Yes, I would recommend registering an LLC (not difficult and super cheap) for tax purposes and tax write-offs! And get a rental insurance policy that will protect you more in depth than a typical homeowners policy :)

list it as a 1 bedroom, but you can say it sleeps up to 4 people!
