area and Phoenix.
In my opinion I wouldn’t say that they are a “ problem,” but we do have them here especially certain times of the year. For people who are concerned about any type of bugs, I recommend reaching out to a pest control service and getting on a monthly or quarterly program where the company will come out and spray for bugs on a regular basis. Still, the very best thing that anyone can do to prevent bugs inside the house, is to make sure that all cracks are sealed up on the interior and exterior of the home.
Been to Tucson numerous times but 2022 for first Gem and Mineral Show. It's a bucket list event as we are nature freak rock collectors. Other than traffic, anything else we should be warned about? 😁
As someone who loves in sahuarita (right next to Arizona like a 30mn drive) Tucson is pretty trashy it's cool and there's some really fun stuff there but everyone wants to be hard or tough there when they don't need to be.
You should mention the coyotes and javelinas , as far as animals. Many people attacked lately from the javelinas, many small pets become prey to the coyotes.

I moved to Tucson from Utah a year ago, I love living here however, I can not believe the amount of trash. I have also picked up trash in my area would it really help to call the city?
I appreciate your honesty and as a realtor you must be honest. After living in Tucson since 2012 you are spot on about some of the negative issues.. I am always amazed how many people use backpacks everywhere. I lived in Picture Rocks and downtown a few blocks from the University and a couple from 4th Avenue. The homeless and crime issue near 4th Ave. is a major reason why i moved away.. my car broken into numerous times and the constant panhandling gets to you after awhile. Not to mention the trash I had to pick up every morning... I blame the Mayor and Police Chief directly for these quality of life issues that are not just about people down on their luck but drug addicts and mental health patients ... If the city stopped being a sanctuary for them your job would be a lot easier.... People should not have to get "used to it " and accept it.
Certain part of Tucson have definitely changed, some for the better and some not so much. I’ve been here almost 40 years. There are certain areas of the city that are absolutely gorgeous and others need work, just like all cities. Thanks for checking out the channel!
Wearing a backpack is not an indication of homelessness. If you don't own or use a car you would use a backpack to carry your stuff you use while away from home. Not using a car is a good thing. It's good for the environment and decreases traffic congestion. It's good for you physically and emotionally to walk or bike around. And it's even better to work it into your everyday life such as to get your groceries or go to and from work. In which case you'd probably have a sizable backpack to carry your groceries or laptop or work tools or layers etc. If you see someone with a backpack maybe its a good thing.

Any downtown area is going to have more crime. In my time in Tuscon, I didn't notice any issues. I'm from Chicago though so probably numb to city crime. As far as road construction, there has been a project in Chicago where all the highways converge near the downtown which has been going on for almost 5 YEARS so 6 months ain't bad!

Six months for road construction, huh? Boo-Hoo. I lived in Tucson for several years. Over twenty years ago I was in Tucson when the city did some major reconstruction to the Ina and Thornydale area. I dreaded it but they had it all done in less than six months. I live in Texas now. If only the road construction here could be completed in six months time!!! A job here in Texas comparable to what they did at Ina/Thornydale would have been stretched out to a year or a year and a half. At least!!! Originally from Texas, I was very impressed at how fast Tucson got their road work done! I think that here in Texas road workers must get paid by the hour!
I'm from the mid west but the time I spent in the beautiful southwest. In my opinion about the crime that happens in southwest, crime can happen anywhere at anytime. I love the desert cities of Arizona Tuscon/Phoenix. Respect
Most of the problems mentioned can be alleviated by the Mayor and City Council if they would do their jobs not just focus on their own special interests. The City hires the contractors to repair the roads, the City runs the police department (although the Mayor tried to defund them), and the Mayor is welcoming in illegals even though the citizens voted NO on making Tucson a sanctuary city. Many of them are criminals, gang members and drug pushers. Crime has risen because of the Mayor's policies and actions (or absence of action). Mayor Romero is more focused on planting a million trees in a desert city where we pay a LOT for water and need to preserve it, in running a waste-of-money and seldom used streetcar, in installing expensive charging stations for electric cars that nobody owns and oh yes, in trying to get us to pay her and the City Council more of our money as Tucson falls more into disrepair, litter, and crime. People arriving at the airport who drive into town are shocked that Tucson in that area is so ugly and unkempt. They have to drive miles from the airport area to see nicer areas. Is that the first impression we want to make? Hopefully the citizens will stop making the "California Mistake" - voting in the same people over and over to run the City, watching them run it into the ground, and then voting for them again just because they happen to be the same political party. Let's try voting in some GOOD LEADERS - no matter what party they represent. It's easy - you check a different box on a voting form.
I agree, especially regarding current mayor actions. Thank you for pointing out alot of the same points I am dissatisfied with. We settled in Tucson in 1968. I have lived in other states (work related) and loved those states but I still come back to Tucson. But huge changes in how our city looks really disappoint me. I used to LOVE being on our freeway and passing our downtown area. I loved looking at the old architecture of our court buildings, those done buildings fit the feel of Tucson. Now, they are blocked by those ugly new tall buildings. I hate that these eye sore upgrades coverup beautiful old buildings that once depicted Tucson's history. These new buildings are a complete eye sore and offer no invitation to me to move to Tucson. Why couldn't changes to downtown incorporate the same adobe, old pueblo architecture buildings. Now THAT sends the message of WELCOME to all that travel I-19 as well as to all Tucsonians.
Totally agree with these comments about Tucson. I live way south of Tucson and see first hand just how ugly the area is (especially our UGLY downtown scenery as seen from the highway, not attractive at all. It's an ugly site instead of a WOW! amazing site to see. It does not represent the Old Pueblo heritage---they have completely masked the old courthouse and other beautiful architecture we used to be able to see). Let's not reelect the same people!!!!!!!

i’ve been twig with the idea for a decade to move to Arizona. In 2019 I found a condo studio for 80,000. I thought that was pretty expensive. I started looking this year and I can’t believe what they’re charging for condos and townhouses they’re in the $275,000 range. half of which aren’t even upgraded. It got greedy quick. Some people have doubled prices, if not more.
You are exactly right. You can’t get anything for less than a quarter of a million dollars now in Tucson or the nearby surrounding areas except for some small condos and manufactured homes, (but even those are getting pricey in certain areas). Thanks for checking out the channel!
They have bulk trash pickup 3 times a year and we have coyotes and last week I saw a Javelina running past my house and I live in a urban part of the town.

7. Real Estate. surprising ... coming from Maryland, we found Tucson very affordable, and I would push back a bit on good paying jobs, as an engineer I got a great paying job. So could easily afford a Tucson home ( I maintained my east cost salary and moved to a Tucson real estate market. win win)

Armory Park is close to a lot of cool things. However, the most important thing is that you explore and really get to know the area and feel comfortable there, and always study crime statistics before deciding on a place to live. Police. We don't have much of a crime rate but if you do call the police, they will NOT arrive at your house until 11:55 pm which gives the criminal plenty of time to do their deeds and leave.
If you are assaulted in a parking lot, the police will tell you to remain IN that parking lot until they arrive... at 11:55 pm.
Ok, the police won't always wait until 11:55. Sometimes they will call you at 11;55 to tell you that they will try to be there before 3am. So if you are being attacked, robbed or raped, don;t bother calling the police. Especially if the donut shop is having a sale.
really, When i was fighting the big fire on Mt Lemmon, the sheriff dept was so busy watching the 'game;' that they complained at us for planning the fire fighting. The only timer i SAW a cop was when someone drove up to give the firefighters a bunch of donuts. Within 10 minutes, the road was filled with cop cars, eating the donuts provided for the fire fighters.

SoCal home shopper here. You're right, California real estate is absolutely insane. We sold our home because we really couldn't resist, so now we're looking for a retirement home. This $500k business is nuts, our budget is decidedly less than that (half) and most our friends are in the same place. After capital gains we didn't have nearly what most assume after selling a modestly priced (700k) home. We have noticed the prices for homes in Tucson has noticeably risen in just the few months we've been watching (and don't get me started on the interest rates). This video was refreshingly honest though, it really confirmed the trending we had seen (I'm an engineer, wifey is a social worker, we like our stats). The idea homelessness and crime escalate closer to prestigious regions is a problem contiguously, nationwide. As is a trending escalation in elder fraud within more affluent areas. The only other location we've visited to explore was Las cruces and yeah...meth, just lots of obvious meth use.
So we go to Tucson once a month to explore and figure out where we want to live, yes, with our California cashola. Its so surreal, even our friends don't talk about it....selling your house at such an absurd mark-up, as if speaking about it will make the money vanish or something, but yeah, that's exactly what we did, we bought in 08 (for 120k) and just sold last month and it still hasn't soaked in yet. We still pinch ourselves when the mortgage we no longer have to pay is due, it was SUCH a burden for so many years, its really tough to wrap your head around at first. We still work (8 more years), but we're getting a jump on retirement.

Well, here are MY comments on your thoughts. #1 Roads: Every city has construction going on for what seems like all the time. The best parts about it here in Tucson is that our roads are fairly wide and we still have lots of room to scoot around it instead of being re-directed down a diverted route. If we were back East in Connecticut, Massachusetts, or New York we would be grid locked on narrow streets waiting for pilot cars or being moved through small, even more narrow streeted neighborhoods. #2 Crime: While crime happens in every city or town I do feel like we have more serious crimes than other places. It used to be that you could pull out a map of the area and mark high crime areas in red so visitor could avoid those spots but the last two years the crime has spread to places that used to be fairly insulated. Property crimes have more than doubled and violent crime (I mean really?! People attacking others with manchettes or hammers?!) has gone through the roof while traffic crimes have just gone insane. The problem with the U of A is that they have their own police and not only do they not report all of the crimes on campus but they hide a lot of the crimes and the outcomes. They have a vested interest in making it appear that they have a safe campus. #3 Trash: I live just outside the limits and have actually seen city residents cross the line, stop their vehicle and dump furniture and old appliances! #4: Wildlife is a part of every city. It is impossible to find a place that does not have some kind of dangerous animal. #5 "Social Issues" : The homeless population has exploded in our area. Many are recent and temporary but far more are mentally ill, drug addicted and are violent. With the public busses not charging for rides the homeless camps have spread not only across the city but have gotten into the county neighborhoods with homeless camps being found under bridges, in washes and even behind homes. We have seen a rash of fires in the desert due to these camps and the higher crime rate is directly connected to these encampments. #6 Housing Costs: The cost of housing has gotten ridiculous. We have thought about downsizing but when you look at the cost of housing these days there is no way we could afford to replace our home! Our daughter had to move out of state just to be able to afford an apartment! The cost of housing has far out paced the cost of living here in Tucson. We need the bubble to pop so the market can get back to a normal level. Also, California residents fleeing even higher home prices as well as crazy political policies have driven up our house costs.

I’d also loooooooooooooove if they made driving downtown easier- like half the roads suddenly go only one way and it’s not super obvious when it’s going to happen. I agree our roads are always full of trash!!!!!!! It’s very sad!!! I always see stuff in the middle of the road that’s going to cause an accident or at the least damage to a car. Roadkill is roadkill- it’s sad but can’t really stop that like you can stop gross people throwing their trash out their car. It’s just disrespectful. I hate it when people smoke in their car and then flick the butt out at you - although now it’s become more of a problem is them smoking weed while driving and it’s super irritating to be driving by someone who’s completely hotboxing the whole dang area they’re driving! Ugh so annoying. I don’t want to smell that crap or breathe that in. The snakes and wildlife don’t bother me at all. But do not mess with javelina!!!! They will chase you and so will gila monsters- you do not want to get bit by a gila monster!!!!! Most likely you will get gang green just don’t!

There is rattlesnake training here for dogs and I’m actually not sure how dogs do with scorpion stings. I had dogs here in Tucson for over ten years (labradors), and never had a problem with wild animals or pests. I tell people who are nervous about wild animals or pests in Tucson, to contact a pest control service in Tucson to learn more.
If this were the 90s I would be all for Tucson, the crime wasn't so bad, the legal system for victims was good and in general it was a good place to live with the low cost of living balancing the down sides of living here. My feeling is no longer the same, this isn't the place it once was, the crime is HORRIBLE now, the legal system is bogged down, the cost of living is absurd and with the prices where they are people have much, much better options since there is no cost of living benefit to compensate for the downfalls and the downfalls have only amplified. This, along with so many of the people that made Tucson feel amazing leaving for greener pastures and I wouldn't call this a good place to be anymore.
Moved here from Houston and absolutely live the city. Traffic is like a vacation because it's a breeze compared to Houston. No hurricanes or tornadoes. Appreciate all your information but I personally don't have anything bad to say, so far at least, about Tucson😊😊😊

I just love the predictable, dry desert heat/air and mountain views of southern AZ ever since I was a kid visiting my relatives there.
We are very predictable! 😁 We are also dry year-round, (although our summers bring monsoon rainstorms so we get some humidity then; but nothing like Austin). October through most of May is PERFECT here, June is hot, July and August we get rain so we have some humidity, September is hot, October is perfect again ☺️ Tucson would be happy to have you!

Ive lived in Tucson since 97, left for 3 years to P.A. and ran back! Ever since covid happened the city has become Over run with people from everywhere. These newer migrants to the city can afford the inflated housing market, unfortunately local workers cannot keep up the pace. Example ( brother works in coding and makes 40,000 more in base pay for a company in a different state doing the same position than he did for any company in Tucson). This has now forced many local people into homelessness and with nowhere else to turn and our local government officials as corrupt are more inclined to offer solutions like "tiny homes" rather than address wages or other issues just feeds into the problem of trash\drug use\crime ect. In the city. In short, Locals are now being priced out into homelessness because if you can't even afford a studio apartment on a minimum wage ??? What then? It's nation wide but statistics show Tucson rental for 2 bedroom are in the top 10 of the nation currently! To end ill say this. Next time you see trash on the ground, don't just walk by it and think " I didn't do it " take 2 small seconds to grab a napkin, and pick it up, probably a trash can somewhere in eyesight on your way to wherever you are going. Hooray, you and everyone else started doing it... Grand canyon! Erode the trash!

I lived in Tucson from late July 2020 to early February 2021. I had lived in CA all my life, I was jobless, and had an opportunity to live rent free with a friend who owned a house in NE Tucson. So I came to Tucson hoping for a new life, including what could have been a a good job. First, from my perspective, there are NO jobs in Tucson. I applied ruthlessly without any bites. Fortunately, I was able to take my unemployment pay from CA to AZ with me, so that helped for a bit. I had to return to CA in early 2021. A living space became available, and I had a job and helping care for my elderly parents waiting for me. I found NE Tucson, which is more suburban/rural, the safest and most beautiful part of the city. I lived off of Speedway Blvd near Camino Seco, near where the Calvary Chapel is set up. I loved driving through the NE countryside of the city. Having a National Parks Pass, I spent a lot my spare time enjoying places like Saguaro National Park East, and Sabino Canyon Recreation area without dropping any extra money. I also enjoyed a lot of time at Agua Caliente Regional Park. I also spent time with an long time friend who is retired and living in nearby city of Green Valley. During my time there, visited a lot of places near Tucson, such as San Xavier Mission, El Canoa Ranch, Empire Ranch Foundation, and a couple of awesome trips to Tombstone. Did one trip to Mount Lemmon. Also visited Saguaro National Park West. Dislikes: 1) Summer Months June through September - just way to hot. Although low humidity, constant 100 plus degree temps didn't work for me. Spent most of my summer indoors in 75 degree air conditioned home. Thank God!! Come October, it cools down enough to enjoy the outdoors more without frying to death. 2) In general, almost all the road conditions in the city were horrible. The roads need major repaving throughout pretty much the whole city and surrounding areas. 3) Road construction - for me, most of the construction was in downtown Tucson (which I don't like that part of Tucson at all) and didn't impact me personally that much. There was some contruction going on the roads leading to Sabino Canyon, but never anything that impacted my frequent drives. Here in CA, we have a lot of construction that has spanned to the course of several years to complete. Sounds like there is lengthy construction going on in Tucson as well. I find that any part of Tucson South-West of the streets Wilmot and Broadway are very sketchy as far a crime goes. I probably wouldn't want to live in AZ at all, mostly because of the summer heat. But Tucson is a cool place to visit for maybe 2-4 weeks, during the non-summer months. I will be back to visit friends at some point. I did make a few friends in Tucson. All nice people too. Different vibe from CA.

I’m not sure what field of work you are in but we actually have a lot of jobs here in the different trades (construction, HVAC work, electrical, plumbing, even pest control), and of course lots of work in the medical professions, tons of work in the tourism field (hotels, restaurants, spas, etc), but we don’t have many major companies based here, although Raytheon and the university and Davis Monthan Air Force base employ a ton of people. Even the Amazon warehouses employ thousands of people here now and pay $15-$18/hour plus benefits for full time. 2020-early 2021 were during the height of the pandemic so that was a tough time to be here, (or at least I thought so). Even Mount Lemmon was on fire so we couldn’t escape the heat like we usually do in the summer 😩 Plus 2020 we had a nasty drought and all time highs. 2021 we had much more rain and that helps cool off the desert. @@TucsonArizona I work in Customer Service, like "in an office" customer service. There are little to no jobs there, at least none that would hire me. So, my take is, if people won't hire me, then there are no jobs for ME.

Catalina Foothills Schools and Vail Schools are some of the best in the state, and we also have some very high ranking charter schools. We also have some not so good public schools… I always tell buyers moving here to do their research on schools. I appreciate that most schools in Tucson allow for open enrollment and waiting lists, so even if you live in a neighborhood with a school you don’t like, you can probably get your student info another school you like better. I've been here since 95 and I hate it. The people are terrible here, just awful, the crime has gotten worse (for theft we are one of the worst in the country) the trash, graffiti, homeless, prostitution, drugs.. all just getting worse and worse, including our leadership.
My wife won't let me move us because her family is here...but if I could I would leave this dump in a second.
#6 the city council is lazy in placing bids for city projects. They just give the project to the companies they know.

Tucson is hands down much better than Phoenix. I lived and attended U of A in the late 190's and up to 1991. Fun place and never bored. In 2013 I retired and moved to Panama , then Ecuador, Nicaragua and past 4 years Costa Rica. Here I rent a 7 bedroom/5bath house with a 4 car garage on 23 acres for $161. That allows me to travel Internationally 3 months a year. Next Mexico for a month. Retirement is even better than dreamed. I found the only problem vehicle theft and vandalism. Parts stolen of my truck several time at an apartment on St Mary's and the river.
Ah Costa Rican scorpions are not even as harmful as a honey bee. Game over! I catch them by the tail. Rattlesnakes are nothing compared to our Bushmaster or Fer de Lance. And gators are nothing compared to an 1100 Crocodile.

@@TucsonArizona Something I mention to many retirees is to not to make the mistake of becoming an RV'er. May sound good at first but once over 7 to 10 years no parks take them long term. And you can't just park in someone's yard or driveway more than a couple nights. The expense with gas and many other problems. All retired and disabled should consider cities where they do not need to drive. And Tucson is pretty good in that respect while Phoenix is far too spread out, actuallly even more so than Los Angeles.. I had a car, truck and motorcycle in Tucson, but preferred to bicycle the St Mary River or take the bus. Worked very well for me. On the river after dark ran over more than one drunk laying there with my bike. You would think they would stay off the center of the path. I was last in Tucson in 2015, and last in Phoenix 3 months prior after having moved to Panama. One thing found across the entire US is neifghborhoods and cities that were good 20 years ago are almost all ba now. And most of the really bad neighborhoods suprisingly improved.. Haha, I have a good way of repelling the beggars. I wear my Nicaragua hat. When they ask, I say I'm from Nicaragua and people are unlikely to earn even $150 a month working 70 hours a week there. I thought America was a rich country. I actusally had 2 of them trying to give me money. Hell if they got off the drugs and controlled the booze they could get room and board in Nicaragua for $40 a month.. With drugs they can have free accomodations for the next 30 years........ in prison. Or perhaps fed to some crocodiles trying to purchase drugs.
I am about to leave for a month in Mexico in 5 days. Round trip Airfare from San Jose Costa Rica to Mexico City and a 31 day stay in a hotel just 200 meters from the Presidential Palace is just $458. Yeah, this is retirement the way it should be and on just $800 to $1000 a month of rertirement including my huge rental home in Costa Rica. I travel Internationally over 3 months a year. Waiting for Europe to stabilize for a 6 month long trip beginning in Dublin and ending in Istanbul.

We visited last month, from San Francisco, via Vegas and Phoenix, two of the most shockingly awful cities I’ve ever seen, and my home town, LA, ain’t no beauty.
I don’t buy your explanation for Tucsons sprawl, building higher downtown and ending sprawl would preserve the beautiful open desert as well as the mountain views. But, compared to the aforementioned awful towns, Tucson does have a nicer layout, more beautifully builds up into its hills, and has much more of a preserved old town character. Something I appreciated as we drove in, around the mountains

Next time we’ll fly in directly and skip the long drive through the desert so we can better enjoy the local desert driving while there

Lived in Tucson my whole life and lemme say, I absolutely despise anyone who lives here by choice. If you have the opportunity to live your life to the fullest but instead you throw it away in Tucson Arizona, as far as I care you don't deserve the life you so willingly waste.
Hi Kim, I had one other question. Its a little squimish, but is there a relatively large cockroach problem in Tucson? I heard its an issue in that area and Phoenix.
In my opinion I wouldn’t say that they are a “ problem,” but we do have them here especially certain times of the year. For people who are concerned about any type of bugs, I recommend reaching out to a pest control service and getting on a monthly or quarterly program where the company will come out and spray for bugs on a regular basis. Still, the very best thing that anyone can do to prevent bugs inside the house, is to make sure that all cracks are sealed up on the interior and exterior of the home.

As someone who loves in sahuarita (right next to Arizona like a 30mn drive) Tucson is pretty trashy it's cool and there's some really fun stuff there but everyone wants to be hard or tough there when they don't need to be.

You should mention the coyotes and javelinas , as far as animals. Many people attacked lately from the javelinas, many small pets become prey to the coyotes.

I appreciate your honesty and as a realtor you must be honest. After living in Tucson since 2012 you are spot on about some of the negative issues.. I am always amazed how many people use backpacks everywhere. I lived in Picture Rocks and downtown a few blocks from the University and a couple from 4th Avenue. The homeless and crime issue near 4th Ave. is a major reason why i moved away.. my car broken into numerous times and the constant panhandling gets to you after awhile. Not to mention the trash I had to pick up every morning... I blame the Mayor and Police Chief directly for these quality of life issues that are not just about people down on their luck but drug addicts and mental health patients ... If the city stopped being a sanctuary for them your job would be a lot easier.... People should not have to get "used to it " and accept it.
Certain part of Tucson have definitely changed, some for the better and some not so much. I’ve been here almost 40 years. There are certain areas of the city that are absolutely gorgeous and others need work, just like all cities. Thanks for checking out the channel!

Wearing a backpack is not an indication of homelessness. If you don't own or use a car you would use a backpack to carry your stuff you use while away from home. Not using a car is a good thing. It's good for the environment and decreases traffic congestion. It's good for you physically and emotionally to walk or bike around. And it's even better to work it into your everyday life such as to get your groceries or go to and from work. In which case you'd probably have a sizable backpack to carry your groceries or laptop or work tools or layers etc. If you see someone with a backpack maybe its a good thing.

Any downtown area is going to have more crime. In my time in Tuscon, I didn't notice any issues. I'm from Chicago though so probably numb to city crime. As far as road construction, there has been a project in Chicago where all the highways converge near the downtown which has been going on for almost 5 YEARS so 6 months ain't bad!

Six months for road construction, huh? Boo-Hoo. I lived in Tucson for several years. Over twenty years ago I was in Tucson when the city did some major reconstruction to the Ina and Thornydale area. I dreaded it but they had it all done in less than six months. I live in Texas now. If only the road construction here could be completed in six months time!!! A job here in Texas comparable to what they did at Ina/Thornydale would have been stretched out to a year or a year and a half. At least!!! Originally from Texas, I was very impressed at how fast Tucson got their road work done! I think that here in Texas road workers must get paid by the hour!

I'm from the mid west but the time I spent in the beautiful southwest. In my opinion about the crime that happens in southwest, crime can happen anywhere at anytime. I love the desert cities of Arizona Tuscon/Phoenix. Respect

Most of the problems mentioned can be alleviated by the Mayor and City Council if they would do their jobs not just focus on their own special interests. The City hires the contractors to repair the roads, the City runs the police department (although the Mayor tried to defund them), and the Mayor is welcoming in illegals even though the citizens voted NO on making Tucson a sanctuary city. Many of them are criminals, gang members and drug pushers. Crime has risen because of the Mayor's policies and actions (or absence of action). Mayor Romero is more focused on planting a million trees in a desert city where we pay a LOT for water and need to preserve it, in running a waste-of-money and seldom used streetcar, in installing expensive charging stations for electric cars that nobody owns and oh yes, in trying to get us to pay her and the City Council more of our money as Tucson falls more into disrepair, litter, and crime. People arriving at the airport who drive into town are shocked that Tucson in that area is so ugly and unkempt. They have to drive miles from the airport area to see nicer areas. Is that the first impression we want to make? Hopefully the citizens will stop making the "California Mistake" - voting in the same people over and over to run the City, watching them run it into the ground, and then voting for them again just because they happen to be the same political party. Let's try voting in some GOOD LEADERS - no matter what party they represent. It's easy - you check a different box on a voting form.

I agree, especially regarding current mayor actions. Thank you for pointing out alot of the same points I am dissatisfied with. We settled in Tucson in 1968. I have lived in other states (work related) and loved those states but I still come back to Tucson. But huge changes in how our city looks really disappoint me. I used to LOVE being on our freeway and passing our downtown area. I loved looking at the old architecture of our court buildings, those done buildings fit the feel of Tucson. Now, they are blocked by those ugly new tall buildings. I hate that these eye sore upgrades coverup beautiful old buildings that once depicted Tucson's history. These new buildings are a complete eye sore and offer no invitation to me to move to Tucson. Why couldn't changes to downtown incorporate the same adobe, old pueblo architecture buildings. Now THAT sends the message of WELCOME to all that travel I-19 as well as to all Tucsonians.
Totally agree with these comments about Tucson. I live way south of Tucson and see first hand just how ugly the area is (especially our UGLY downtown scenery as seen from the highway, not attractive at all. It's an ugly site instead of a WOW! amazing site to see. It does not represent the Old Pueblo heritage---they have completely masked the old courthouse and other beautiful architecture we used to be able to see). Let's not reelect the same people!!!!!!!
