  • I see all these videos focusing on converting 36' long gambrel shed kits (not all that tiny in some cases) into small houses, and thought that we could all take a look at the other extreme of that- those VERY small sheds you see at the box store parking lots. Could something like this be turned into a cabin, airbnb rental, studio guest house, or even a full time tiny house? It all depends on what you're looking for, but yes, I feel it could be done- even in a mere 120 square feet of prefabricated space.     Deek you and I both understand working with small living spaces it's all about compromises.
    As my sweetie have gotten older we find we don't have the mobility we use to have. So what was fine 10 years ago is not working well for us today, so I've been doodling floor plans in the 500 to 600 square foot ranges. Keeping things useable and functionable is the key to getting around in your older years. People forget they will get old and may not be able to get around like they use to, they need to plan accordingly.

      Yes, time, physical capabilities, and needs certainly change. As they say "Getting old sucks, but it beats the alternative" ;)

    I lived in a 72 inch sleeper for 15yrs when I drove over the road..now I'm local... that's huge!!! That's why my wife and I luv tiny homes!!!!

    120 ft is huge if you compare it to a van. Have you considered building out a van as a tiny home? If you make that last more of a Murphy style bed you could have even more living space, or have the loft raise and lower with a winch, another idea out of vans/campers/boats. Make the bathroom one more of a 1/2 hectagon or octagon where it comes into the main space. A diesel heater would work for that space

      So would a propane heater. This always comes back to the fact you have to move. What's the rent payment going to be to store/park the shed. Think about that

    Maybe a murphy style loft bed that folds out of the way during the day.
    My BF and I lived in 8x12 for a year while we built our barn with a 350sqft loft apartment. It feels like a mansion compared to 96sqft!
    Plans are to live here while we build a small house(1 bedrm, 1 bath). Hard to get motivated on it when we’re comfortable where we are. But we are older and 16 stairs won’t always be easy.

      That def could work- though Murphy beds can be a pain over time and are often left in bed mode all day by many

    We have a spare room at our place it is an 8x12 home depot shed. We insulated drywalled it it added air conditioner (Arizona) and it works great for a spare bedroom set up like ur diagram. No toilet or shower. Our grandkids love it.

    Deek I am the owner of two of your books and learned from both. I built a 10x12ft shed last fall. It cost me about $900 for the shell plus what ever the floor frame cost. I made the walls from 2x6in.x 10ft. boards,better insulation and taller loft. I used balloon construction for the walls. So $4300 seems costly. I enjoy designing and building multi use furniture. Do you know of any sites or books dealing with tiny house furniture? The you tube site" woodworking skills" from the orient has been a great source of plans and instructions, and often from pallets. Thank you for a great site and books,I've learned so much.

      I did a 10 x 12 primitive double wattle and daub wall hut. the insulation is great but I also splurged on rock wool for the roof. So otherwise all locally harvested materials except the synthetic rubber pond liner and a few poly-canvas tarps for the roof also. I don't have a floor though - and get frost heave - and so it's more of a tent-cabin for sure.

      Yes- been to the recreation many times- I live close to it. Walden Woods is pretty amazing if you haven't been.

    Love the conceptualizing, idea-crunching and imagining possibilities!
    The one thing I would completely nix from any and all plans is the TV.
    Why do so many people wanting to go small (or anyone in general) waste that precious space (and their precious minds!) with a television? So many amazing tiny house videos I've watched...filled with creative floor plans, innovative storage ideas, etc., and then it is all ruined because, by golly, they had to be sure to allow enough room for some ginormous space-hogging, mind-numbing television.
    I simply don't get it.
    Just my $.02. :-)
    Keep up the great work...I have both your "Micro" books and love looking thru them time and again for inspiration!

      Yes, other might feel the same too.... could double as a computer screen though- which many need in this day and age..... or just use a laptop for both.....

      I laugh when I see teardrops, Scamps (I have a 13 foot) with big ass TV's in them. It is about the only time a read a whole book is when I go camping in Scooby Scamp.

    I love the pull out bed from under the kitchen. That is what I would do with that foot print.

    Ok I think what I would do is build an elevated bed with drawers going all the way under the bed and an area with hanging space and shoe space. I would also build a desk tall enough so when sitting at the foot of the bed it would act as a desk. Of course you could add some baskets or fabric cubes on one side so your feet can hang off the bed on the other. A small bathroom and kitchen on the other side and shelves high up the wall all the way around for decor and storage baskets. Or of course a daybed with a couple chairs to act as a living room by day and your bed by night. A nice closet beside the daybed and a small bathroom behind a small L kitchen.

    My husband and I are living in approximately 120sq ft. It's nothing fancy at all. I haven't been able to outfit the area very well unfortunately.

    Times have changed to think 19 years ago on the IL/WI state line I paid $4k for completely built, painted to match my home, salt box design shed of 16x10 doors both ends, a single and dbl swing. One side window and skylight window. Built on an oak “slay” style skid bottom. They delivered it setting it down exactly to the inch on a bed of gravel I laid first. Still, just a shed. I must turn it into a man cave get away shed as I live on a river. If done right could be a guest cabin.

    “What can you do in such a small space?”
    Simple, sleep out of the weather while either adding on for more living space or building a separate structure.
    My original cabin in Alaska is 8x12. As soon as it is dried in I will add on a 5x8 bathroom on the west end. Then I will live in it while building the main cabin which will likely be 24x28(or32)…. The small cabin will make a great AirBnB later, especially since it is off grid but has access to government dock and will have indoor plumbing.

      Yes, many have done this sort of thing- the temporary dwelling later becomes a workshop or shed....

    If you make it 12’ tall, slip the nautical sized head in under the lift. It add to the overall cost, but the feel of space is probably worth it!

    I saw some of those sheds the last time I went to Lowes (Looking for an ice chipper which they were out of dang it.) I wondered what Deek would think of them. Now I know! Thanks.

    I would make the workbench my kitchen with a shower curtain spot on the back wall as the shower and a composting toilet rolling out from under the end of the kitchen which would use that shower curtain as a privacy curtain. Then I would mount a pipe berth on the wall where you put the TV. This way, it would not stay down as a bed all day as it would block the doorway. On the bottom of the canvas, you could draw a map or nautical chart to look at during the day

    I converted a 16X10 she'd for full time off grid living. There is enough room on the interior 10 foot wall, which is 9'3" in my cabin, for a twin mattress (6'8" X 3'2") and a 2'4" X 3'2" wet bath. The bed and the bath are separated by a 1" thick interior wall constructed using methods observed at Historical Shakertown in Pleasent Hill, Kentucky. It's tight, but it's functional and easily doable.
    As for finishing out a shed, my experience tells me that I should have stick busily instead. It is cheaper provided you have a plan that you stick to and have some minimal ability.

    I bought a shed delivered from Nantucket Sheds, a local MA small biz for just about the same price - rough hewn pine, with a loft, much better value.

    I'd put overhead height shelving around it instead of a loft thing with a bed that folded away during the day. It's fun to figure out how to do it. As well as a narrower door, one that was low enough that you had to stoop to get through it could give you more usable wall space. I've found if I know a door is too low I always stoop so I won't hit my head but once I'm in it's no problem.

    I think that size too in most towns doesn’t need a permit just usually has to be 6 ft from the fence line

      Yes- all depends. 120 sq feet in my town, but 20' in most cases from lot lines.....

    The next size has taller ceiling and a little bigger for around 1k more. Look at the van conversions for different layouts etc it's perfect for a backyard or on it's own the van conversions have step by step videos that anybody can follow to do it yourself with these cat 5 hurricanes like Ida where even the well built round homes were destroyed please all over the south still homeless ETC

    You could put a utility sink next to the shower stall with threads for a garden hose. You could screw a shower attachment on the hose and run it into the shower enclosure.

      Hey- thanks so much- "Microshelters" has framing plans for 5-6 tiny structures and "Micro Living" has full framing plans for a tiny house or backyard studio- not step by step instructions though (just so you know), but traditional framning plans/schematics.     What do you do about the vent? I realize it's good to get rid of moisture, but doesn't all your heat fly out there?

      You could block it off- all depends on how you insulate/finish it.....

      Depending on the locality, materials still haven't gone down here. Granted if scrounged, but again takes timely acquisition of materials or a sawmill which counts against the bottom line. Love your line of thought though!

    I have a plan for a micro cabin I designed that sleeps 4, has a closet space, small room for compost toilet, couch, live edge kitchen, bookcase with windows on all side in only 8 x 12’ so no permits are required. Anyone interested?
