Bohol is popular tourist island from Cebu. Resorts are moving there also. It's a bit hot and humid however a nice place to visit. Most of your time you are dependent on Cebu for services and the ferry. However the potential is very good. The floating restaurant was great in Bohol. Also their zoo and strawberry farm when open is nice as well as the Chocolate Mountains. We built in the Philippines 6 years ago and it worked out.
Hi Gregory, thanks for watching. You would be surprised how well serviced Bohol is now. Many huge hardware stores and everything we could get in Cebu. It can be humid sometimes but we are fortunate that it’s a bit cooler on the land as we have a constant breeze and lots of trees :)🌲
Totally agree. I’m quietly confident that the build will be on target for what we planned but there ofcourse will be things like the drainage that we hadn’t planned on that cost an extra 316k and little things such as we wanted nicer tiles in the pool which was an extra 10k and then fencing etc. Fingers crossed!
Wow that's pretty impressive. I've been thinking about doing the same. Just wished it was that simple for myself. I'll be watching very closely and hope everything continues to go smoothly for you both. Hi Andrew, thanks for your comments! I really thought it was going to be far more complicated but with an architect that knows what they are doing, it’s really been very simple. I’m putting together a video shortly about how to find a good architect and understanding the process of getting permits etc and the easiest way to navigate it. Let us know when you are ready and we can put you in touch with the agent who sold us the land. It’s a great area as its only 15 mins to a big mall but feels like the middle of nowhere.

I had considered the outdoor bathroom but then decided on an indoor bathroom... you have me reconsidering. I had considered Bohol, Cebu Island looking across to Bohol, and Dauin Negros. The lots I saw on Panglao were all so expensive, I should have looked in your area... it is beautiful and a great price. Ive always wanted an outdoor bathroom, but also wanted to be practical so we came up with the idea of adding a clear roof going up under the eaves and sealing everything with mesh so bugs don’t bite our butts when using the loo at night. I think it will still feel outdoor with the added row of greenery and bamboo walls. Thanks again for your comments. - Matt

I am rethinking my roof design as well... your vaulted ceiling with Nipa details is stunning. Again, I had considered that then went away... now I am rethinking it. Beautiful design and I am impressed with all you can do for that budget. BTW I ended up choosing Dauin Negros but Bohol in another great choice.

Looking very nice, I see a few things that have been a problem for me over the years, firstly timber door jams- they sit on the ground and poor the floor around and what happens is the termites eat them from the bottom up😂, I suggest get the frames cut at floor level, secondly the wiring in the ground is a bad idea, eventually during heavy rain the ground gets waterlogged,water finds any holes in the conduct at yes you guessed it , burnt out wires, very difficult to replace, good luck😂

I have a question; as your3 a foreign citizen, did you purchase the land in your wife’s name? As of last month, foreigners can now lease land for up to 99 years, but can not actually own it.

Cool Design Bro! Total Bardominium! Easy Construction. I've always thought those would work well in the PH. Caution though.....all that open space and glass is NOT energy efficient. But it looks awesome! More fans! And just isulate the roof make sure the glass is highest energy rating you can get. Rain hitting a metal roof is LOUD! I would recess those can lights. But love that design. Barndo in Bohol! $55K is a smoking deal! Even with only 40% protection.

Quite like the sound of rain on a tin roof but we do have a 1ft cavity and the inside will be lined with wood and amakan and we have insulation between. The glass I will certainly look at getting a high energy rating. We have 1.5m eves which give us some shade and left some trees that provide more shade. And we have open areas covered with mesh for air flow. Some great feedback thank you!
@@UNKNOWN-un6nz Need a few pages and there are several measurements, but most applicable in tropical environments would be a glass window or door that would maximize the sunlight coming in while minimizing the heat coming in....referred to as LSG, Light to Solar Gain. The better the EPR Energy performance rating will result in lower energy (A/C) usage to keep the space cool....and with vaulted ceilings as well there is more air to move and cool than with a flat ceiling. Thereby also contributing to higher energy usage. But I love light, glass and high ceilings too! It just requires more engineering calculations. When you combine a metal roof, vaulted ceiling, lots of glass, and mini-split ACs, it could quickly become a "greenhouse" when the sun hits it. And in the PH, the sun hits hard and energy is expensive there, so best to have an engineer run the energy calcs.
@@CORELLAHOMESTEAD Another item you may want to consider is wiring your electrical panel for a fast "generator" switch over. Lots of brown outs there and its good to have a backup plan. Look at what is happening in Siquijor right now. The whole island has been without power for ?2 weeks?
Under 55k that is quite an accomplishment :) I found it hard to locate land their. Everything shown to me was over priced. 3M for just the land. I simply walked away. I had a friends buy 5 hectors for 5K once.

Bro your in a flood plane no doubt, I’m in a 2 story mini castle with roof top Garden, did it for 4.3 all Double Steel concert, Did it myself with a locals and farmers in a year, I think you can do it, it’s one level, Don’t ever drink the water, That tank is a cross connection from hell with your ground water issue, Worried your in a flood area, Also put your septic way far away, I’ll sub just to follow your build, Wow 1st Vid, Congratulations, God Bless
Hey mate, thanks for your comments. We asked the neighbour who has been there 45 years and hasn’t flooded in that time but we positioned the house at the highest point and built up another 80cm. The septic is behind at the rear at the highest point. I’m optimistic that we won’t have any issues but then who knows :) Cheers

i built my dream home for 28,000. 2 story,2 bedroom large terrace overlooking the ocean. i would never trust anyone to 'build it for me' but if you are doing the work with a few laborers and designing it and supervising every minute of every inch of it. ALL GOOD !

Of course, but for your safety check the location, anything happen if you have good location your property values goes up plus its easy to put in the market. Most foreigner are not aware of location wise in philippines. Carefully so your won't regret later once relationships don't work
Thanks for your comment. We’re really happy with the location. It’s only 15 minutes to Tagbilaran town with everything we could need, yet it’s very quiet and peaceful. The same size lot in Tagbilaran city would be around 10-15m so Im happy with the price and investment considering resale value. However this is a long term home for us. :)

Do everything you can NOT to use wood anywhere in the house. Termites are a very big issue in the Philippines. I love Bohol and we are also considering a home there.
Are there any OTHER COSTS you did not inlcude like the drainage issue and the solution cost, what about electrical and plumbing costs? Architect fees, etc. Builders' costs. Thank you so much.
Hi! The drainage as I stated in the video was an extra 300k. But everything else, electrical, plumbing etc is included. We have to only buy appliances like aircon, stove etc. even the kitchen cabinets are included.

cant see if they put 135 degree bends in the rebar stirrups of the columns, too late to view that, did they put rebar reinforced concrete headers over all the doors and windows? its too late to tell, the one i could sort of see didnt look like it. all the important things to check for are all covered up at this point. didnt get to see the foundation or how the sheet metal roof was attached to the ring beam. i like hardwood 2x6 truss roof with 3/4 in plywood and corrugated metal on top myself, those metal ones dont look like they could deal with a typhoon to me.
Hi Chris, its 16m long by 5m, so 80m2, then an additional 2m x 16m for the semi outdoor bathrooms and pocket garden plus a 16m guest house and 80m terrace. :)

Thanks Bill! The land was 1.3m which is about $22,400 USD. Will post a floor plan in my next video but pretty much it’s 5m deep and we have chosen to make the bedrooms 4m wide (20m plus a 4m x 2m bathroom) to save costs as the maximum length of the beams are 4m. Then the living area is 8m wide with a 8x2m pocket garden which also has the laundry and outdoor kitchen. Hope that helps :)
Absolutely feel safe there. Neighbours are all lovely. You never know but I feel less likely to be robbed or have trouble there than back in Australia.

Nice design. To answer your, NO you cannot build a home like that for less than $55k even if you had your own crew and not the additional cost of a contractor. Final cost will be substantially more. Some materials are lower cost here but for custom windows the cost will be quite high. And quality fixtures are also quite high.
Oh ye of little faith :) We are half way through and on budget. The budget was set by the architect with a detailed breakdown of costs and he’s still confident to deliver on budget. We have decided to go with polished concrete floors etc to reduce costs but the door and window frames will be powder coated aluminium, standard sizes to keep costs down. Ill share the full quote in a future video but we WILL complete the house for $55k. We have added solar and will probably add fencing too so we will exceed $55k overall but those are optional.
Don't know if bamboo will be a durable material . It depends how they got treated to protect them against termites or other destructive elements. Just be aware of those.

I don’t find it restrictive at all, even though it is technically. This battle of “restriction” is in the head. It wouldn’t be an issue if we were alive 5000 years ago when you had no choice. Fruits, nuts and all the extra things you mention were seasonal, now they’re all year round. A successful hunter only ate meat and these extras are “emergency” food and that’s the way you should look at it. Optimal is meat only. Our bodies are exactly the same as they were 1000’s of years ago. Only our environment has changed and that environment has fucjed with your heads.
Your going to have fish on your property? Large amount of Water is the worse thing if you don't want mosquitoes. I think you will have more mosquitoes 🦟 that the fish can eat. You should grow plants around the water that repellent mosquitoes and put up a couple of bat houses up to help with mosquito control. ✌️❤️🙏🙏🙏
Thanks mate. Will definitely look at planting mosquito repellent plants around the pond. The reason we decided to put fish in the drainage was to reduce the mosquitoes from the fish eating them. Hopefully it won’t be too much of a problem!
Bloody foreigners letting the cat out of the bag! Hopefully prices remain reasonable. They have a lot of competition so should stay competitively priced, plus I think they are happy to have the business.

I love the design you have created. I had considered the outdoor bathroom but then decided on an indoor bathroom... you have me reconsidering. I had considered Bohol, Cebu Island looking across to Bohol, and Dauin Negros. The lots I saw on Panglao were all so expensive, I should have looked in your area... it is beautiful and a great price.

Ive always wanted an outdoor bathroom, but also wanted to be practical so we came up with the idea of adding a clear roof going up under the eaves and sealing everything with mesh so bugs don’t bite our butts when using the loo at night. I think it will still feel outdoor with the added row of greenery and bamboo walls. Thanks again for your comments. - Matt

I am in the design process now, will be taking it to the architect soon so I am now reconsidering the outdoor bathroom. I will share my design when I finalize. I am rethinking my roof design as well... your vaulted ceiling with Nipa details is stunning. Again, I had considered that then went away... now I am rethinking it. Beautiful design and I am impressed with all you can do for that budget.
BTW I ended up choosing Dauin Negros but Bohol in another great choice.

Looking very nice, I see a few things that have been a problem for me over the years, firstly timber door jams- they sit on the ground and poor the floor around and what happens is the termites eat them from the bottom up😂, I suggest get the frames cut at floor level, secondly the wiring in the ground is a bad idea, eventually during heavy rain the ground gets waterlogged,water finds any holes in the conduct at yes you guessed it , burnt out wires, very difficult to replace, good luck😂

Cool Design Bro! Total Bardominium! Easy Construction. I've always thought those would work well in the PH. Caution though.....all that open space and glass is NOT energy efficient. But it looks awesome! More fans! And just isulate the roof make sure the glass is highest energy rating you can get. Rain hitting a metal roof is LOUD! I would recess those can lights. But love that design. Barndo in Bohol! $55K is a smoking deal! Even with only 40% protection.

Quite like the sound of rain on a tin roof but we do have a 1ft cavity and the inside will be lined with wood and amakan and we have insulation between. The glass I will certainly look at getting a high energy rating. We have 1.5m eves which give us some shade and left some trees that provide more shade. And we have open areas covered with mesh for air flow. Some great feedback thank you!

@@UNKNOWN-un6nz Need a few pages and there are several measurements, but most applicable in tropical environments would be a glass window or door that would maximize the sunlight coming in while minimizing the heat coming in....referred to as LSG, Light to Solar Gain. The better the EPR Energy performance rating will result in lower energy (A/C) usage to keep the space cool....and with vaulted ceilings as well there is more air to move and cool than with a flat ceiling. Thereby also contributing to higher energy usage. But I love light, glass and high ceilings too! It just requires more engineering calculations. When you combine a metal roof, vaulted ceiling, lots of glass, and mini-split ACs, it could quickly become a "greenhouse" when the sun hits it. And in the PH, the sun hits hard and energy is expensive there, so best to have an engineer run the energy calcs.

@@CORELLAHOMESTEAD Another item you may want to consider is wiring your electrical panel for a fast "generator" switch over. Lots of brown outs there and its good to have a backup plan. Look at what is happening in Siquijor right now. The whole island has been without power for ?2 weeks?

Under 55k that is quite an accomplishment :) I found it hard to locate land their. Everything shown to me was over priced. 3M for just the land. I simply walked away. I had a friends buy 5 hectors for 5K once.

Bro your in a flood plane no doubt, I’m in a 2 story mini castle with roof top Garden, did it for 4.3 all Double Steel concert, Did it myself with a locals and farmers in a year, I think you can do it, it’s one level, Don’t ever drink the water, That tank is a cross connection from hell with your ground water issue, Worried your in a flood area,

Hey mate, thanks for your comments. We asked the neighbour who has been there 45 years and hasn’t flooded in that time but we positioned the house at the highest point and built up another 80cm. The septic is behind at the rear at the highest point. I’m optimistic that we won’t have any issues but then who knows :) Cheers

i would never trust anyone to 'build it for me' but if you are doing the work with a few laborers and designing it and supervising every minute of every inch of it. ALL GOOD !

Of course, but for your safety check the location, anything happen if you have good location your property values goes up plus its easy to put in the market. Most foreigner are not aware of location wise in philippines. Carefully so your won't regret later once relationships don't work
Thanks for your comment. We’re really happy with the location. It’s only 15 minutes to Tagbilaran town with everything we could need, yet it’s very quiet and peaceful. The same size lot in Tagbilaran city would be around 10-15m so Im happy with the price and investment considering resale value. However this is a long term home for us. :)
I hope your location is not a flood prone area. Having a 2nd floor here in the PH is somehow a must due to frequent typhoon that comes yearly.
Checked with the neighbour who has been there 45 years and no floods but you never know. Its raised 80cm and well above road level. So fingers crossed!!

The architect was 45k which included all the drawing required to submit. Then the occupancy permit OSS around 6k.

Do everything you can NOT to use wood anywhere in the house. Termites are a very big issue in the Philippines. I love Bohol and we are also considering a home there.

Hi! The drainage as I stated in the video was an extra 300k. But everything else, electrical, plumbing etc is included. We have to only buy appliances like aircon, stove etc. even the kitchen cabinets are included.

cant see if they put 135 degree bends in the rebar stirrups of the columns, too late to view that, did they put rebar reinforced concrete headers over all the doors and windows? its too late to tell, the one i could sort of see didnt look like it. all the important things to check for are all covered up at this point. didnt get to see the foundation or how the sheet metal roof was attached to the ring beam. i like hardwood 2x6 truss roof with 3/4 in plywood and corrugated metal on top myself, those metal ones dont look like they could deal with a typhoon to me.

Thanks Bill! The land was 1.3m which is about $22,400 USD. Will post a floor plan in my next video but pretty much it’s 5m deep and we have chosen to make the bedrooms 4m wide (20m plus a 4m x 2m bathroom) to save costs as the maximum length of the beams are 4m. Then the living area is 8m wide with a 8x2m pocket garden which also has the laundry and outdoor kitchen. Hope that helps :)
Is it safe to live in a rural area like this? I would be worried about jealous neighbors or people passing by.
Absolutely feel safe there. Neighbours are all lovely. You never know but I feel less likely to be robbed or have trouble there than back in Australia.

Nice design. To answer your, NO you cannot build a home like that for less than $55k even if you had your own crew and not the additional cost of a contractor. Final cost will be substantially more. Some materials are lower cost here but for custom windows the cost will be quite high. And quality fixtures are also quite high.
Oh ye of little faith :) We are half way through and on budget. The budget was set by the architect with a detailed breakdown of costs and he’s still confident to deliver on budget. We have decided to go with polished concrete floors etc to reduce costs but the door and window frames will be powder coated aluminium, standard sizes to keep costs down. Ill share the full quote in a future video but we WILL complete the house for $55k. We have added solar and will probably add fencing too so we will exceed $55k overall but those are optional.

Don't know if bamboo will be a durable material . It depends how they got treated to protect them against termites or other destructive elements. Just be aware of those.

I don’t find it restrictive at all, even though it is technically. This battle of “restriction” is in the head. It wouldn’t be an issue if we were alive 5000 years ago when you had no choice. Fruits, nuts and all the extra things you mention were seasonal, now they’re all year round. A successful hunter only ate meat and these extras are “emergency” food and that’s the way you should look at it. Optimal is meat only. Our bodies are exactly the same as they were 1000’s of years ago. Only our environment has changed and that environment has fucjed with your heads.

Your going to have fish on your property? Large amount of Water is the worse thing if you don't want mosquitoes. I think you will have more mosquitoes 🦟 that the fish can eat. You should grow plants around the water that repellent mosquitoes and put up a couple of bat houses up to help with mosquito control. ✌️❤️🙏🙏🙏
Thanks mate. Will definitely look at planting mosquito repellent plants around the pond. The reason we decided to put fish in the drainage was to reduce the mosquitoes from the fish eating them. Hopefully it won’t be too much of a problem!

The locals will start pushing the prices up if foreigners keep advertising how cheap it is to build in the Philippines.
Bloody foreigners letting the cat out of the bag! Hopefully prices remain reasonable. They have a lot of competition so should stay competitively priced, plus I think they are happy to have the business.
