Thank you, Michael, for documenting our estate property in Angeles City it was a pleasure to have you and Cat visit! As the daughter of the property owner, I wanted to address some of the negative comments about the house. The reason Michael titled this video "British Built Estate For Sale" is that my dad, who is English, built the estate himself! However, please don’t expect it to resemble a cottage or a typical, plain two storeys high house. Since it’s Christmas, the house is naturally decorated for the season. My mom loves decorating, especially during the holidays, so it’s no surprise that the space feels festive and full. Additionally, not all the furniture will remain with the property once it’s sold. When the time comes, the house will be cleared out and spacious, free from the antiques currently on display. Many of these antiques hold sentimental value. For instance, my Nana passed some of her treasured collection to my dad before she passed away, and he cherished them deeply. After my dad sadly passed from leukaemia, my mom chose to keep the furniture and decorations as they were, as they bring back fond memories of their life together. Some of the antiques are from Saudi, France and Italy from when my father worked away. Of course, the estate is not going to be empty or modernized at this time, my mom still lives there until the property is sold. She is aware of how some of the rooms and bathrooms that needs renewing. Naturally, you shouldn’t expect a video showcasing empty rooms, as she still lives there. Again while the current setup may not suit everyone’s tastes or cup of tea, it’s important to note that my mom still lives in the house until it’s sold. Once the property changes hands, the space will be open, spacious, and ready for its new owners.
@@davehenson3588my mom is currently planning to downsize everything, she will be selling some furnitures separately and keep the ones that are sentimental. We have another property in the same province
Great comment, Lilian. Sorry, but most internet experts doing an online drive-by appraisal don't appreciate that this home is a personal space, full of personality and memories. These comments feel critical, but know this... it's just the 'internet opinion' and that's basically the farthest thing from the value of any single item in Nana's collection that she handed to your father who loved to display them as much. It's personal memories in a personal space, where they should thrive... especially during Christmas when we miss these people the most. The internet can bugger-off :) I wish you the best... and the video was done very well, in my expert opinion.
The house is looking for a very specific buyer who is willing to recognize the value that the current owners see. Everything is neat but frankly out of date. I think the price is set far too high for most people who, figuratively speaking, don't like such chandeliers and bathrooms from the late 70s. The argument of having spent a lot of money in the past only counts if it has aged well, as is the case with classic cars.
u must be joking... with the value of the house and condition it would not take much to make it your own. It seems old fashion because of all the collection they have collected filling the entire home. Those chandeliers can still sell for the same price and if from a specific maker could cost more. Selling them would be more than enough to remake the house.
That is correct, 58M in Pampanga with 1200 sgm lot is indeed over priced, house is a bungalow, post and beam is too small, no room to upgrade to 3 floor house without major demolition and renovations, everything is dated and worn out, you can get a similar lot size in a private subdivision and bigger house SQ footage in cavite /Batangas,😂
@@PaulEzy I would not pay through the nose for the location. And without the value of the location, the house itself is not worth even 10M. There are people with a lot of money who for some reason fancy themselves in Angeles City. Maybe they will grow up some day.
@@temujinkhan6326 Who wants other people's junk? It's so personal. Speak for yourself. This is an old old house that would appeal to very few people. Too many small rooms, the entire house (inside and outside) would have to be repainted because whoever painted it in the first place must have been stoned. It's not worth anywhere near 58M pesos especially for a home in Angeles City. I would put the value of the house (without the furnishings because very few people would want that junk) at 30M pesos.
Ok, older house needs remodeling. I was floored by the asking price? It's less expensive in America. I was thinking 200k. Still needs a pool? Really 1 million?
I'm glad you're making so much use of your drone. The Christmas Fair aerial footage was amazing, too. I'd love to be able to buy one of the driver's paintings. They are wonderful.
For one million USD you could find property and build a large home that is completely built to western amenities and a much better floor plan. You could have a complete solar system, pool, granite counter tops, western appliances, etc. It does not matter that it is Angeles, one million USD is way overpriced for what you are getting. Sure people have memories with their houses but that can not factor into the price. Good luck to Michael that it sells from someone that watched so he can get his finder fee.
I agree with other commenters. Not opulent, just cluttered. Also, feels claustrophobic. They need to get rid of half the furniture, declutter, change the fixtures, knock down some walls, repaint with light grays. It needs a lot of work. May be worth $150-$200 K.
The owners would be absolutely LUCKY to get half of what they are asking for that property.Completely overpriced, you could build a mansion anywhere else for 1 million dollars.
I always enjoy Michael’s real estate tours: condos, businesses, empty houses old & new, & true family homes such as this one. The last few such as the one like a fortress/old castle vibes on the town hill & this one (& probably others I’m forgetting just now) really hit me with the lifetime & love they still reveal. The castle one I could just picture the high ranking Naval Officer & his wife welcoming family & friends & proudly watching their children play & grow up there. This one hits me similarly.
Big house and garden with maid quarters, big garage, three kitchens, storage room, pantry, four bedrooms, four washrooms and huge dining room/solarium. It will look even bigger if not for all their many stuff.

Hello 👋 Did you say they’re selling it for 58M? And all those things goes with the house, too, right? Wow! And kudos to the owner of the house, they’re neat and clean and everything is in proper order.

Why spend so much to acquire more junk at that stage in life? Can't you buy a flat in Italy for 1 Euro? I would think the Mediterranean weather would agree better with my arthritis.
This house to me would be a tear down of all the Bldgs. and put a new modern home with a beautiful pool this house is way too out dated to keep as it is
Great videos ….but this one really made me laugh! Each room was more and more hideous. Was the estate agent on crack when he valued it? I commend you on your ability to say nice things about all the furnishings and drift wood. Love to see Ann Maurice go round to this one
@That Philippines Life. Nice house Michael, but for me to many things clutter up inside the house and wen cleaning you would have to clean alot of dust which could take long time haha..😅 And for the thing parked in the driveway definitely not 😅
Have you ever been to Ayala Alabang in Manila? You should check out some of the houses over there. I'm sure you have some subscribers that live in that area that could maybe give you a tour.
The problem with houses like this is that the layout inside was specifically designed for the original owner. You can tell this was not a house designed for an American or Canadian because we prefer open-concept living spaces as opposed to multiple segregated rooms. And who wants someone else's furniture? Sure, maybe a sofa or two, maybe a dining room table and chairs....but the entire furnishings belonging to someone else? No thanks. The entire house needs to be repainted because the person that chose these colors was obviously stoned at the time. I think he will eventually sell the house but certainly not at that price. I personally would ask the owner not to include the furniture and make an offer closer to 25M pesos. The nicest thing about this property is the property itself. The landscaping is beautiful....but it's not worth anywhere near 58M pesos. And lastly, the house is located in Angeles City which is one of the cheapest areas in the Philippines for property value. If you buy any property in this area you must be aware of the fact that there is an active volcano practically sitting in your backyard. Good luck to the owner though!
I also will add that at some stage someone will have to tell the property owner the truth to enable her (I think) to move on. If a number of other estate agents go and value the property, she might start to get the picture, but my thoughts are this will sit on the market for many years. A property developer will then buy it at a totally knock down value, skip or burn everything and then put it back on the market at a realistic value.
Those are tray ceilings, not coffered. $20k chandeliers are likely of no value to new owners. Maybe better to take them down, ship to Europe or US to sell. Wow $1 million. Real estate is super expensive in PH.
Because you're not in Metro Manila and Metro Cebu. Not even in exclusive areas like Punta Fuego. Though Pampanga Province and Tarlac Province prices would gone up so soon because of train and airport connection and the new metropolis being built to decongest Manila.
@@robertobrion874 And now, just because your real estate market no longer has anything to do with the actual use and added value of a house, it doesn't have to be the same on the other side of the world. (And where the construction costs are 5 times less)
Don't want to be negative - from American perspective here are my 2 cents: If I bought the house, I would: get rid of almost everything not part of actual house including drapes, cabinets, chandeliers, all furniture, etc. ...house as is gave me a headache. I would install central air also. This includes the extra buildings. Have flooring replaced as needed, all new Benjamin Moore paint if available, and paint using professional earth tones - basically take this from ~1979 to 2025. It is a good starting point - as another viewer commented, the price is high versus building a new place from scratch. I would just treat the house like a shell and re-create it to be "modern classic" - modern, clean, neat, simple, easy on the brain. This includes the pumpkin orange and yellow fencing ...I need to take some aspirin.
As someone from the UK, I can say with confidence, that house was decorated by a Filipino 😂. They have extremely tacky & garish taste when it comes to decorating. I'm not a fan, it is not British style at all, its just a cluttered mess. Scandanavian minimalism is more to my taste, but hey, it's not my house 😊 would also like to add, its vastly over priced.
The only thing I liked about the property is the garden, the driver’s painting n that red car, although I got 2 Buick Enclave SUV (yr 2024 & 2022) + the bahay kubo. That house is a bit outdated. Space is too small for living room, dining room and too crowded/small bedroom. The house was custom made to suit the taste of the owners But not for all to like/love. I’d rather stay in my 3000 sq foot Wall Street Manhattan condo It’s got all the things I need at my finger tip - gym, pool, library, one lane bowling alley, half court basketball, n a racquetball + a well maintained garden, jogging path inside the building, as well as security, doorman, concierge and elevator man Best of luck in selling this property Shoutout from Wall Street, Manhattan, NYC!!!
OMG, was just aware from others that that red car is a FORD!!! Take back my words!!! Although I ❤ RED cars!!! But Ford is a F -ix O -r R -epair D -aily car!!! Shoutout from Wall Street, Manhattan, NYC!!!
In the US, if you film a video in public, people might approach you, question why you're filming, and express discomfort. Some might even harass you, call the police, or claim you have no right to film in public. In contrast, in the Philippines, people are generally more welcoming. They might wave, smile, say hello, or even try to make friends with you.
A little bit too high a price for a house this caliber. But maybe its the land itself that's taken most of that price. I left my birth country and Panay 50 years ago now a Hoosier resident. Less than a $1M dollar for this house is the average cost of the average house in many American cities, so this is understandable but the advantage of million peso houses in the RP is that they include help quarters because over there wealthy people have the usual live in staff to do the upkeep of their house. Thanks for the showing.
Overpriced…Mike come on man. why would you even put a video out like this and have a $1 million value? You know and your audience know that ain’t even worth the value.
To be fair to the owner who I'm a family friend of the houses in this community are selling for 25m and up and only 220sq m lots. Regardless the price I only learned at the end of my visit and passed it on. I was very interested in seeing this house so I showed it to all of you I'm not an agent and don't get anything out of the sale of this house
I hate to say it only spend the money you can afford to lose. They are stuck with that house. Only way to sell is at 70-80 loss. Very few philippinos can afford that. I fool and his money is easily separated. No need for you to try and help sale a house that is not going to get 50 percent of its value.
@JulienSorelEatsSabras because a fool and there money easily separated. Especially in the philippines with foreigners and there money. You are just a walking ATM.
Those gardens and landscaping would need a gardener whole year round.. If you dont and youre a very busy person, those space would turn into a jungle quite easily in 6 months..
even if the owner threw in the red car, i still wouldnt buy it. looks more like $250000 to $300000. and when i heard the price i said to myself........ its gonna be a long time till that sells
No matter if the house was been beautifully built its a a depreciating Value,5he lot can accumulate its value yearly but the house or building will have annuql depreciations, until its scrap value ,its not practical much better to built tour very own styled dream house
LOL if you think this is a dump…have you seen what’s available in the Philippines? This is dated…maybe not fit everyone’s taste but dump isn’t what I would call it.
house actually looks like a very typical Filipino house... a rich house that is with it being filled and decorated like it is... The best part for me is the outdoor. They have some really nice plants/trees... seems like this house should be worth more than 1 million dollars
@ScoreGuru123 I live in texas but as I have been doing remodeling for the last 9 years I see beyond the clusters and just look at the structure of the building itself.
A willing buyer will likely purchase a new modern home and not outdated filled with "clutter." The house will need to be modernized to sell it for a profit. Otherwise, it will be difficult to sell!
It's a very small demographic that would be interested in this house, keeping in mind that you not only have to have an extra million dollars liquid to spend on this property, but you are also simply buying it for your Filipino wife, since you can't own property as a foreigner. Personally, I like the property, there is much I would change, but I like it. It just seems like a frivolous waste of resources for a developing nation like the Philippines.

Great videos ….but this one really made me laugh! Each room was more and more hideous. Was the estate agent on crack when he valued it? I commend you on your ability to say nice things about all the furnishings and drift wood. Love to see Ann Maurice go round to this one
@That Philippines Life. Nice house Michael, but for me to many things clutter up inside the house and wen cleaning you would have to clean alot of dust which could take long time haha..😅
And for the thing parked in the driveway definitely not 😅
Just like 95% of house valuations in the Philippines... comical
What kind of property taxes are on something like that? curious
Claremont is also a nice village near Clark with the stunning view of Mt. Arayat .
How the base the market value beautiful house just like the one we saw in Hawaii
Have you ever been to Ayala Alabang in Manila? You should check out some of the houses over there. I'm sure you have some subscribers that live in that area that could maybe give you a tour.
I'll buy
I want to see the table and bench seats it looks beautiful
$1million in CA is around 950/1000 plus sq ft (old house and not a desirable place)2/3 bedroom and 1 to 2 baths- no car garage or 1 car garage.
@@robertobrion874 And now, just because your real estate market no longer has anything to do with the actual use and added value of a house, it doesn't have to be the same on the other side of the world. (And where the construction costs are 5 times less)
@@robertobrion874For sure. If this place could magically teleport to California it would probably go for 20 million
Correct! I reside in Cali as well and I live on prime property small 3,500sf family home.
I would imagine the land is worth a lot being so large and in town. I like more modern homes, but someone will really like this.
its beautiful property, what attracts me most is the huge beautiful garden,i love garden, expensive plants..i love nature..
Great video Mike.. it felt like your older travel vlogs! Been waiting a while for one of these. 👍
So much clearing up that mess ,,...
None of that looks British at all
True , my home in Kensington Johannesburg South Africa was more British looking and 1904 built.
1200 sqm is a gold mine though in PH
cuz they're in the philippines u cant js copy everything in philippines
@@nashumayam5692 "None of that looks British at all" fair comment or not, oh well
@@nashumayam5692 yes, true as bob
I'm British and I concur, it's looks tacky and garish, Filipino style
What a painful move for the family , so many beautiful memories
You would have to be an crazy to buy that property
So 90% of the Filipino population then 😂
If they buy the house, they will likely renovate it, and maybe they'll get it less than what the owner is asking for.
The house certainly doesn't float my boat. Demolishing and redevelopment would be preferable depending on land prices there. Sorry.😢
The only thing I liked about the property is the garden, the driver’s painting n that red car, although I got 2 Buick Enclave SUV (yr 2024 & 2022) + the bahay kubo.
That house is a bit outdated. Space is too small for living room, dining room and too crowded/small bedroom.
The house was custom made to suit the taste of the owners
But not for all to like/love.
I’d rather stay in my 3000 sq foot Wall Street Manhattan condo
It’s got all the things I need at my finger tip - gym, pool, library, one lane bowling alley, half court basketball, n a racquetball + a well maintained garden,
jogging path inside the building, as well as security, doorman, concierge and elevator man
Best of luck in selling this property
Shoutout from Wall Street, Manhattan, NYC!!!

She’ll get their asking price if they declutter.
At the moment it's Christmas, and she currently lives in the property. Of course it's gonna be empty by the time someone wants to buy the house
I'm a foreigner I'll offer them 5 million pesos cash not a penny more.
@@liliancooke9828 of course? Well, I’m looking at it in it’s current state.
How much $ is need monthly just to maintain the grounds and the house? Anyone care to estimate?
1 fulltime lawm guy 15,000 pesos or around $300 US.
I am sure if it is someone that saw the video and purchased the house the owner is offering a finders fee.
@@ThatPhilippinesLife you can ask but it doesn’t mean that’s what it’s worth.
I hate to say it only spend the money you can afford to lose. They are stuck with that house. Only way to sell is at 70-80 loss. Very few philippinos can afford that. I fool and his money is easily separated. No need for you to try and help sale a house that is not going to get 50 percent of its value.
There's a store in NY that puts $1,500 price tags on their $20 clothes, then marks them down to $250. They sell like hotcakes.
@JulienSorelEatsSabras you are exactly right
@JulienSorelEatsSabras because a fool and there money easily separated. Especially in the philippines with foreigners and there money. You are just a walking ATM.
The house looks dated. 1982 is calling...
Garage not wide enough for comfortable mechanic and customization work. Also not enough space for a lift.
Design is outdated. Too pricey.😮😮😮
Those gardens and landscaping would need a gardener whole year round.. If you dont and youre a very busy person, those space would turn into a jungle quite easily in 6 months..
3,200 U.S. annually for combo gardener, plumber, electrician, general handyman, chef, butler, musician/comedian.
@@JulienSorelEatsSabras and u need a maid who is gonna dust/clean that massive place
even if the owner threw in the red car, i still wouldnt buy it. looks more like $250000 to $300000. and when i heard the price i said to myself........ its gonna be a long time till that sells
Yea, I agree 100%
No matter if the house was been beautifully built its a a depreciating Value,5he lot can accumulate its value yearly but the house or building will have annuql depreciations, until its scrap value ,its not practical much better to built tour very own styled dream house
Ain't no way I will put 58 mil on that dump
LOL if you think this is a dump…have you seen what’s available in the Philippines? This is dated…maybe not fit everyone’s taste but dump isn’t what I would call it.
Because you didn't have money to but it .
@@Siopaoko just in case you missed th point, that mansion is not worth 58 mil in my book
@winnerwinnerchickendinner8809 perhaps but of course some realities are unbelievable
With an active volcano practically in your backyard, you couldn't pay me to buy a house in that area. It flattened that city 35 years ago.
Between you and me micheal you and I are tall I'm thinking backache cooking on that easy bake oven my sister had one when we were little 😅
house actually looks like a very typical Filipino house... a rich house that is with it being filled and decorated like it is... The best part for me is the outdoor. They have some really nice plants/trees... seems like this house should be worth more than 1 million dollars
whaaat?????
Are you their agent? 😂
@ScoreGuru123 I live in texas but as I have been doing remodeling for the last 9 years I see beyond the clusters and just look at the structure of the building itself.
@@temujinkhan6326 and? It's still over priced
@ScoreGuru123 maybe... I don't know the market in thst region. In Manila, that's probably 3 million
What a magnificent home! The lady owner has very fine taste indeed. I could see this as an ideal place to raise a large family.
1,000,000 in Angeles city 🤣🤣🤣🤣🤣 not going to happen
Maybe you can buy this house 🏠🏠.
A willing buyer will likely purchase a new modern home and not outdated filled with "clutter." The house will need to be modernized to sell it for a profit. Otherwise, it will be difficult to sell!
I need an upgrade , look like it is in the 90s.
Outdated house with updated pricing. I guess it depends on the value of the land if the total package is worth the $1M.
Its a Good plot but i dont see 1 Mill usd
I just got one word for you. …..TARGET…….
Well maintained but major updating would be required…I see $30 million and they might find a buyer.
I find that it is a old out dated house way over priced for what it is 1 million USD good luck with that one
Really is a niche to find the person who this would suit I agree
@@ThatPhilippinesLife Doesn't need to be a person. Some kind of institution maybe.
