A judge would instantly throw her case out of the courtroom if she took it there. The landlord also had legal reason to give her an eviction notice, specially when she has caused nothing but trouble for her neighbors, impersonated the landlord and called the police twice in which both occasions the landlord was there. He pretty much gave her two verbal warnings.

Water damage is no joke. If the water breaks u must turn off the water or your liable for damages. Just like the landlord must come out and fix it that night or he's liable .
In the last story, where OP said it cost her $250,000. While listening to the story, I was hoping that it was because she bought the property. Not from the annoying woman, but from a bank or the government. Because the annoying woman hadn't made either mortgage payments to the bank, or taxes to the government.
It cost her nothing. Op (well op's husband) bought the land for $5000. She was trying to sell it for $1M, and took an offer for $750K. She made a $745K profit, I'm willing to bet the money they got from the AH neighbor for the damages done probably paid for all the taxes over the years, especially since there wasn't any improvements on said land.
The smart thing to do would have been to get the trails set up as a business where others can pay to ride, and take a %age of the business to cover thr 250k loss.
