    Yup! San Antonio's urban sprawling is bad 😕 That happened to us as well, and all of the beautiful kinds of birds and other critters that we had in our backyard just disappeared when so many trees got cut down. We decided to leave, and put our house on a lease. But before leaving SATX., we met some of those people who moved in the new houses/community and all of them actually evacuated Cali. Californians are taking over San Antonio, which I bet puro San Antonians aren't happy about. I can just hear them now 😅

    We live in valley ranch and are over it! We love the house but the neighborhood is so big and the traffic is horrendous!

      I'm just up the road from you off Culebra, and you right... The struggle is real!!! I'll be glad when the Culebra expansion is finally complete 🙌🏾.
      Side note: I'm super jealous of y'all's amenities 😂

      So glad I chose Falcon Landing.. a small neighborhood and doesn’t have 5000 homes and a ton of side streets..

    I live on the southeast side, have been here 12 years. The only downside is traffic, and they’re working on that.

      There's a lot of growth going on the in that area right now. It'll be really nice when all the roadwork is done🙌🏾

      It’s definitely not going fast enough. Seems like this city has many issues with contractors which slows work down.

    I would recommend avoiding buying homes with HOAs in general.

      If it’s an HOA that does nothing then yes. Ours however I can have cheap internet because I can bundle it up with our HOA so buying it together as a community really brings down the cost, they’re also in charge of up keeping the lagoon and lazy river being built in our community along with the gym for the neighborhood. I’m not mad about it, the cut cost for internet almost makes up for the HOA fee itself, sprinkle on the amenities and it’s totally worth it.

      @@Carlos-Saldana I have had three homes in various states. Over time, HOAs mismanage money, increase costs for the home owner, remove what's included over the years. Initially $100 a month, then a few years down the line you may pay $300. Suddenly, they stop including Comcast and limit hours for the pool. Most of the HOAs have their own inside gain by controlling the money. A lot of kickbacks involved. I say steer clear of HOA communities at all costs.

      @@Carlos-SaldanaMy warning to the people, stay AWAY from HOA communities. Don't let the pool lure you in. Just Google HOA problems, HOA corruptions, etc.

    I am a EPC surveyor - i work with landlords, sellers and estate agents to make the energy performance certificates in England. If my family and I were to move to Texas, is there a job I can do along these lines? Like home energy surveys? Is this a viable job in texas?

    What's the affordable housing like there? Also, how's the real estate / wholesaleing market there?

      We're still the most affordable big city in TX with an average home price under $400k and new construction options starting in the low $300k's. Our market's still very strong so if you can find a good wholesale deal, they tend to go quickly and sell fast after rehab. Were you thinking about investing in the area?

    Maybe I’m wrong but it seems like EXP really loves the north, northeast and far west sides. No love for the south side? I understand. It sucks down here. Biggest shopping area here is Brooks and that’s very hit and miss. But hey at least it’s affordable right? Huge downside to that I’m starting to realize. I’m one of those people who will be looking to sell in 3-4 years for sure.

    I’ve heard so many complaints about shoddy work with builders. I’m familiar with the Redbirds new area, HOA fees yet the neighborhoods look terrible. No maintenance on the pools, lifeguards not up to standard, basically just kids sitting in a chair on their phones. If you’re going to sell maybe stick to the ones with excellent all around service. Doesn’t matter if homes are cheaper if you’re paying high amount for HOA with really no return on that as far as maintenance and a home that will be a money pit for repairs on the new build repairs. Also, traffic is so bad that it takes an hour just to get to the big highlights in San Antonio.

      I just bought a new Perry home in San Antonio, they're supposed to be one of the better "luxury" builders, but I can say the initial quality is only ok. They also have Highland Homes in my community and according to my neighbors they're just as bad if not worse. I owned a Toll Brothers home in Las Vegas, the build quality and amenities FAR EXCEED what I've seen from the builders here.

      The majority of our clients with school age kids tend to settle in either the Northside ISD or the Northeast ISD. Just about any school in either of those two districts will have exemplary ratings.
      As far as location goes, that would put you in the Far West, Northwest, or Far North parts of San Antonio. There are also a number of private schools in those areas too. Were you thinking about moving to San Antonio?

      @@SanAntonioTexasLiving not exactly sure yet, we have friends all over SA but with a 21 month old toddler its difficult to plan a trip.

      I remember how unpredictable traveling was when my girls were that little, there's definitely a lot to think about! Glad to hear you have a lot of friends out here though. It's always better to have good connections, especially in a new city.

      @@SanAntonioTexasLiving yes, before the baby, we were in gruene for a wedding. we mostly did the touristy type things like the riverwalk cause we didnt have alot of time.

      I gotcha... For a while we'd vacation here a couple times a year and really never wanted to leave. Eventually we made the jump when our girls were 6 & 9.

    There are no pros in buying a home in this market. Stop baiting people to overpay for a house just so you can cash a commission check.
