If someone can afford it, having a children's room is a game changer. i grew up in joint family and slept in whichever room i was at 10pm, with my parents, my Dadi, my bua so i didn't require a bedroom but had this room dedicated to myself for playing and study purpose. Not having a bed makes a room very spacious and I could always play with my friends there without making a mess in main living room, so yeaha win win.

However one thing that bothers me is that house help is completely ignored as if they don't exist. Even 5-10 seconds of screen time will make them super happy. Please consider this for your future episodes.

I'm a local Bangalorean and trust me you're well off in Shillong. This apartment might seem superb and it is (probably the only builders who make amazing places to live) but the rents and purchase prices are insanely high. Lot of money also means tons of stress. So it is always a balance.

Rental and deposit amount also depends on the fixtures provided in apt which involves lots of cost on part of landlord. 3. Most of the people who buy nice apts as investment and let it out are not around in vicinity or even the city, so it becomes very difficult in startup culture to find out whether they will be actually able to pay up the rent hence so much background etc which might not be the case for regular jobs, regular married people, or singles(same genders) occupying on sharing basis,…as is shown in ur videos culture of blr has become bps progressive ,live ins,living with work partners and so but not most of the landlords are that progressive
In a town where 3bhks average a rent of 30-40,000 Rs, 2.5 L is considered Daylight murder not robbery. Most average people haven't heard of such rentals. But Whitefield makes you cough up so much plus Total Environment the builder sells at 40 % premium on flats in an already inflated apartment market at 50 % bloating. The house owner even after renting this house for 20 years wouldn't have cleared the loan while fully paying the rent to the bank.

One thing which would concern me is the water supply and electricity reliability. This topic should always be broached during the apartment tours by Money Control. I live in the USA and have heard horror stories about water supply and power cuts in India.
Your concerns are very much valid. Karnataka used to have 18hrs of power cut once upon a time, and summer water shortages are a reality. However the other reality is that being the capital and money cow, Bangalore is taken care of. So you see only a little power cut and some water scarcity. Please note, even the cheapest apartments/most homes in Bangalore has underground sump storage for water. Apartments like this will have massive water storage, sewage treatment plant, and even water purification plant. Hell even if you buy all your water in tankers, it cost a couple of thousand bucks a month max!, which is what 25$?. The association will take care of all logistics, you just have to pay it as part of maintenance. Any good apartment worth it will have 24hrs power backup, and you might even not know that power is not there. Just add another 500 bucks for diesel as part of the maintenance. Well, one of my friends apartment got power connection after 2 years due to some issue, and they lived all these two years on generators with no issues. In west the govt will provide you all these facilities with tax money. Here in Bangalore, you pay the cheap price of 50-100$ a month to get 24hr running water, uninterrupted power, street light in common area, pool, gym, club, cleaning and house keeping of common area, very good gate security (you will have to approve every visitor trough a mobile app). So long story short, these are non issues even for mid level apartments in Bangalore, so it does not make any sense for Moneycontrol to tough at this topic in super luxury apartment tours.

@kedarisgreat It's not. Please check the rents for fully furnished 2bhk apartment in Candeur Signature. And I forgot to mention that the split is 45k rent and 5k maintenance. It won't make much difference in my above calculations though :) Recently, the rent has increased a lot in that area due to new projects that have popped up like Prestige Lakeside Habitat and Brigade Utopia. I believe rental yield of 3-6% of the value of the property is decent. Someone mentioned this property is above 4cr and can go up to 7cr as well. Even if I take up 5 cr cost, then this tenant is paying only 6% rental yield, which is within range of Bangalore.

So this person bought the house next door from the owner who rented out to tenants already staying there. If they for some reason want to shift to their own house, they have to adhere to how long those tenants have to life or ask them politely to leave ?
In the US cities, renters need to either furnish salary payslip or bank statement(if you are a student). They need to know if you will be able to make future rent payments.
What you dont hear about is the maintenance fee these guys pay. It'll be easily close to 40k to 50k per month. You really need a LOT of disposable income to afford this. Total Environment is amazing. So is Good Earth. Hope more real estate developers create beautiful buildings. So much monstrosities out there.

Any good apartment worth it will have 24hrs power backup, and you might even not know that power is not there. Just add another 500 bucks for diesel as part of the maintenance. Well, one of my friends apartment got power connection after 2 years due to some issue, and they lived all these two years on generators with no issues. In west the govt will provide you all these facilities with tax money. Here in Bangalore, you pay the cheap price of 50-100$ a month to get 24hr running water, uninterrupted power, street light in common area, pool, gym, club, cleaning and house keeping of common area, very good gate security (you will have to approve every visitor trough a mobile app). So long story short, these are non issues even for mid level apartments in Bangalore, so it does not make any sense for Moneycontrol to tough at this topic in super luxury apartment tours.

There should be some government regulations in deciding the rent of a house or an apartment , as usually most of them end up paying more to the owner. It affects more the middle and growing up classes rather than the super rich.

I rent my 1200 sqft 2BHK apartment in Varthur (way outside main city) of a B-grade builder for 50k a month. This is a 4800sq ft apartment with a top tier builder that too in a posh locality close to the tech parks. Just considering that the size is 4 times of my 2bhk apartment, the rent is super cheap. This is also nicely furnished and probably the cost of the flat would be over 3.5-4cr making the rental yield within range of what other smaller projects offer. Everything is relative and if you look at that way, 2.5lakh rent for this 4800 sqft luxurious apartment from a tier 1 builder in city centre is a good deal.

@kedarisgreat It's not. Please check the rents for fully furnished 2bhk apartment in Candeur Signature. And I forgot to mention that the split is 45k rent and 5k maintenance. It won't make much difference in my above calculations though :)
Recently, the rent has increased a lot in that area due to new projects that have popped up like Prestige Lakeside Habitat and Brigade Utopia.
I believe rental yield of 3-6% of the value of the property is decent. Someone mentioned this property is above 4cr and can go up to 7cr as well. Even if I take up 5 cr cost, then this tenant is paying only 6% rental yield, which is within range of Bangalore.
what about traffic in whitefield? its like living in an island amidst traffic outside? just see 3 years down the water situation in blore and the traffic...by the way tomorrow is strike for cauvery water

So this person bought the house next door from the owner who rented out to tenants already staying there. If they for some reason want to shift to their own house, they have to adhere to how long those tenants have to life or ask them politely to leave ?
