Alot of luxury apartments are owned by huge companies, that have a vendor marketplace. You have to add your compliance paperwork and they pick from vendors in that portal. Typically you will need a Duns number in addition to other things to register, so make sure to sign up for one. Nit saying its not possible to walk in or call and get an opportunity but you have to see the future for these large companies is vendor marketplaces.

If an apartment takes 4 hours multiply by $60 = $240

@@carolynarellano oh no…I think I overcharged a senior citizen apartment contract with a property mgt. I charged $490.00 for a 2 bd 2 bth. It had lots of dead roaches and dirty toilet paper on the bthrm floors. Thank you for this video!
I totally love your advice, and you clearly know what you are doing. But as a Previous Property Manager that is leaving the industry because its toxic and thousand other reasons. If you were sending me an email and you weren't on my contact list, that email is going straight to Spam. Not to mention, most PM receive between 30-70 emails DAILY! We are not taking the time to look at that email. And that's if it doesn't go straight to the Spam folder. I personally would not recommend emailing. If you call, chances are you won't make it past the leasing agent. In person, with a candy or some type of treat. (Office people love food) is the best way to go. Snail Mail is also great advice. Just my two cents, I've been in property management for 6 years. Not trying to be a Karen.

Keep trying. Email, walk in , call backs. Its a slow process. They may not need you at the moment but circumstances change. I would say every few months. Also, find new prospects to reach out to. Join the Chamber Of Commerce in your area. Network network .

I use Three Insurance, their prices are pretty reasonable and they are really straight forward.

here in NJ we charge 200 a studio $250 1b1b & $340 2b2b . That is what we price at . You should do research to better understand your market

@@espianmashias9565 you probably charged a fair price based on the condition it was left in. Especially cleaning dead pests, debris, etc.
