      And what a list it is. I live in the area and know it well, so here's a low down. Royal Oak. Solid family town. Costly. Royal Oak Township (Not to be confused with Royal Oak ). Good investment possibilities for up and coming Slum Lords. Ferndale. Soon to be known as Wokeville. Southfield. Sturdy working mans land. That's about it. Detroit, Southeast Michigan and Michigan in general is ok. We have lousy roads. Two seasons, winter and the Fourth of July. We have Taxes, and crime, just about come in second in everything and if this isn't an incentive to move here, we have the Lions

    I want to thank you for the wonderful and entertaining videos that you have posted about living in Michigan. You were very helpful and instrumental while I was in the housing market.
    It was through your videos (and one other significant persons videos) that I was able to understand some important aspects about the home buying process. The 2021 housing market was very tough and tougher for a V.A. buyer. Your videos helped me to understand how to navigate in that difficult market. One of the most important things that I learned in your videos is how Proposition A works.
    I was able to ensure that my estimated escrow was closer to what the uncapped property taxes would be and avoid having a significant house note increase from underestimated property taxes in my closing disclosure. I think that your videos provide a wonderful and entertaining public service to prospective homebuyers.

    Surprisingly high the taxes in MI. In CA housing is 3-4 X higher but property taxes seem about the same! Great vids!

    I'll have to remember to check mils in the future when we start investing in rentals. Got a home almost identical to the one I grew up in, in the same city, so I knew what to expect roughly in yearly taxes and ins..

    My wife and I love watching Paul’s videos. It’s often how we spend our “us” time in the evenings while our kids are doing their homework. He cracks us up…and we learn a lot about the areas around us. We still think Grosse Pointe is THE place to be, but we like to keep that quiet.

      Its the Homestead tax which means you dont pay the school tax if its your primary residence.

    Look for industrial areas...reasons for taxes being lower for housing...industry pays a lot of the tax base...as in livonia

    Income tax, property tax, and then sales tax! And they complain about Europe! At least in Europe they have social benefits, including universal health care and virtually tuition free universities.

    Westland has turned into Detroit Lite..... I left in 1985 (joined the military) and NEVER returned, but at that time, EVERYTHING was shinny & new.... The Restaurants, Hotels, Malls, stores.... Everything!!! Visited in 2017.... What a DUMP.... The buildings, stores, everything was FILTHY DIRTY....! It looked "almost" Like the East side of Detroit (Not recent Downtown).... And 8 / 10 people living in Wayne County has a terminal case of TDS!!!!

    Clinton twp is my favorite for low taxes. I bought a foreclosure in 2009 for $11k cash out the door and pay around $1700 per year. My last house was 125k in same area and taxes were about the same. Id never buy in any of the cities you mentioned for tax reasons and inflated house prices for lousy old houses. I know people in detroit that have large old houses in crappy area and they pay well over 7k per year and that was 5 years ago.

    I live in a home in the city of Detroit. These prices are based off city assessment. A 200,000 house in the city is not taxed as a 200,000 house by the city..... so your numbers a a bit inflated. No one is paying that kind of money in property taxes in the city of Detroit.

      If you're a current resident and have been for a while, your taxes are capped because of Proposal-A. Any new residents of any city in Michigan experience "uncapping" and their taxes 🚀 up to the current rate. It's good and bad for Michigan.

    I've lived here in Southfield for a good chunk of my Life. The Public schools weren't so great when I attended-back in the Seventies. They have Not improved. The sports scores are going Up, while the SAT scores are going Down. And, yet-we have the High Property taxes.

    How are taxes in Huntington Woods, Berkley and Oak Park?
    With Huntington Woods it’s only Berkley Schools, ditto Berkley, but Oak Park is in 3 different school districts - Berkley, Oak Park, and Ferndale.
    How are they for those ones?

      Canton isn't too bad. It's about the same as Livonia, Farmington Hills and other communities. You'd pay a lot more in cities like Grosse Pointe.

      Canton ranked number 7 in the State on another ranking. I pay over 8k a year in property taxes.

    I thought all of Royal Oak Township, Oak Park Schools was incorporated into Oak Park proper. Also, I used to work for the City of Ferndale years ago and I felt bad for people who thought they were getting a deal by buying a house on the east side of Woodward, near 8 Mile. (This was just after the housing recession 2007-2008) I'm talking about $20 to $50,000 and the taxes were listed minimal. They got quite the surprise the next year when they learned that there taxes would double or triple what they believe.

    One thing about your video is inaccurate... specifically about Westland but the Inkster school district. Inkster no longer has a school district at all. It was completely dissolved in 2013 or so, and the kids were sent to Taylor, Romulus, Wayne-Westland, and Westwood depending on where they lived in Inkster. So... the Westland residents who were formerly in the Inkster school district aren't anymore, and haven't been since 2013.

    How does the city know if you are renting your house out versus if you are living there? Maybe you go away for the winters and have a family member stay in the house & pay you rent during that time. How would the city even know? Or perhaps you live in another state all year round and have someone you trust living there without informing the city. How do they determine?

      If you own a home anywhere else, one of them will have to be your "primary residence" - if you own two homes, it's documented. Any other home aside from your primary will be considered a "non primary" and taxed at a higher rate.

      Taxes are insane in Ludington. If you are not homesteading plan on a combined tax bill of around $3,000 for a SEV of 50K. They are lower in surrounding townships.

    I think its good to have high tax rates for property that you are renting out as an investment as there are many people looking for housing. Rent prices have gotten out of hand to where it makes way more sense to ger a mortgage and at least you are building your kwn equity instead of building it for someone else. There really needs to be more rent control and more low income renting options like they do in Vienna.

    Used to live in ferndale and my ex still lives in the house he bought it 20 years ago and ferndale is worth it ..Wish I still lived there..If you want to live in a nice place you have to pay..

      I lived in Bay City for about 10 years. It's fine. It's not a wealthy city. Nice for a weekend trip, but boring to live there unless you just like to go to bars all the time. Midland is really boring.

    Most of the areas that you are talking about have gone downhill over the years. I would never move to any of them. I grew up in Berkley and have seen the many changes over the years!! Drugs have taken over Southfield. Jewish folks moved out and over to West Bloomfield and the folks from Detroit moved in and brought the drugs and crime to that city. Not a change for the better!

    Detroit downtown, safer and cleaner than the Detroit neighborhoods. The neighborhoods in Detroit look like a mash up of trash dump and war zone. I know because I've driven through Detroit many many times.

    And this man is telling my blatant aren't you story if you live in Detroit your property taxes depending on the area is not as high as he make it out you'd have to be living downtown virtually to pay that kind of money it's best to research for yourself. Speaking of her as a resident I've lived in Detroit I've lived in Bloomfield, Royal Oak Troy and Detroit is way cheaper not that is necessarily a better area that's important 🤦🏻‍♀️🙆🏻‍♀️👀🤬👎🏼💯🎥🎥🤬🤷🏼‍♀️

    warren where I grew up a dream,,now a war zone,,,,die in East pointe ,,,,, danger,,,, centerline high proprty taxes,,,,,, roseville soon an east pointe,,, the last safe place st clair shores but move in the safe sweet zone 11 mile and jefferson,,,,,,, oakland county terrible traffic and taxes,,,,,, richmond michigan a jem.........

    You obviously have shown the top places, money wise, to live. People who live in these areas have the money, taxes are not on their minds. They can easily afford them.
    As for buying a $45,000 house in Detroit city, let me tell you all watching, DO NOT DO THIS !
    They are small, shitty homes in crime filled areas of Detroit. If you can think of a crime, it's there. And let's not forget the moron Governor that Michigan has right now, this alone will make you mad every day.
