Nice one, keep going. Good content and decently explained . This may not answer most of the questions for new home buyer(in-experienced), but definitely helps get started. I must say, Coffee with ..... times gone, Beer with .... has started, that was cool. :D Thanks
Being a localite, few corrections. Whitefield is part of east Bengaluru. South Bengaluru is something like Jayanagar, Banashankari, JP nagar, Basavanagudi etc
Rental yield of 6.67% is nonsense.. It's assumed a person has 45 lakhs and is not taking a loan to buy a 1 BHK House !! Also, i don't see 1BHK options near to ORR for 45 lakhs.. Video is misleading !!
9000/sq ft is average price for lot of projects in ORR areas. and with build up area of 500 it would be 45 lakhs. Generally SBA is on higher side, that's why you won't see 1 bhk in 45 lakhs but there is no flaw with his math. and yes currently rents are very high in bangalore due to extremely poor connectivity and because of that yield of 6.67% is easily achievable. Also note when this video was recorded, prices would have increased by now
The good part is - scouting a property is very very important. However, this is typical problem with hosts earning in crores. He said, per square feet rate in Bengaluru is 10,000 sqft further he mentioned that properties are sold at launch. However, don't know how my poor IT fellow get good property with all amenities near 5K sqft. Not one, but many that in Bellandur, Marathalli. But they spent 3-4 years in it. Right timing is very important. We are in tech recession with lakhs of layoff happening every year. 10 years back - I have been told that rent will cross 1 Lakh for 2BHK. It never happened. Remote jobs are big game changer, all talent will get remote jobs in 4-5 years. You can see actual transaction registry prices in 99acres.
Yield didn't cover other maintenance expenditure, no rent months. Being bangalorean I see very hard to sell more than 5 years apartments. On a fair side, please include ROI on loan (8-9%), If I invest it in FD+MF+longer commitment. Please include slides and fair comparison rather than align one side and sell the property.
this video is Completely related to kids living in sarjapur... who never crossed koramangala to see bangalore city : exclude bangalore word from audio replace it with koramangala,,,viewers can check themself rent near kengeri is less than 12k for 3bhk
Miss Teenager, majority of people buying flats in Bangalore are in 20's. And when you are young, you don't have to point it out, be young at heart & mind.
You can haggle the prices if you have good connections with the builder. Like I got close to 17% discount on a range of plots (in Sarjapur) I purchased over a year back from one of the top builders in Bangalore! 🤷🏻♂️

@@vaibhavgupta1171 Rental yield of 6~7% is absurdly low.

1st time seeing a boy speaks more than girl. Girl has to improve a lot in hosting and boy in his real estate knowledge.
😂 why isn't this piece of sarcasm appreciated
Obviously empty vessels make more noise

The guy needs to get his geography right. South is not Whitefield it's Electronic City and Bannerghatta areas like Jigni, Anekal, etc..
Whitefield - East
Electronic City - South
The host is like a blank slate which makes these videos a learning journey.
This is so amazing Rashmi, quite insightful.
Wasted 40 mint of this video with knowing all that people already know
Nice informative interview. Good luck and cheers 😀
Great Informative video, forget the comments from nitpicking people, stay positive ! Good luck to the channel !
maintain voice clarity...issue with mic
It is saturated city now, water shortage along with traffic congestion and weather shift will only make it worse.

Rental yield of 6.67%. Are we really talking about hebbal and Outer Ring Road area😅😅😅
COOL
I liked "okayyyyy...." 😂
Interviewer is high😅
This guy is a straight shooter! nice catch on the twenties comment!
i am the only one whose not hearing anything after 18 mins or so.. lol
After 8 mins... same basic thing he is saying over and over again
Spilled many breans here.
This is like khane ke pehle haath dhona chahiye and khana plate mein parosna chahiye ..uske baad kha sakte ho ..
Boring and puerile
Auction sale is bank auction. Its not govt selling land
Yaar this is such a common information and boring conversation
This guy doesn't know much about Bangalore !!
Audio mono ho Gaya beech mein
What nonsense knowledge he is talking. For 45 lacs, 8 lacs for basic interior! And for the house that is for rent purpose.. Is he even real!!
True that, 500sqft mein max 3 lac ka interior that too mostly going to kitchen.
Anchor doesn’t know English very well and it is sounding borderline irritating
I thought I was the only one feeling this
