This area defence colony is the cream de la crem, its got like he said old bangalore class with new design.. the rent is well within the mkt . Deposit ,well its tge 20 lac or 1.5lac rent .. not really ripped off just a another structure.. not all rentals are like that..

To fix electricity now 50000 deposit +bribe.. now house no electricity lying vacant.. total loss 4 lakhs
No. You are sufferring because of an inefficient legal system. It does not make it easy to eject unpaying tenants. So, owners try to safeguard against non-payment of rent, damage to premises etc by a largish deposit. Blame the govt for not providing an effective redressal mechanism that is fair to landlords - who invest huge amounts in places. A place like this in Defence Colony Indiranagar will easily cost 5-6cr. Would you handover 5cr rupees to someone for interest, without an guarantee that you will be able to get back principal with interest?

I stayed in Defence Colony between 1994-2001. My starting rental for a 2BHK in 1994 was Rs 8,000 - which was a king's ransom then. When I left Defence colony, I was paying nearly Rs.20,000/month as rent. So, to anyone who is surprised about the rent - IT HAS ALWAYS BEEN EXPENSIVE. but recently it spiked even more.

Excellent Residence really appreciate but the concerning part is what is the sense and Concept of deposits of more than 15 times of monthly rent. There must be provisions in Model Tenecy Act which must place a Bar on Maximum deposits in commercial and residential properties.
I'd say other than the deposit (which should be 10 months), rent is quite ok for a 2100 carpet area home (2500 sqft super built), I've given a flat half the size for 50k + 5k maintenance, also in an ultra posh area, so double that for double the space is fine. A 1500 sqft flat in Mumbai prime area will cost 2L rent easily.
I’d say 80k-1L since it’s 10 steps from 100ft road and 6-10 months of rent. Same as what other landlords are charging in that area that I have interacted with.

There is no way this place is 2100 sq ft carpet, its more like 1100 sq ft carpet. 2100 sq ft carpet area is where brands like sobha, prestige build 4bhk+ servants quarters, with huge balconies. I fail to see where all the space went in this apartment if its 2100 sq ft. 2. The running rate in indiranagar for such properties is around 1 lac max. They seemed to be paying atleast 30% extra, which they claimed is the reduced rent. What?! 3. 20 Lakh deposit, which is 15 times the monthly rent, is just unheard of!. For some perspective, big brands that build high rise apartments with dozens of amenities offer 3bhk apartments for 2 crs. 20 lakh could have been the downpayment for such projects. 4. They say dont believe in renting because they want to move around freely. Last time I checked there is no burden of taking the house along with you when you move to another place. Tons of people who live in different cities rent out their properties in bangalore. I would rather pay 20 lac as deposit and 1.3 lac emi for my own high rise unit at a brand project. That would give me a property after 20-25 years which I can use rent free for another 20-30 years, or get rental yields for life if i dont intend to stay there. None of this makes sense! On the good side, I like how the house is so minimalist. Amazing interior design in a time where people tend to over design their houses. Looks classy!

Kengeri is definitely better than Indiranagar when it comes to traffic, air and noise pollution. The connectivity is good with a 20 minute ride to CBD by Metro. I forgot, that this kind of crowd never gets into a Metro or bus. It is because of this reason, that Bangalore's environment has gone for a toss. Magic Bricks can showcase game changing projects like Suburban Rail instead of showcasing insensitive Noveaux Riches who live in their cocoons.
I stay close by to Defence colony. This area in bangalore is most sort after, even before the the IT boom happened. It's been very peaceful, serene, calm since the inception 80's . The civic infrastructure and centrally located, along with the culturally aware residents is what sets this apart. Jayanagara and HSR layout are also few of the pristine residential gems of bengaluru. ❤ Namma Huru..
I'm a landlord in Bangalore but 20 lacs deposit is insane. BUT having said that, it is Indiranagar and unfortunately the startup boom since covid relaxed has essentially made rents in Bangalore crazy. Only few areas like Indiranagar, Marathhalli, Electronic city, HSR etc where there are tech companies that the rents are this super high. And if people are willing to pay this kind of rent and deposit cos they have the money, that sort of ruins it for others who cannot afford the same.
Carpet area is 1250sq ft max. Doesn't look at all like a 2100sqft. At this cost they could have bought a house ! Locality is no doubt very good, but the deposit amount is insane.

This is an insane amount they are paying for defence colony and the house certainly does not look like 2100 square feet carpet it's more like 1300 sq feet. Also what is the maintenance he is paying for this flat. 1.3 lakh is very expensive the rentals are more in the area of 70-80k and the landlord has clearly fleeced you Tejas by charging 20 lakhs as sd. That is criminal as the sd is usually 6-10 months rent as deposit. I think landlord has capitalised on your lack of options and fleeced you guys big time. As you are now staying in indiranagar keep an eye out for renewal time you will get a much better deal than this. In an area like say 13th main road a 750 sq feet unfurnished older construction house comes for 28k a month plus 1.4 lakh deposit. Keep that benchmark in mind. In 1sr cross road where Tejas lives an apartment like the one he is staying in should cost about 70-80k a month and say 10x rent as deposit.

nope. a "posh" apartment today in Bangalore will easily cost upwards of 2-3 cr and wont be anywhere close to the heart of the city like Indiranagar. and 1.3 lac rent for 5 years even with a 5% increase every year will come up to only around 1cr. And since they have no plans to settle down in Bangalore, renting makes sense. It's like saying one can purchase an entire commercial building in some area than renting an ok sized shop in a big mall. Location matters.

I came over to check this video shocked by the rent. Rent in indiranagar has been always high - back in 2013 it was 40k for a 3BHK duplex. But even going by the passage of time, this cannot be more than 80k per month at the most. if the tenant had taken into account the property rates/ sq ft - it would have not been difficult to estimate what the rent should be. This is not the best of best area like Lavelle road or such. Mumbai folks might find this acceptable, but if you are in blore, its different. There are very reasonable rentals n deposits. Also, a thought aside - why could not this be on lease of 20lacs?! i am at a loss to u/stand what sense brought the tenants to rent this place!!! Besides, the carpet area doesn't look like more than 1300 sq ft - built- up not more than 1700. On the positive side, he can always move out. I hope this isn't a locked-in contract.

I personally know someone renting at walking distance from this building, newly built society, covered parking, quiet neighbourhood and well lit 3bhk paying 60-65k for rent and a 6 months deposit. The owner is a tough cookie though, internet, cable, car cleaning, all by predefined vendors only. I highly doubt this flat is 2100sqft. 1200sqft would be more apt from what is shown on the video. I feel the brokers took the best of you guys. It would have been better to live in a hotel for a month and do a focused search rather than flying multiple times to find a property. The decision seems rushed and not well evaluated probably because of limited focused time for search.

Its always is choice between pretentious you want to be, the location you chose Vs the money you wish to spend. For 1.2L I would get rent a lavish bungalow or a villa in some quieter parts of Bangalore but again that would make me travel. If I had to work in Indiranagar, I would chose a apartment close to any of the localities on the purple line and that solves the problem of commute. I would have got a apartment for 30K with savings of 80K per month. Also save a lot on the deposit too!!

EMI would be around 1.5L/month So the owner is getting 1.3L per month rent+ ~12k interest even from basic FD on the deposit money. Overpriced is an understatement.

Being a native Bengaluriga, I find it odd that, nowadays, people are struggling this much to find a home for rent. In our 80s and 90s days, it was bit tough to find rentable home, but not this much as somone has to go through 60-70 homes!!. Our city - Bengaluru - was so much better before this IT/BT invasion!! The standards and expectations of both tenant/owner are so much nowadays.
the 80s and 90s houses are now old and no one wants to live in them. Back then, all of us had similar financial backgrounds but nowadays the difference in pay for 2 similarly aged people is insanely skewed and people earning more want a better house. And landlords dont want to renovate the old houses cos the cost of renovating will take a lot of time to be recovered from rent. And many new apartments are not well designed and built. And this couple wanted a house in Indiranagar, so that reduces the chance of finding a good one even further.
The problem with not having kids -- despite all it's advantages like financial liberty, freedom, etc -- is you're at the risk of being alone in your old ages, especially when sick and dying.

Excellent Residence really appreciate but the concerning part is what is the sense and Concept of deposits of more than 15 times of monthly rent. There must be provisions in Model Tenecy Act which must place a Bar on Maximum deposits in commercial and residential properties.
Concept is Owner knows he will get people who will pay and he can earn the interest too.

I'd say other than the deposit (which should be 10 months), rent is quite ok for a 2100 carpet area home (2500 sqft super built), I've given a flat half the size for 50k + 5k maintenance, also in an ultra posh area, so double that for double the space is fine. A 1500 sqft flat in Mumbai prime area will cost 2L rent easily.
It's just a 1200-1300 carpet area home from the looks of it..

I live in Indiranagar just behind Leela Palace Hotel and 20 Lakhs deposit for this apartment at first floor, I just want to say landlord royally fooled them. No one asks for 15 month deposit, come out of that house dude. there are so many beautiful houses in Indiranagar which you can avail within 70k-80K. I still think this is made up numbers he is telling
This video is mind boggling. So many things just dont make sense:
1. There is no way this place is 2100 sq ft carpet, its more like 1100 sq ft carpet. 2100 sq ft carpet area is where brands like sobha, prestige build 4bhk+ servants quarters, with huge balconies. I fail to see where all the space went in this apartment if its 2100 sq ft.
2. The running rate in indiranagar for such properties is around 1 lac max. They seemed to be paying atleast 30% extra, which they claimed is the reduced rent. What?!
3. 20 Lakh deposit, which is 15 times the monthly rent, is just unheard of!. For some perspective, big brands that build high rise apartments with dozens of amenities offer 3bhk apartments for 2 crs. 20 lakh could have been the downpayment for such projects.
4. They say dont believe in renting because they want to move around freely. Last time I checked there is no burden of taking the house along with you when you move to another place. Tons of people who live in different cities rent out their properties in bangalore.
I would rather pay 20 lac as deposit and 1.3 lac emi for my own high rise unit at a brand project. That would give me a property after 20-25 years which I can use rent free for another 20-30 years, or get rental yields for life if i dont intend to stay there.
None of this makes sense!

And so what if rents in Rajajinagar is 35k? By that logic one can suggest Kengeri where it will be even lower. I could say you dont know wha you're talking to suggest Rajajinagar instead of Kengeri or Yeshwantpur.
Kengeri is definitely better than Indiranagar when it comes to traffic, air and noise pollution. The connectivity is good with a 20 minute ride to CBD by Metro. I forgot, that this kind of crowd never gets into a Metro or bus.
It is because of this reason, that Bangalore's environment has gone for a toss. Magic Bricks can showcase game changing projects like Suburban Rail instead of showcasing insensitive Noveaux Riches who live in their cocoons.
I stay close by to Defence colony. This area in bangalore is most sort after, even before the the IT boom happened. It's been very peaceful, serene, calm since the inception 80's . The civic infrastructure and centrally located, along with the culturally aware residents is what sets this apart. Jayanagara and HSR layout are also few of the pristine residential gems of bengaluru. ❤ Namma Huru..

I'm a landlord in Bangalore but 20 lacs deposit is insane. BUT having said that, it is Indiranagar and unfortunately the startup boom since covid relaxed has essentially made rents in Bangalore crazy. Only few areas like Indiranagar, Marathhalli, Electronic city, HSR etc where there are tech companies that the rents are this super high. And if people are willing to pay this kind of rent and deposit cos they have the money, that sort of ruins it for others who cannot afford the same.

I own my own home in Bangalore built it in 2001. I don't rent out anything. But, I stayed on rent till I bought my home and
I had stayed in 4 differrent houses before I bought my own, and I have excellent relationship with each of the earlier landlords. The rent was 1/4th of my income at that time. I had options to go elsewhere for cheaper rent - but I chose to pay higher rent to be closer to workplace.
Why should one complain about high rentals when one has a choice to go some 10km away for cheaper rent? Is there any divine right people have to get Cheap Rent homes in Central Business District??

To fix electricity now 50000 deposit +bribe.. now house no electricity lying vacant.. total loss 4 lakhs
This is an insane amount they are paying for defence colony and the house certainly does not look like 2100 square feet carpet it's more like 1300 sq feet. Also what is the maintenance he is paying for this flat. 1.3 lakh is very expensive the rentals are more in the area of 70-80k and the landlord has clearly fleeced you Tejas by charging 20 lakhs as sd. That is criminal as the sd is usually 6-10 months rent as deposit. I think landlord has capitalised on your lack of options and fleeced you guys big time. As you are now staying in indiranagar keep an eye out for renewal time you will get a much better deal than this. In an area like say 13th main road a 750 sq feet unfurnished older construction house comes for 28k a month plus 1.4 lakh deposit. Keep that benchmark in mind. In 1sr cross road where Tejas lives an apartment like the one he is staying in should cost about 70-80k a month and say 10x rent as deposit.
agree. I am a landlord and 20 lacs is insane. Rent I am not sure as the house looks very well done and new-ish and pretty huge at 2100 sft (looks much different on video). Rents have gone up like crazy in Bangalore since covid relaxation. I wouldn't have paid 20 lac but I guess so many of these startup people have a lot of disposable income and are ready to pay.
Sd as per the law cannot be more 2 months of rent. Just that it is not enforced in bangalore.

nope. a "posh" apartment today in Bangalore will easily cost upwards of 2-3 cr and wont be anywhere close to the heart of the city like Indiranagar. and 1.3 lac rent for 5 years even with a 5% increase every year will come up to only around 1cr. And since they have no plans to settle down in Bangalore, renting makes sense. It's like saying one can purchase an entire commercial building in some area than renting an ok sized shop in a big mall. Location matters.

Honestly speaking they are paying 80% of the rent to the locality and 20% to the house. Had the same house been in a different part of city the rent would be not more than 25K.
I came over to check this video shocked by the rent. Rent in indiranagar has been always high - back in 2013 it was 40k for a 3BHK duplex. But even going by the passage of time, this cannot be more than 80k per month at the most. if the tenant had taken into account the property rates/ sq ft - it would have not been difficult to estimate what the rent should be. This is not the best of best area like Lavelle road or such. Mumbai folks might find this acceptable, but if you are in blore, its different. There are very reasonable rentals n deposits. Also, a thought aside - why could not this be on lease of 20lacs?! i am at a loss to u/stand what sense brought the tenants to rent this place!!! Besides, the carpet area doesn't look like more than 1300 sq ft - built- up not more than 1700. On the positive side, he can always move out. I hope this isn't a locked-in contract.

We might be stingy with our road space in Bangalore but are way generous with our home space compared to Mumbai.
These numbers are absolutely insane. I personally know someone renting at walking distance from this building, newly built society, covered parking, quiet neighbourhood and well lit 3bhk paying 60-65k for rent and a 6 months deposit. The owner is a tough cookie though, internet, cable, car cleaning, all by predefined vendors only. I highly doubt this flat is 2100sqft. 1200sqft would be more apt from what is shown on the video.
I feel the brokers took the best of you guys. It would have been better to live in a hotel for a month and do a focused search rather than flying multiple times to find a property. The decision seems rushed and not well evaluated probably because of limited focused time for search.

Its always is choice between pretentious you want to be, the location you chose Vs the money you wish to spend. For 1.2L I would get rent a lavish bungalow or a villa in some quieter parts of Bangalore but again that would make me travel. If I had to work in Indiranagar, I would chose a apartment close to any of the localities on the purple line and that solves the problem of commute. I would have got a apartment for 30K with savings of 80K per month. Also save a lot on the deposit too!!

20L security, damn!!! That's a downpayment for 2cr apartment from good builders like Prestige/Sobha for a 3bhk(~1800 sqft). EMI would be around 1.5L/month
So the owner is getting 1.3L per month rent+ ~12k interest even from basic FD on the deposit money. Overpriced is an understatement.

Being a native Bengaluriga, I find it odd that, nowadays, people are struggling this much to find a home for rent. In our 80s and 90s days, it was bit tough to find rentable home, but not this much as somone has to go through 60-70 homes!!. Our city - Bengaluru - was so much better before this IT/BT invasion!! The standards and expectations of both tenant/owner are so much nowadays.

the 80s and 90s houses are now old and no one wants to live in them. Back then, all of us had similar financial backgrounds but nowadays the difference in pay for 2 similarly aged people is insanely skewed and people earning more want a better house. And landlords dont want to renovate the old houses cos the cost of renovating will take a lot of time to be recovered from rent. And many new apartments are not well designed and built. And this couple wanted a house in Indiranagar, so that reduces the chance of finding a good one even further.

Beautiful apartment but not at all worth the money and the deposit amount you have paid. For that money i would get a 3 bhk in a place like prestige shantiniketan or some other large high storey gated commmunity which will have all the amenities inside in whitefield or nearby. This place is right on the road with no security of a gated community .
