I guess it just depends on individual taste and style. It’s not prudent or wise to want a high level construction with six bedrooms and three bathrooms if your budget can only afford a low level. Great information Norberis. A great update video.👍👍👍

I saw in 2008 to 2012 the housing market crashed in the USA. Prices went from 125 k for apartments in my area of Bavaro to 55 k for the same units. I believe we are now heading for another USA housing crash . I am waiting to buy.

Yes, prices vary, but now that usa housing mark is about to spiral out of control to a buyers market, I advise everyone to sit and wait because a housing collapse is coming right after the election. All the people who are greedy, inflating prices will learn the hard way that "GREED" is not good.

Hello Noberis. It's great that you're giving some information on this topic, and in great detail at that. Yes, of course house construction prices are no longer comparable with those 20 years ago. However now, houses are now being built in the Dominican Republic to a much better quality than they were 20 years ago. In Germany too, construction prices and land prices fluctuate even more depending on the location. Despite this, I would roughly estimate that construction prices here are 2.5 to 3 times higher than in DR. On top of that, there are varying additional costs due to environmentally friendly construction and environmentally friendly energy supply. Regulations that must be complied with and can very quickly blow the budget. A standard 150 square meter family energy-saving house in an average residential area costs around €250,000 for the shell, without plumbing, power supply and installation, heating and air conditioning. Ready to move in without furniture and kitchen, the costs are around €350,000 to €380,000. As I said, a rough estimate. However, I would also say that the quality of the houses is among the best in the world. If even the Swiss commission German architects and construction engineers for their house constructions, there must be a reason for that. I am a little surprised at the price per square meter for construction in Boca Chica of only 700 bucks. I can imagine possible reasons for this, but it is Boca Chica after all. Has Boca Chica been so neglected in recent years despite the beautiful beach (the largest bathtub in the Caribbean🤣)? It cannot be the only reason just because of its one-sided bad reputation, because the price per square meter in Sosúa is at least three times as high.

It's sad 4 the locals that's why they want to leave. But citizens all over the world are seeking a better quality of life. At the end of the day All governments of the world are against their citizens. It's a thin line between Have and Have NOTS

I see you point i am dominican , my husband and i lived in bavaro for 5 years we spend 5 k a month in rent and EXPENSES we move to Spain and we only expense 2,500 a month we have a villa 3 Bedrooms 4 bathroom pool,garden electric gate and 5 minutes walk to the beach is not like bavaro and the sand or the people but is very safe and free health care

Europe, the things in europe specially here in german go more crazy, more regulation from brüssel more bürokratie, more rules and more things are so expensive, new tax for flights etc. Next year a wealth register for all europeans, digital euro … And the govermant in spaon are left green, so for example, we are from germany and we think about buy a propertie in ibiza, we couldnt rent it as a foreigner, we just can use it and pay tax every year but we can not stay more then 3 month there , air bnb is not alowed anymore , and the problems with the „okupas“ ah really.. in my opinion, spain is nice but its in europe and europe became more and more bad -

Depends what you want and where u want to live. Santo Domingo is a metropolitan city, expects to pay higher prices.

We built our 2 bedroom home for 63k and that doesn't include flooring, roofing tiles, septic tank, electrical wiring, etc...Had we done it about 5 years ago, it would of been much cheaper..Gracias Norberis..todos es verdad!

Dominican republic is too close to the USA. So now I'm looking more to retire in the southeast Asia like, Philippines or Thailand. Most Americans will not travel that far. Although, the Philippines have laws so that foreigners won't buy up all the land. I'm looking at DR. For retirement but it will only be for an apartment or small home. I'm not spending big in a place where I'm not even a citizen.
I'm living in Makati city, Philippines and there are a ton of Americans over here.. I've never been to Latin America so I can't speak about home prices but over here even real estate prices are creeping up. I'm renting a 3 bedroom, 3 bath 2,700 SQF condo for P150k/month ($2,600) and if I wanted to buy the condo I'm renting I'll need to fork over P100M ($1.7M), in BGC (the Financial hub) prices are nearly double. But if you are willing to live outside the main cities you can easily find 1 bedroom condos for under $500/month.

There's no way D.R. can sustain these prices. The average person in the US can't afford that so I know local people can't afford it. There will be a correction and I will buy after that. It's a shame what's going on worldwide
