Less Than 4 Weeks to Go! Dream Home Progress Update + Land for Sale in Bohol
With less than four weeks until our February 26 completion target, we’re back in Bohol for a major progress update-and so much has changed! Over our three-day visit, we went plant shopping and witnessed some incredible transformations in the home:
🏡 The amakan ceiling is up-and it looks like a giant piece of artwork!
✨ Floors are being polished, giving the home a sleek, modern finish.
🌿 Bamboo walls are installed in the bathrooms and pocket garden, bringing a beautiful, natural touch to the space.
🪟 Glass is now in the bedrooms, making the rooms feel more complete.
🪴 Plant shopping (and a little ‘borrowing’ from April’s Aunties!)-we picked out and planted greenery for the pocket gardens.

Lovely home. You mentioned Bohol, was your architect and contractor from Bohol? Big question is are you happy with the quality of workmanship of the contractor? Reason i ask is i am looking for all this in Bohol too.
Hey mate, we found the architect/builder in Bohol. They did our friend’s house and we loved it and interviewed 3 architects and are so happy we went with them. They designed and built for us. Their workmanship has far exceeded our expectations. In a lot of cases, things they have done are even better than what I would have gotten in Australia at a fraction of the cost. We’re very grateful for them. They have become quite busy from inquiries from the videos though which we are happy to have helped their success. They have a website now www.cndesignandbuild.com. Would highly recommend getting in touch if you are looking at building in Bohol. Cheers! - Matt

You have a very good contractor if that's the case. In big cities, that budget is only for fence. It's hard to believe you build that house that much only. I-Beam alone already cost from P13K - P28K depending on the size and I'm seeing P7K in your estimate. Make sure they're not substandard material from China.

Hi, the bedrooms are 20m and they lead out to the bathrooms. What made you think we didn’t have bedrooms? 😊 I did show the bedrooms in the video several times but maybe the video was too long and you fell asleep? 😴 Thanks for watching though :)

Absolutely beautiful house! Hang gymnastics rings off the cross member beam... Stairs in pool seem little bit sketch...quarter round stairs from the corner may be better, no sharp corners ... Looking forward to the landscaping!

Matt, the glass roof is it polycarbonate Twin wall hollow board if so, I would strongly advise you to seal both ends with a breedable tape. It will stop bugs getting inside and nesting and it will also stop it condensating both of which looks Unpleasant😅 i’m speaking from experience. I built a large greenhouse which now looksl Unsightly😅

Hi Matt, looking good love the bamboo and I think it’s a good idea to add that extra roof panel over the washing machine just wondering if you are going to put a filtration box behind the tilapia pond . If so, I would recommend a series of sponge filters you can use the fish pro to organically fertilize your vegetable patch. They will grow like crazy.😊

My partner is also aussie and we are building in Samal Island..We also love villa look. Hope we can find a good contractor and architect.

Looks amazing! We had an older rental house in a wooded area similar to yours and our bathroom had open spaces where windows should have been. We had quite a lot of mosquitos that liked to be in there. I guess one reason is the dampness and that it is cooler in there. Wonder if there is something the builder can do to stop the mosquitos from coming in to your open bathroom without seeing a screen.

Hey Simon, it really depends on whether it’s constructed as part of the build. As it was in the terrace, there wasn’t so much excavation required and ended up costing less than 350k but if you had to dig etc as a fresh job, might be more. Really not sure sorry :)

YOU SHOULD REALLY BUILD THE SWIMMING POOL STAIRS FROM WALL TO WALL ON THE CORNER SO WHEN YOU ARE STEPPING DOWN YOU CAN'T FALL TO THE SIDE. LIKE A CRESCENT MOON FROM THE CORNER TO WALL TO WALL..😮
Hi! Initially they were going to be corner stairs but to make the size of the steps safe, it was going to take up 1/4 of the pool. That would have been ideal but went with these instead. Cheers - Matt

Hello from Roy in Scotland. As you are visiting a garden centre you should buy and plant lots of Lemon Grass right around your house because mosquitos hate Lemon Grass. Less chance of being bitten and catching malaria or denge fever. 😅❤

Sensational build,people from the southern hemisphere understand the tropics a bit better than the northern hemisphere people,I live in Queensland and visit family and holiday in the Philippines for a couple of months a year and even though we have some land on Bantayan Island we'll probably never build on it,if I had a suggestion it would be longer stalks on the ceiling fans maybe,again, Sensational house 👌

Thank you! Were actually in Malaysia from Feb 18- March 2 so all good if they go over a bit. Plus we have added extra stuff like fencing and making the guest house more premium so would be understandable. The music we were and had composed. The land price is actually pretty insane. Not just there, but since the mass wave of foreigners moving there land has become jokingly overpriced. I guess technically if that price sticks or gets higher then it's not over, but actual price now. But my point still is that for a pretty tiny lot for the price that's so overpriced when you compare cost of living like food, services and such. That 3000sm lot is about .75 of a single acre for US folks reading, and for that the cost is roughly $91,500. Just numbers-wise that is literally ridiculous. Almost 100k for not even 1 acre of raw undeveloped land. It's not like all utilities are conveniently right there to setup, it's down a tiny dirt road that gets wildly muddy for half the year at least. This sounds like I'm just complaining but I am merely sharing my thoughts which I have the right to do. I am moving to PH in a couple months myself and have done a vast amount of research and planning so I also have thought a long time about land cost and watches the massive skyrocket that has raised by maybe 1000x faster than most other cost of living items. I am hoping to find something just a bit further from a major hot spot because those are the worst areas where the land owners and the govt have turned into sharks. If I am driving anyway being 30 min away instead of 15 or 20 is no problem, especially if I find something like an old coconut farm over an acre of land and flat for around 2000 US. And no agents also trying to make their cut which on that there is no laws on a limit so they would get the land for 2k from the family then lost it for millions.. that's exactly what happens like in your area. And it spreads out as the rich local tries to buy out the outskirts.
Hey mate, completely understand and agree. The prices of property here are completely disproportionate to the cost of living. I keep wondering who are the people buying. The lots we showed are comparatively very cheap compared to lots available in Tagbilaran town. Ive seen 800m lots for 9 mil! I remember a few years ago I was in Siargao and looked at lots. Was a 700m lot and they wanted 9.5m! I went back to Australia and bought 68 acres for the same price I think there are still bargains to be had here but a lot of people think their property is worth more than it is. Property prices are crazy, it started back in 2008 when the u.s had issues. It carried over into this market because most of the land owners have property in the u.s. what everyone forgets is the Philippines is a big island in the middle of the ocean and the land is not getting bigger so when people start showing interest greed kicks in!! Prices will continue to go up but there will always be someone who needs to sell fast and that will you find the deals. We have numerous properties and we buy and sell all the time, condos included, and prices are constantly rising because of the world we live in… good luck
Lovely design, guess it is your plan. Rarely people do aircon less building structures. If I have a strong telescope I might see your house from my place - I am on Cebu and at night I can see the lights of Tagbilaran. In my house there is no such thing as aircon as well and my bath is without roof as well. My wife was shy at first as she said that abat could see her when she takes a bath...
