I had 5 large oaks in my front courtyard. They are dangerous to the people and the house. Lightening hit my 5 huge oaks and we couldn't use the front yard for about a year. We had just had our front courtyard landscaped . Iwas a big disappointment.

@@JeffLeighton1 Besides the SS appliances, did you find any treasures in all that junk? I had friends that bought a hoarder mansion and she found many cool things like an original first edition of Huckleberry Finn. He was a neat hoarder though- no trash. I told her to sell the book to fund the kitchen renovation but she said she wasn't going to "rob" the house of its treasures.
I would’ve taken out that last tree. It’s right in the sight line. It’ll get big and block access to the yard. It’s in a very awkward place. Maybe move it to the back corner? Really, why have trees at all when all the neighbors are giving up their yards to trees? You can keep your entire yard with shade from their trees.
I would never have taken down all of those trees, the kitchen would be a deal breaker for me it doesn't fit the house and looks cheap... the rest of the house is really nice! The reason southerners paint their porch ceilings blue is because it said to keep insects from building nests as they think it's the sky
@@neojng The tress looked horrible. Made the space look a lot less and made the house feel abandoned. Plus the trees weren’t really in good positions. Bushes around the front garden would look nice but ultimately he left the choice for the buyer to choose.
This is probably an interior designer thing, but I wouldn’t buy that house with that kitchen. It’s just not adequate for actual use, but moreover, it’s just cheaply done. I would’ve taken over the dining and made a larger kitchen.
Absolutely agree! The kitchen is very small and cheaply remodeled. It could be ok for a couple but certainly not for a "college house" with the possibility of 6 bedrooms. Jeff, too bad you didn't finish your degree your misuse of a couple of key words were the telltale signs, subtle but none-the-less noticeable. Also your idea that this house should sell for a high dollar because of its location, location, location is not fully realized in the remodel. Bathrooms and kitchens sell houses and yours falls markedly short on both. Good luck with your next flip.
I felt the same about the kitchen & attic but I also think it’s a great starting point. It’s restored to its original footprint so whoever buys it can renovate just a bit to make it their own.
As someone who cooks & bakes a lot, I'm delighted to see an enclosed kitchen, even a small one. Cooking gets noisy - blenders, dishwasher, general banging of pots & bowls; it's annoying to have to wait until someone's finished their phone call or television episode to carry on with one's cooking. Plus the ability to shut the door on steam & oil keeps the main part of the house (including all the upholstered items) much cleaner. Fewer steps are more efficient during the cooking process. A moderately sturdy dining room table doubles as an auxiliary workspace outside the main workspace, whether for chopping and cooling and rolling things out or for schoolwork & family games. A sideboard can be both auxiliary storage and a grab & go station (coffee, breakfast, whatever). The future owner will likely have their own preferences in cabinet finishes, anyway. The whole house is a good balance between "move-in ready" and "sweat equity investment".
I’ve seen a LOT of renovations here on RUclips but this one took my breath away. I got tired just looking at all that junk. I also enjoyed your unscripted commentary. It felt very authentic
It's really sad that you removed all of those trees in the front. They were actually kind of beautiful. Maybe they should have been moved rather than removed.
They also save immensely in cooling bills in the summer, encourage a variety of wild life and add personality. Could they all have stayed? No. But I was gutted when I saw it all gone and no landscaping to speak of.
Although trees are nice I’m glad he did cut them down it won’t be safe to have them that close, relocating only really works if they are juvenile as it’s easier to uproot and more successful those trees are well established meaning the roots are set deep in the soil relocating will cause too much stress. He left a nice blank canvas for someone to plant some fruit trees or native tress xxx
To many people change these houses to much, I like that you kept the floor plan original and the attic and basement look great too, if you have kids, especially teenagers, those extra spaces are great. I think you did a great job on this house.
I am thinking the neighbors on each side are saying a BIG thank you for cleaning up that mess. That type of hoard comes with rodents, roaches etc. It is a good thing there are people like you who are willing to do that kind of work . One word, appreciation!
The renovation turned out beautifully. I too would have gone with a bigger kitchen with additional storage. And definitely would have added a master-room full bath for privacy. That’s just what I’d look for if I were buying an expensive home. And the floors look awesome! I figure your renovations were above the 200k mark.
I like trees near the house but most people just plant whatever and they get huge. You can plant tree species that don’t get more than 30 feet tall and they aren’t nearly as an issue. Huge trees can damage roofs and roots can destroy foundations.
@@JeffLeighton1 Darker floors don't show dirt and wear as much. Not necessarily very dark, but especially floors about the same color as the soil in the area are ideal. It ties in the color of the outdoors and adds a cohesive feel from inside to outside too! (& a little dirt doesn't show nearly as much!) You did a really nice job on this house. The egress windows so people can use the extra rooms as bedrooms likely increased the value a lot! The kitchen was tiny, but professors and students at a university aren't generally cooking for a lot of people. The new owner could put in another fridge and a microwave upstairs &/or in the basement. This would be a great home for students! The extra rooms for study/offices are perfect for students. I wonder if it was built for students? Great to find your video! I hope to see more of them! Very nice job on cleaning that place up! Good job!
I love brick houses. That's what gives this house its charm and uniqueness. I'm glad the hardwood floors and the appliances were kept unlike other renovations where they throw away and change everything.
Stunning, simply stunning. Given the attic layout, I would use the top of stairs room as an office and the next room as a bedroom. I was pleased to see you saved a number of original doors. And to even have a finished basement - priceless! I sure you have received or will receive a handsome sale on this house. The yard looks the thousand percent improved. This is an A+++ project!!

It should be behind a door and the desk situation (if needed) should be there. Who would want to wake up and smash their head on the ceiling when you wake up. Yes! That is exactly what I was thinking. Odd choice to place the bed where it was. People want privacy when they go to sleep. It would make such a cute little work space in the outer room rather than placing the bed under that angled ceiling. Beautiful Reno though. Furniture placement is small potatoes and only for the new owner to worry about

Your renovation of this house is jaw-dropping, Jeff. What an amazing transformation. Grew up in northern VA so I know the area very well and I gotta say, this house should command a very nice selling price. DC area home prices are ridiculous and with this location, you should get top dollar. The finish is ideal, if you ask me, and that's because you created so many options for a future owner. So many different ways to go with each floor of the house. The back yard and garage are magnificent. I can imagine a diplomat, ambassador, gov't agency head or college professor buying the house and using the huge back yard for entertaining bigwigs. Well done, sir.
I love trees, i prefer the feeling like living in the forest. 🌲 🌳 are expensive，each tree will cost $ 20,000 to buy. But Cutting trees and get permit from city also very expensive.
As a gardener, I will tell you that trees can be destructive, in the sense that their roots can push up right against the foundation, block out the sun, and cause a mess every Autumn. If you want to replace trees, grow a tree that can be 10-15 feet high, tops - and call an arborist. Better yet, get high bushes, like Rose of Sharon, that can grow up to 10 feet, AND feed the bees. Dwarf fruit trees feed bees, and produce fruit. Those massive 30ft-40ft+ pine trees, belong in a forest - plant some trees there, to replace the ones you cut down, instead...
@@brushcreek42 70 foot tall tree 20 feet from house has roots that go 70 feet and if falls, will hit home. Also cause debris on home and can increase mold growth. Take it from me, you don't want trees within 100 feet of your home.

Nice job! Using what you had and updating with paint is beautiful. It looks like a real home to be lived in. New owner can plant trees if they desire. I personally love the darker floors. A family is going to love living here.
I would have took an out one of the bedrooms on the second floor and turned it into a master bathroom what the walk-in closet and stairs were from the second floor what are extended that to where the bathroom was to have a bigger area for the walk-in closet with the large bathroom.
Home value decreases when you start turning bedrooms into closets and bathrooms. If you are flipping that’s a big deal. If you are going to live there, do what you want to make life more comfortable.
Honestly, 6 bedrooms with 2 quite tiny bathrooms woulda worked..... for about 2 weeks. Coulda stuck a small one in the attic to help. Either that or as stated sacrifice a bedroom on 2nd floor for master bath and closet. No doubt he’s listing it at a ridiculous price with the idea of it bringing in money from renters. But small bathrooms and small kitchen will hurt that idea. Just me but I’m out.
The dark floors are absolutely GORGEOUS!!! Beautiful renovation. I wish you would’ve left the two big trees farther away from the house because it looks very sparse now, but a great beautiful job.
Love the dark floors, I'm sure you were close to 120k. First, the remodeling is amazing👍👍👍. I'd stage the upstairs the first room as a sitting/tv room and the front room facing the street the bedroom/sleeping area. Love the light colors, staging was perfect, yard looks 109% better. I can see the side of the driveway and the area with the tree in the back yard full of flowers with lots of color! Amazing transformation. ✌&💘 to ALL.
Thank you for the video! I always enjoy renovation/rehab/restoration videos. To answer your question...I would have done a few things differently. I would have bit the bullet and extended the house in the back from top to bottom. In that addition, I would have extended the kitchen and made it bigger. Your idea was great, especially with the extra income potential, however, the downside to that is that the inclusion of 3-4 extra bedrooms (so 6-7 bedrooms total) with a tiny kitchen and only two bathrooms would be something that would be a no-go for me, as a buyer with a family and a potential landlady. With the addition, I would have added an extra bathroom upstairs, and a 1/2 bath on the main floor along with the bigger kitchen. The basement, I would have either made it into a family room, or made it into a master suite with the bathroom tied to the master suite and the laundry room where the bathroom is. I would have kept a sitting area outside the master suite, allowing access to the laundry room for the rest of the household. The upstairs, could either have a bigger master suite with its own bathroom, and the additional bathroom would be in the addition area with the attic made into a third bedroom. Or , I would have added a bathroom, and kept the original layout with the attic space being utilized as a man-cave or playroom. I would have enclosed the porch and made that into a den. As for the garage, I would have added extra space and made the upstairs into an income producing apartment complete with a bathroom, and kitchenette, with a separate entry to the apartment. I would have removed the stairs from inside the garage, so that those two spaces would be completely separated. Yes, the cost would have increased probably an additional $150K-200K. However, if I am looking to rent to others, I would not want to share my personal space with complete strangers. If I did share my personal space, I would want to have some kind of separation both for safety, and comfort-sake. I am assuming that you are either in MD or DC, and those places in the long run, always have a decent return on investment because of the demand for living space. I would then market that house as such, with potential rental income included in the listing so future homebuyers can see the many ways buying that house was not only worth it, but a financially sound investment; and I would jack up the price accordingly. Given the income potential, extra square footage, renovation, and important rooms, i.e., bathroom and kitchen, and the fact that it is move-in-ready, the price increase would be justifiable. Additionally, you would be able to compare it to a new set of properties, mostly larger properties with income producing capabilities, giving you a much higher listing price. Furthermore, I would also start listing that house in areas where students are known to look, or with rental companies, as a heads up to what is to come. You never know if a few students would be willing to either buy the house or continue to check back to see if it has sold and take it upon themselves to seek out a rental agreement--so the new homeowner doesn't have to seek out renters, the renters come to them! Same thing with rental companies. Most rental companies, usually have an investor in place. That investor could run the numbers and see the income producing potential and buy it just for that reason alone. Giving you, your own niche market and a faster sell. Nonetheless, you did a great job and hope your investment sells quickly and profitably! :-)
I agree completely. The kitchen is a deal breaker. There are alternative ways of seeing the interior. Also the garage. When i renovated my house i finished the floors dark except in the kitchen and family where i installed cork.
The house looks amazing. I love the dark floors. The only downside is the amount of bathrooms, but the backyard and driveway are phenomenal. I would say the basement, driveway, area and backyard are the selling points. You put a lot of work and money into this property looks like 180-220k because the roofing, garbage and tree removals, dual ac, new windows etc.... amazing job.
This transformation was beautiful Very smart to remove the trees. With storms, and the trees growing older, they could have fallen on the house and caused serious damage. Also, I don’t find anything about this renovation as being cheap. He mentioned in the beginning this flip was 6 figures.
Love the reno, kept the original features. The future owners could add a big extension on the back if they wanted for like a big kitchen/ living room. So much potential

I see you or the contractor changed your mind about keeping the radiators. I think there was a coat closet on the 1st level, I wonder if that could have been used for 1/2 bath. It is very helpful to have at least a face bowl and toilet that can be used for guest or family without having to go to private areas of the home. I know that seniors love to have that 1/2 bath on the 1st level no time to run up or down the steps. Very informative video as I am looking to downsize and it helps to learn some of the costs involved should I find a house that does not meet my needs. Very nice rehab, which I'm sure sold very quickly. The house is surprisingly large, although a lot of people are looking for massive kitchens and open plan designs. The front and back yards are quite big. My only criticism is, I would have left at least a couple of the trees for shade; some colorful foundation planting at the front would have also helped keep it from looking so barren.
My neighbor has a two-car garage with stairs leading up to a loft storage area like this. It's gold! I wish I had it too! Temp control would be easy to mitigate with an attic fan. The bones of this house are old school, so small bathrooms and closets, but it's only recently that those spaces became so bloated. "Trendy" aside, remember bathrooms have to be cleaned ... I'll take a small, efficient bathroom any day. This house is charming. I love the arches and the recessed windows. The big fenced back yard surrounded by trees just begs for BBQ parties and a happy dog or two! Nice job.
The roots damage the foundation that close. Keep that in mind when you landscape. Let the new homeowner decide because there's no going oh yuck that tree is just a deal breaker. Lol
I would of made the kitchen where the dining room is people don't need it just put a center island and a breakfast nook then the kitchen would of been bigger
Excellent job, Jeff! The one small thing I would change is the door to the enclosed porch: make it a full glass paned door that matches the windows' pane pattern. It would help to open up what is a smallish room, and you would see it as soon as you walked in, adding much to the charm. Also, it wouldn't be mistaken for an oddly placed closet. You are right about the dark floors; they work really well, surprisingly.

In my opinion if the kitchen wall was knocked out the way and made an island with a sink or stove. It would of made the space appear bigger and big selling factor. Even if there is no half bath in the main floor.
I loved the whole thing, would have bought it and made zero changes, except to plant some fruit trees and a vegetable garden in the back yard. It was very thoughtful to add the basement windows and the central air. Those are things a lot of people would skip in favor of profit margins, but honestly they're huge selling points that make the house far more functional and comfortable.
Love the attic, great yard sunroom, plant space, just wouldn’t of painted brick on fireplace, would of been nice to have some sort of planters at front porch to make it more welcoming👍
I think it looks great. Removing the trees gave it a cleaner look. And no future plumbing problems or cracks in driveway and sidewalks problems from any roots.
I think you could really benefit from working with a designer. I’m glad you didn’t completely obliterate the houses charm but some of the selections could have been a bit more thoughtful. Also...fire your stager.
Yes the staging was not good. This is an area where you probably thought you didn’t want to spend to much money, however it really took away from the lovely rooms. Also a few glass doors in the kitchen cabinets would have made the area look much bigger. But all in all you did a wonderful reservation.
I'm sure it's more impressive to list a 6 bedroom house but as a buyer I would rather have a large master with an en suite bath (separate tub/shower) and large closet. Also would have opened up the kitchen into the dining area.
I'm from Arizona, we keep every tree we can; sort of feel you should have left one or two of the larger ones not close to the house in front. Don't want to hide that beautiful front facade but a big shade tree would have worked. And Skylights are great if they go in at the same time as a new roof; though to be honest I didn't see where the house was lacking in natural light anywhere.
Wow, the damage some people can do to a house is unbelievable. Thankfully there are those with the ability to make them livable again. You did such a wonderful job and should be proud of yourself. It's gorgeous.

Great job. I wondered why you didn't think of adding a bathroom to the attic space, making it an ensuite. The space would have needed to be reconfigured. Maybe sleeping section in the back. Lots of charm. Love what you did to the back yard. Kudos for taking an eyesore and changing it into a desirable property. Smart using a stager too.

I bought it for 270K and sold it for 585k and put in about 250k (way over budget). But fortunately it worked out and I made a little bit since I listed it myself.
Wow! You really put a lot of money in the house! I didn’t know the egress windows were so expensive but they were worth it! It all adds up! You made the house and yard look nice! The neighbors are probably very happy and it adds value to the neighborhood!
The work on the house is is great. Couple of things though the driveway redoing the driveway I would have done the edges a lot cleaner , straighter edging on the driveway. I would have done a little more of curb appeal. As far as the garage I would have gotten a little more cosmetic on the outside as far as painting the garage doors but so that they looked nice so that they looked good as well as the house. Even though it's the garage still you want everything to just tie in really beautifully. I would have just cleaned the storage space in the garage just to clean it. Everything is presentation. That's it.
Great job, and I am glad you removed most of the trees to let the light in. New owners can plant new ones which will not take long before they look nice but not over grown. I hope you sell quickly. Neighbour’s will be very happy.
IMO I think the kitchen is too small, but I understand the layout. Another thing, that Master Bedroom does not have enough closet space. Good luck with your sale!
Oh wow. Really nice with one exception. The removal of all the trees from the front of the home was a huge mistake. It’s so barren looking and is not contextual to the other homes on the block.
@@JeffLeighton1 All those trees were a terrible eyesore and completely blocked the property. You absolutely did the right thing in removing them to show off the updated asthetics of the house.
If I bought the house, Id fix the garage to make the storage area comfortable and the temp not too hot. Id connect kitchen and diningroom. As it allows a parent to watch kids easily and more counterspace would be great. The attic I would make into an office and workout space. The basement would be great for a playroom, rumpus room, craft room, the rest I would keep as bedrooms. I love the changes what a great job.
Fantastic reno! I would have landscaped the front more. Looked bare. Plant some flowers and shurbs or something. Also, would have been great if there was any way to make the kitchen larger. Overall, very good job.

All I could think of was the pet hair from my yellow Lab showing on those floors. Just got a Roomba, so it’s not much of a problem anymore. Maybe he could throw one in with the sale of the house. lol
We are doing many of these things to our own house and you did a great job! WE had to leave ours vacant for some years due to personal reasons and health issues, isolated area its in. I love that you kept the wood floors but they are dark for my taste which isn't a problem. We did a darker floor in our living areas and are taking it out to go lighter. The dark tiles also would be cool to match the ones downstairs which are white. Makes for ease of decor when selling...more flexible to go basic and you did most everywhere! The garage upper floor is a perfect spare bedroom and excellent selling point if finished! My daughter has one just like this and it was finished when she bought it. Excellent for overflow guests! Love all the work you did! It has taken us a year doing it all ourselves with our adult kids helping. Our home is not this size but has 2 bathrooms and 3 bedrooms...we have a mother in law on the upper floor of our 2 car garage with a bedroom, bath, closet and soon to have a kitchen added! These are so popular these days!
@@JeffLeighton1 I'm glad you left the kitchen as the original design - for the sake of historical accuracy. But also, open plan is a modern idea but it may become out of date eventually as people decide they want quieter houses where you can't hear what everybody is doing all at the same time.
Great renovation overall. But I did have some reservations. I think the basement was done really well! The added bath in that level is a huge plus. However, I would have found a way to add a master bathroom to the second floor - maybe by converting the existing bath to a master bath (It's really not a "master" bedroom without an attached bath) and turning the smallest bedroom into another bathroom, so you would have 2 beds and 2 baths on the second floor. (You've already got 2 beds and a bath in the basement. So a four-bedroom, 3 bathroom house!) I would have opened up the attic space into one big room. The chopped up floorplan in the attic space wasn't logical or practical. I also would have chosen a more appropriate cabinet style - more traditional in style to match the style of the house - for the kitchen. Finally, I would have done some landscaping in the front yard. For what this house will probably sell for, it needed more upgrades.
Hi Jeff, you have done a great job! This House reminds me to the "The Kings of Queens" TV Serie. The basement was Dad Arthurs camp, he was a humorous actor. I see big potential in this property, especially to rent out the basement to students. They have a way to come into the house from the back without disturbing the Landlord. Also I liked the Atic and I agree with you, the first thing you see when coming up should be a sofa, a place where Teens can hangout and watch TV or something. One thing I would add if it was my house: The Front porch that you called "sunroom" I would hand a clothes rack to the "sealing" to dry my big sheets.
I have a Prius and a garage. I keep the Prius in there. It likes it in there. It's cooler and it keeps the Prius from being damaged by sun, wind, rain, and especially pollen. It's also nice if it's raining and you have to carry in groceries.

On another note, perhaps in the future, there's a reseller out there that would want the tear out fixtures and left behind items. You could support someone doing their business. Just a thought. There's also recycle stores for home & business construction projects. To just donate to. Windows, doors, sinks, fixtures, leftover materials, etc. New sub here. I like that the rooms are separate and not so open. Kitchen has everything one needs and for me the less to clean, the better. Garage is a big plus. I see a nice hobby room. Beautiful home.
It's beautiful, really nice house all cleaned up. I bet the neighbors love you and are so grateful to you. I'd estimate you put about $225,000 fixing it up to look that good. It was a lot of work cleaning all that junk out, towing it away, HVAC throughout, etc. I would have preferred the floors were put to their natural wood grain color, not crazy about the dark floors.
Looks awesome! In Los Angeles, things are really different. Here's what I would have designed for one of my investor clients... 1. The door to the porch should have had a window. But you were right to think a bathroom would be good...a powder room for guests would be amazing. 2. Knock down the wall between the kitchen and dining to expand the kitchen. Also it allows you to make a vestibule at the rear door so renters can enter privately. 3. Attic looks amazing. Since you have that extra space, eliminate that smallest bedroom on the 2nd floor to create an en suite bathroom and large closet for the owner's bedroom. Of course maybe your numbers didn't make sense to do so much. Looks great otherwise! 🙂

The 2 trees located at front of the house actually gave the house some personality. Wish the big tree was left as it is.
I had 5 large oaks in my front courtyard. They are dangerous to the people and the house. Lightening hit my 5 huge oaks and we couldn't use the front yard for about a year. We had just had our front courtyard landscaped . Iwas a big disappointment.

I would’ve taken out that last tree. It’s right in the sight line. It’ll get big and block access to the yard. It’s in a very awkward place. Maybe move it to the back corner? Really, why have trees at all when all the neighbors are giving up their yards to trees? You can keep your entire yard with shade from their trees.

The reason southerners paint their porch ceilings blue is because it said to keep insects from building nests as they think it's the sky

@@neojng The tress looked horrible. Made the space look a lot less and made the house feel abandoned. Plus the trees weren’t really in good positions. Bushes around the front garden would look nice but ultimately he left the choice for the buyer to choose.

This is probably an interior designer thing, but I wouldn’t buy that house with that kitchen. It’s just not adequate for actual use, but moreover, it’s just cheaply done. I would’ve taken over the dining and made a larger kitchen.

Absolutely agree! The kitchen is very small and cheaply remodeled. It could be ok for a couple but certainly not for a "college house" with the possibility of 6 bedrooms. Jeff, too bad you didn't finish your degree your misuse of a couple of key words were the telltale signs, subtle but none-the-less noticeable. Also your idea that this house should sell for a high dollar because of its location, location, location is not fully realized in the remodel. Bathrooms and kitchens sell houses and yours falls markedly short on both. Good luck with your next flip.
I felt the same about the kitchen & attic but I also think it’s a great starting point. It’s restored to its original footprint so whoever buys it can renovate just a bit to make it their own.
As someone who cooks & bakes a lot, I'm delighted to see an enclosed kitchen, even a small one. Cooking gets noisy - blenders, dishwasher, general banging of pots & bowls; it's annoying to have to wait until someone's finished their phone call or television episode to carry on with one's cooking. Plus the ability to shut the door on steam & oil keeps the main part of the house (including all the upholstered items) much cleaner.
Fewer steps are more efficient during the cooking process. A moderately sturdy dining room table doubles as an auxiliary workspace outside the main workspace, whether for chopping and cooling and rolling things out or for schoolwork & family games. A sideboard can be both auxiliary storage and a grab & go station (coffee, breakfast, whatever).
The future owner will likely have their own preferences in cabinet finishes, anyway. The whole house is a good balance between "move-in ready" and "sweat equity investment".

It's really sad that you removed all of those trees in the front. They were actually kind of beautiful. Maybe they should have been moved rather than removed.
They also save immensely in cooling bills in the summer, encourage a variety of wild life and add personality. Could they all have stayed? No. But I was gutted when I saw it all gone and no landscaping to speak of.

Although trees are nice I’m glad he did cut them down it won’t be safe to have them that close, relocating only really works if they are juvenile as it’s easier to uproot and more successful those trees are well established meaning the roots are set deep in the soil relocating will cause too much stress. He left a nice blank canvas for someone to plant some fruit trees or native tress xxx

The renovation turned out beautifully. I too would have gone with a bigger kitchen with additional storage. And definitely would have added a master-room full bath for privacy. That’s just what I’d look for if I were buying an expensive home. And the floors look awesome! I figure your renovations were above the 200k mark.

I like trees near the house but most people just plant whatever and they get huge. You can plant tree species that don’t get more than 30 feet tall and they aren’t nearly as an issue. Huge trees can damage roofs and roots can destroy foundations.

@@JeffLeighton1 Darker floors don't show dirt and wear as much. Not necessarily very dark, but especially floors about the same color as the soil in the area are ideal. It ties in the color of the outdoors and adds a cohesive feel from inside to outside too! (& a little dirt doesn't show nearly as much!)
You did a really nice job on this house. The egress windows so people can use the extra rooms as bedrooms likely increased the value a lot! The kitchen was tiny, but professors and students at a university aren't generally cooking for a lot of people. The new owner could put in another fridge and a microwave upstairs &/or in the basement.
This would be a great home for students! The extra rooms for study/offices are perfect for students. I wonder if it was built for students?

I love brick houses. That's what gives this house its charm and uniqueness. I'm glad the hardwood floors and the appliances were kept unlike other renovations where they throw away and change everything.

Yes! That is exactly what I was thinking. Odd choice to place the bed where it was. People want privacy when they go to sleep. It would make such a cute little work space in the outer room rather than placing the bed under that angled ceiling. Beautiful Reno though. Furniture placement is small potatoes and only for the new owner to worry about

Grew up in northern VA so I know the area very well and I gotta say, this house should command a very nice selling price. DC area home prices are ridiculous and with this location, you should get top dollar. The finish is ideal, if you ask me, and that's because you created so many options for a future owner. So many different ways to go with each floor of the house. The back yard and garage are magnificent. I love trees, i prefer the feeling like living in the forest. 🌲 🌳 are expensive，each tree will cost $ 20,000 to buy. But Cutting trees and get permit from city also very expensive.
As a gardener, I will tell you that trees can be destructive, in the sense that their roots can push up right against the foundation, block out the sun, and cause a mess every Autumn. If you want to replace trees, grow a tree that can be 10-15 feet high, tops - and call an arborist. Better yet, get high bushes, like Rose of Sharon, that can grow up to 10 feet, AND feed the bees. Dwarf fruit trees feed bees, and produce fruit. Those massive 30ft-40ft+ pine trees, belong in a forest - plant some trees there, to replace the ones you cut down, instead...

Also cause debris on home and can increase mold growth. Take it from me, you don't want trees within 100 feet of your home.

Nice job! Using what you had and updating with paint is beautiful. It looks like a real home to be lived in. New owner can plant trees if they desire. I personally love the darker floors. A family is going to love living here.
I would have took an out one of the bedrooms on the second floor and turned it into a master bathroom what the walk-in closet and stairs were from the second floor what are extended that to where the bathroom was to have a bigger area for the walk-in closet with the large bathroom.

Home value decreases when you start turning bedrooms into closets and bathrooms. If you are flipping that’s a big deal. If you are going to live there, do what you want to make life more comfortable.
Honestly, 6 bedrooms with 2 quite tiny bathrooms woulda worked..... for about 2 weeks.

Love the dark floors, I'm sure you were close to 120k. First, the remodeling is amazing👍👍👍. I'd stage the upstairs the first room as a sitting/tv room and the front room facing the street the bedroom/sleeping area. Love the light colors, staging was perfect, yard looks 109% better. I can see the side of the driveway and the area with the tree in the back yard full of flowers with lots of color! Amazing transformation. ✌&💘 to ALL.
Thank you for the video! I always enjoy renovation/rehab/restoration videos. To answer your question...I would have done a few things differently. I would have bit the bullet and extended the house in the back from top to bottom. In that addition, I would have extended the kitchen and made it bigger. Your idea was great, especially with the extra income potential, however, the downside to that is that the inclusion of 3-4 extra bedrooms (so 6-7 bedrooms total) with a tiny kitchen and only two bathrooms would be something that would be a no-go for me, as a buyer with a family and a potential landlady. With the addition, I would have added an extra bathroom upstairs, and a 1/2 bath on the main floor along with the bigger kitchen. The basement, I would have either made it into a family room, or made it into a master suite with the bathroom tied to the master suite and the laundry room where the bathroom is. I would have kept a sitting area outside the master suite, allowing access to the laundry room for the rest of the household. The upstairs, could either have a bigger master suite with its own bathroom, and the additional bathroom would be in the addition area with the attic made into a third bedroom. Or , I would have added a bathroom, and kept the original layout with the attic space being utilized as a man-cave or playroom. I would have enclosed the porch and made that into a den. As for the garage, I would have added extra space and made the upstairs into an income producing apartment complete with a bathroom, and kitchenette, with a separate entry to the apartment. I would have removed the stairs from inside the garage, so that those two spaces would be completely separated. Yes, the cost would have increased probably an additional $150K-200K. However, if I am looking to rent to others, I would not want to share my personal space with complete strangers. If I did share my personal space, I would want to have some kind of separation both for safety, and comfort-sake. I am assuming that you are either in MD or DC, and those places in the long run, always have a decent return on investment because of the demand for living space. I would then market that house as such, with potential rental income included in the listing so future homebuyers can see the many ways buying that house was not only worth it, but a financially sound investment; and I would jack up the price accordingly. Given the income potential, extra square footage, renovation, and important rooms, i.e., bathroom and kitchen, and the fact that it is move-in-ready, the price increase would be justifiable. Additionally, you would be able to compare it to a new set of properties, mostly larger properties with income producing capabilities, giving you a much higher listing price. Furthermore, I would also start listing that house in areas where students are known to look, or with rental companies, as a heads up to what is to come. You never know if a few students would be willing to either buy the house or continue to check back to see if it has sold and take it upon themselves to seek out a rental agreement--so the new homeowner doesn't have to seek out renters, the renters come to them! Same thing with rental companies. Most rental companies, usually have an investor in place. That investor could run the numbers and see the income producing potential and buy it just for that reason alone. Giving you, your own niche market and a faster sell. Nonetheless, you did a great job and hope your investment sells quickly and profitably! :-)
I agree completely. The kitchen is a deal breaker. There are alternative ways of seeing the interior. Also the garage. When i renovated my house i finished the floors dark except in the kitchen and family where i installed cork.
The house looks amazing. I love the dark floors. The only downside is the amount of bathrooms, but the backyard and driveway are phenomenal. I would say the basement, driveway, area and backyard are the selling points. You put a lot of work and money into this property looks like 180-220k because the roofing, garbage and tree removals, dual ac, new windows etc.... amazing job.

I see you or the contractor changed your mind about keeping the radiators. I think there was a coat closet on the 1st level, I wonder if that could have been used for 1/2 bath. It is very helpful to have at least a face bowl and toilet that can be used for guest or family without having to go to private areas of the home. I know that seniors love to have that 1/2 bath on the 1st level no time to run up or down the steps. Very informative video as I am looking to downsize and it helps to learn some of the costs involved should I find a house that does not meet my needs. Very nice rehab, which I'm sure sold very quickly. The house is surprisingly large, although a lot of people are looking for massive kitchens and open plan designs. The front and back yards are quite big. My only criticism is, I would have left at least a couple of the trees for shade; some colorful foundation planting at the front would have also helped keep it from looking so barren.
My neighbor has a two-car garage with stairs leading up to a loft storage area like this. It's gold! I wish I had it too! Temp control would be easy to mitigate with an attic fan. The bones of this house are old school, so small bathrooms and closets, but it's only recently that those spaces became so bloated. "Trendy" aside, remember bathrooms have to be cleaned ... I'll take a small, efficient bathroom any day. This house is charming. I love the arches and the recessed windows. The big fenced back yard surrounded by trees just begs for BBQ parties and a happy dog or two! Nice job.

Nice refurb but shame you took all the trees out the front - looks very bare. That ceiling fan in the living was cool, shame you got rid of that.

The roots damage the foundation that close. Keep that in mind when you landscape. Let the new homeowner decide because there's no going oh yuck that tree is just a deal breaker. Lol

Excellent job, Jeff! The one small thing I would change is the door to the enclosed porch: make it a full glass paned door that matches the windows' pane pattern. It would help to open up what is a smallish room, and you would see it as soon as you walked in, adding much to the charm. Also, it wouldn't be mistaken for an oddly placed closet. You are right about the dark floors; they work really well, surprisingly.

In my opinion if the kitchen wall was knocked out the way and made an island with a sink or stove. It would of made the space appear bigger and big selling factor. Even if there is no half bath in the main floor.

I loved the whole thing, would have bought it and made zero changes, except to plant some fruit trees and a vegetable garden in the back yard.
It was very thoughtful to add the basement windows and the central air. Those are things a lot of people would skip in favor of profit margins, but honestly they're huge selling points that make the house far more functional and comfortable.

I think it looks great. Removing the trees gave it a cleaner look. And no future plumbing problems or cracks in driveway and sidewalks problems from any roots.
I think you could really benefit from working with a designer. I’m glad you didn’t completely obliterate the houses charm but some of the selections could have been a bit more thoughtful. Also...fire your stager.

Yes the staging was not good. This is an area where you probably thought you didn’t want to spend to much money, however it really took away from the lovely rooms. Also a few glass doors in the kitchen cabinets would have made the area look much bigger. But all in all you did a wonderful reservation.

I'm sure it's more impressive to list a 6 bedroom house but as a buyer I would rather have a large master with an en suite bath (separate tub/shower) and large closet. Also would have opened up the kitchen into the dining area.

I'm from Arizona, we keep every tree we can; sort of feel you should have left one or two of the larger ones not close to the house in front. Don't want to hide that beautiful front facade but a big shade tree would have worked. And Skylights are great if they go in at the same time as a new roof; though to be honest I didn't see where the house was lacking in natural light anywhere.
Interesting and yes I kept one tree but the new owner should be able to add privacy trees affordably if needed.
Wow, the damage some people can do to a house is unbelievable. Thankfully there are those with the ability to make them livable again. You did such a wonderful job and should be proud of yourself. It's gorgeous.

I bought it for 270K and sold it for 585k and put in about 250k (way over budget). But fortunately it worked out and I made a little bit since I listed it myself.
Wow! You really put a lot of money in the house! I didn’t know the egress windows were so expensive but they were worth it! It all adds up! You made the house and yard look nice! The neighbors are probably very happy and it adds value to the neighborhood!
The work on the house is is great. Couple of things though the driveway redoing the driveway I would have done the edges a lot cleaner , straighter edging on the driveway. I would have done a little more of curb appeal. As far as the garage I would have gotten a little more cosmetic on the outside as far as painting the garage doors but so that they looked nice so that they looked good as well as the house. Even though it's the garage still you want everything to just tie in really beautifully. I would have just cleaned the storage space in the garage just to clean it. Everything is presentation. That's it.

Great job, and I am glad you removed most of the trees to let the light in. New owners can plant new ones which will not take long before they look nice but not over grown. I hope you sell quickly. Neighbour’s will be very happy.
IMO I think the kitchen is too small, but I understand the layout. Another thing, that Master Bedroom does not have enough closet space. Good luck with your sale!
Oh wow. Really nice with one exception. The removal of all the trees from the front of the home was a huge mistake. It’s so barren looking and is not contextual to the other homes on the block.

If I bought the house, Id fix the garage to make the storage area comfortable and the temp not too hot. Id connect kitchen and diningroom. As it allows a parent to watch kids easily and more counterspace would be great. The attic I would make into an office and workout space. The basement would be great for a playroom, rumpus room, craft room, the rest I would keep as bedrooms. I love the changes what a great job.

Fantastic reno! I would have landscaped the front more. Looked bare. Plant some flowers and shurbs or something. Also, would have been great if there was any way to make the kitchen larger. Overall, very good job.

All I could think of was the pet hair from my yellow Lab showing on those floors. Just got a Roomba, so it’s not much of a problem anymore. Maybe he could throw one in with the sale of the house. lol
We are doing many of these things to our own house and you did a great job! WE had to leave ours vacant for some years due to personal reasons and health issues, isolated area its in. I love that you kept the wood floors but they are dark for my taste which isn't a problem. We did a darker floor in our living areas and are taking it out to go lighter. The dark tiles also would be cool to match the ones downstairs which are white. Makes for ease of decor when selling...more flexible to go basic and you did most everywhere! The garage upper floor is a perfect spare bedroom and excellent selling point if finished! My daughter has one just like this and it was finished when she bought it. Excellent for overflow guests! Love all the work you did! It has taken us a year doing it all ourselves with our adult kids helping. Our home is not this size but has 2 bathrooms and 3 bedrooms...we have a mother in law on the upper floor of our 2 car garage with a bedroom, bath, closet and soon to have a kitchen added! These are so popular these days!

@@JeffLeighton1 I'm glad you left the kitchen as the original design - for the sake of historical accuracy. But also, open plan is a modern idea but it may become out of date eventually as people decide they want quieter houses where you can't hear what everybody is doing all at the same time.

Great renovation overall. But I did have some reservations. I think the basement was done really well! The added bath in that level is a huge plus. However, I would have found a way to add a master bathroom to the second floor - maybe by converting the existing bath to a master bath (It's really not a "master" bedroom without an attached bath) and turning the smallest bedroom into another bathroom, so you would have 2 beds and 2 baths on the second floor. (You've already got 2 beds and a bath in the basement. So a four-bedroom, 3 bathroom house!) I would have opened up the attic space into one big room. The chopped up floorplan in the attic space wasn't logical or practical. I also would have chosen a more appropriate cabinet style - more traditional in style to match the style of the house - for the kitchen. Finally, I would have done some landscaping in the front yard. For what this house will probably sell for, it needed more upgrades.

Hi Jeff, you have done a great job! This House reminds me to the "The Kings of Queens" TV Serie. The basement was Dad Arthurs camp, he was a humorous actor. I see big potential in this property, especially to rent out the basement to students. They have a way to come into the house from the back without disturbing the Landlord. Also I liked the Atic and I agree with you, the first thing you see when coming up should be a sofa, a place where Teens can hangout and watch TV or something. One thing I would add if it was my house: The Front porch that you called "sunroom" I would hand a clothes rack to the "sealing" to dry my big sheets.
I have a Prius and a garage. I keep the Prius in there. It likes it in there. It's cooler and it keeps the Prius from being damaged by sun, wind, rain, and especially pollen. It's also nice if it's raining and you have to carry in groceries.

@@JeffLeighton1 congratulations. I knew from the first part of the video that you had a rental basement potential. Wondered if you did a kitchen there. A great, fresh sublet! You absolutely got top dollar IMO. The number of bedrooms had to be the selling point.
On another note, perhaps in the future, there's a reseller out there that would want the tear out fixtures and left behind items. You could support someone doing their business. Just a thought. There's also recycle stores for home & business construction projects. To just donate to. Windows, doors, sinks, fixtures, leftover materials, etc.

I like that the rooms are separate and not so open. Kitchen has everything one needs and for me the less to clean, the better. Garage is a big plus. I see a nice hobby room. Beautiful home.

It's beautiful, really nice house all cleaned up. I bet the neighbors love you and are so grateful to you. I'd estimate you put about $225,000 fixing it up to look that good. It was a lot of work cleaning all that junk out, towing it away, HVAC throughout, etc. I would have preferred the floors were put to their natural wood grain color, not crazy about the dark floors.

Looks awesome! In Los Angeles, things are really different. Here's what I would have designed for one of my investor clients...
1. The door to the porch should have had a window. But you were right to think a bathroom would be good...a powder room for guests would be amazing.
2. Knock down the wall between the kitchen and dining to expand the kitchen. Also it allows you to make a vestibule at the rear door so renters can enter privately.
3. Attic looks amazing. Since you have that extra space, eliminate that smallest bedroom on the 2nd floor to create an en suite bathroom and large closet for the owner's bedroom.
Of course maybe your numbers didn't make sense to do so much. Looks great otherwise! 🙂
