Aren't we all just figuring out how much we need to survive per month and then figuring out how that breaks down into a 5 day week and then how much you need to make per hour for that to workout? I'm a painting contractor so figuring out how long 3 bedrooms a kitchen, bathroom and hall will take comes from experience. It's not an exact science. Just like cleaning it comes down to the condition of the house before you start. I couldn't charge by the hour or customers could question the final bill. On a small job when does that job actually start and finish? You have to drive there and back, you have to set up and be prepared with all your supplies and don't forget overhead and taxes. As an independent contractor you also need to pay both sides of social security . Ok , hopefully there is some cash involved but if you really think it all out we should probably all be charging more than we are. If you can get very good at a job others hate or are just unable to do you should always be busy but don't be afraid to charge as much as you can. Your customers are your biggest sales agents so treat them right and they will spread your name
The easiest way to do this then is to factor in a price based on the hour. How many hours will it take you to clean? How much do you charge by the hour? Starting rates in the USA right now (2024) are at $50 per hour or higher.
I think it should be a $100 minimum and then goes up past 2 hours at a discounted hourly rate. Whether it's a standard 2bd 1ba apartment or a deep clean for a mansion. If people want something that takes less than an hour they are violating basic economical rules by spending more time in managing, coordinating, giving access to, and making payment rather than just doing the one hour of cleaning themselves. The $100 minimum is to solidify your ability to make money. Incorporating your gas/travel travel to and from job/management/scheduling/materials/%of cancellations/startup costs/tools/insurance. i pay $170/1 hour for 2 housecleaners. i’m near nyc, so i think it’s steep, but i’m happy with them. i have a 600 square foot apartment. it’s easy to clean. i live alone, no pets, no kids. it’s always clean too.
$170 for two people to work one hour is $85 per hour per person. I doubt there are many persons in the US getting paid $85 per hour to clean residences. If two people take 1 hour to clean a tiny, 600 sq. ft. apartment that means one person could clean it in about 2 hours. I think you may be the only person in the US to pay $170 to clean a tiny, 600 sq. ft. apartment.

A few ways to look at that price. One is that everything costs more in NYC, so that means her cleaners have high living costs too. They likely need to LIVE in NYC to be able to provide that service; Ergo their rent alone is a lot. There is no reason they should be expected to live in squalor just to be around to provide that service to people who can afford to live in NYC. Plus, do you want your cleaner to be living in cockroach/flea-infested buildings and then come into your home to clean? Plus, it's hard work - physical

Seth, I wish I could give you a price like $75, $100 and $125 and with painters mess $150. That would be so easy to do - but it wouldn't make any sense. Are you just cleaning bedrooms? Is the kitchen, bathrooms, living room, dining room, stairway or hallway, and entrances included? Do people live there or are the units vacant? What part of the country do you live in? Is this new construction? If yes, is this a pre-clean before the buyers come in or is it a final clean before closing after the painters have been there for a kabillionth time after blue-tape repairs? The pricing will vary on so many factors. Does your price include a garage or windows or a patio? Oven or fridge? I just have so many questions. And if you don't ask these questions of the person hiring you - they will ask you these questions when you give them a price.

How much to clean the hallway of an 5 story apartment building hallway. They wan a Deep cleaning of the hallway carpet and deep cleaning of the baseboard and tile floors.
This sounds like a job for a carpet cleaner who has scrub machines and burnishers - not a house cleaner doing a deep clean. A five story apartment building also sounds like a commercial account - which may not be covered under your general liability insurance policy for residential cleaning.
If you don't have experience doing it, and don't know how long it will take you, you may want to charge by the hour for that special project so you don't leave money on the table.

Your best bet is to set an appointment with the building manager. Go over exactly what is going to be needed. Find out how much they are paying now. Find out if they have onsite equipment or supplies for the office for the lobby, hall and stairs or if you will be bidding all equipment and supplies along with the price of each unit.

It is very hard to give an estimate without seeing the property. You never know what you are getting into without seeing the space you are going to clean. 👍

Tell me first, how many people and animals occupy the home, and how many trinkets do they have that need to be cleaned and dusted. Oh, and what part of the country do they live in? Oh, and how long has it been since the place was cleaned?...There are more questions that need to be answered in order to give an accurate price. It's like asking how much does a small car cost? Or how much does a sandwich cost? So many variables that to give a fair price, you need fair answers.

Like if 2 apartments are the exact same layout, same area etc but one of them is really dirty.. and one just has toys all over but isn’t that dirty.. how do you know how much to increase the dirtier one by? It means they are following the conversation. This way they've tagged themselves in the conversation. It would be more productive if they added their question or why they also wanted to know - it might help narrow the answer to what they are looking for. :-)
I have found that when you give a range the potential client automatically expects the lowest end of the range so never expect to get the job at the higher end of your range.
The purpose for the range is so that you are not locked into any price. The range is to encourage a walkthrough which will help you both clarify expectations and set the correct price. But it's true, you get what you expect. Make sure you expect to be paid what the job is worth. :-)
Does it have kitchen appliances or have they been removed? Has the tenant moved or are they still living there? Was the home maintained or are there scuff marks on the walls and flooring that need to be removed? What part of the world do you live in? I wish I could rattle off a price - but I don't know the answer without knowing more. It's like asking how much does it cost for a meal?
I make $250/1 & 2 bed with 1 bath I make $350/2B 1.5 bath I make $400/ 3B 2bath 1&2 bed take 4-8 hours average 6 hrs 3B 2B averages 8 hours but can be 10 hrs

My highest rate is $35/ hr. This is for first time or deep cleans. I like charing by the hour instead of by the job.

One unit three bedroom apartment clean out
Does it have kitchen appliances or have they been removed? Has the tenant moved or are they still living there? Was the home maintained or are there scuff marks on the walls and flooring that need to be removed? What part of the world do you live in? I wish I could rattle off a price - but I don't know the answer without knowing more. It's like asking how much does it cost for a meal?
I make $250/1 & 2 bed with 1 bath
I make $350/2B 1.5 bath
I make $400/ 3B 2bath
1&2 bed take 4-8 hours average 6 hrs
3B 2B averages 8 hours but can be 10 hrs
Wow, that is quite a program you've got there. This sounds like a deep clean. Do you only do deep cleans?
