- Prestige Park Grove is a mega township recently launched by Prestige Group in Whitefield, Bengaluru and this video provides a complete details of it regarding model flats, pricing details, floor plans and many more.
The project spans in the land of 72 acres with 19 towers and 88 villas with 80% of the space as open. The pricing starts from 65 lakhs upto 6.4 cr for 4 bhk luxury villas. The different configurations are 1 BHK, 2 BHK, 3BHK and 4BHK.

Many congratulations. It’s a nice investment for living purpose off course. We do have booked 4.5bhk there and it’s an amazing property no doubt. Definitely it’s quite higher in price wise but for living purpose worth it.
North Bangalore areas near to the metro stations including kiadb offer value at this time, infrastructure and connectivity is superb there and office spaces are coming soon

How will you get aspiration on a already highly saturated value? And on one bhk? Will you expect that you will get 40K rent from one BHK after 3 years? Bangalore is creating unrealistic hype and that becomes possible because of madness from consumers. “Yehi rate hai” - this terminology drives by the consumer so you prove the same. We, the consumers need to take a step back to realise that how unrealistic the situation is going.
And how exactly do you propose to take a step back? No offense in this question, but if your rents are sky rocketing people tend to buy their home and it becomes a chicken egg problem
Anything can happen in next 4 years.

Calculate the interest cost on that money and the capital gain tax at time of sale.
This is because everyone is running to buy a house. It's like a FOMO situation. Property market is in an uptrend right now. It will saturate when demand falls.
completely agree with this statement, may be "stepping back" means invest stock market untill real estate gets stable .

2. What is exact square foot of apartment?
3. What is RERA competition date and what is builder's commitment?
4. Did you get multiple options for 1bhk from builder or just one?
5. At what intrest rate you got home loan (in case you used loan)?

In my opinion whitefield is highly matture market. In comparison you will get better appreciation in Aerospace park. Upcoming metro to airport will be hardly 15 minutes away.
Are there good villa plot projects in aerospace park?

@@shri1527 I think the supply will overshoot. Real estate also works in cycles like all the the other markets. Sometimes demand overshoots but sometimes supply overshoots as well.

2BHKs are not available for sale as of now due to limited inventory and land owners demand
You are using EOI and booking interchangeably. Did you get allotment, booked the unit and gave cheque for booking amount OR you gave EOI cheque for your preferred unit ?
EOI cheque of 7Lakhs.

Ya seems fine only.
One cannot justify the price by comparing same micro market at same period of time. Compare it with same localities in city like mumbai. One can easily find that it is overpriced atleast by 2 times. Add the interest cost and one can easily see that it may prove to be a bad decision if done only for investment purpose.
Price is too high.. people are thinking it as investment after taking home loan... Calculate n understand by rent n you will be shocked.. if buying for staying purpose then fine but not as investment

Thanks for the video, I'm on the verge of booking here, but I came across news about the water crisis in the Whitefield area. How do these apartments address this concern? Have any measures been taken to mitigate the issue?
Water issues is a concern in East Bangalore.
Absolutely nothing... suicidal to buy.. these apartment need 10L to 20L water per day...

I recently saw news about the Cauvery water issue in Bangalore, and when Bangalore called for a Bandh, it seems people are overlooking the potential consequences. These builders will sell their properties and disappear after a few years, leaving the residents with all the responsibility. I remember living in an apartment in Whitefield, and we used to face water issues now and then. Even the flush water used to have a strong odor.
In the coming years, this year will be a desert, polluted, and worst infrastructure and traffic situation, avoid East Bengaluru if possible!

When everyone will have 2-3 flat in the name of investment and will think that someone will buy or pay illogical rent in that case all the best. Educated people should know that always the bubble bust, recent bubble was of start ups, next will be of real estate just like china
Ppg payment plan is somewhat wierd. Every 2 months it is mentioned 3.25% sale value installment. It does not specify the projected progress on each of the installment time. Usually builders v to project the progress at installment time. Cant imagine they building 1 slab on so many towers every 2months. May b possible but buyers should clarify that.
Prestige payment plan is like this only for all projects.
This is better distributed. Other builders are completing structure in a year and collecting 60% cost in a year.

Well I'd say the prices have now been saturated....prestige shantiniketan is one such example wherein you can easily get in resale at around 11k/sq ft....since its a matured area so dont expect significant appreciation on the top of interest you'd end up paying in the next 3-4 years
Property prices is always a cycle . Too high price this will not go to a level of 15000 or 20000. Property can never be an investment ..

This is not an ideal property to invest as already prices are too high..it is being sold at a price of after 3-4 years.
Buying any flat at that price is not at all a good financial decision
1. Roi can never beat this from rent
2. Builders will keep building new such projects so old properties might not be eye catching once it's old.
Only way it can make some sense
1. You have liquid cash and can be a investor in early phase and sell for a profit once project completes
2. You are very rich and want to ha e for own use

Thanks for the informative video. We were lucky to book a 4bhk with Sobha some time back in Whitefield (near Hope Farm). It’s shocking to see how quickly and maybe unreasonably the prices are going up. Park Groove looks great but the pricing is just way off

EOI and Booking are two different concepts.. EOI doesn't mean the flat is allocated to that person and it cannot be legally until its officially launched and RERA is given.

Wat appreciation value u can get in 2027 it is very negligible…. Why would people buy 1 bhk giving 1.2 or 1.5 cr after 4 years …even builder will stop building 1 bhk after a period ..u must have buyed 2 or more if you are looking for investment.
