    I sold my rentals for this reason. If people don’t pay you cannot get them out. Small family rentals can easily put a family into bankruptcy when a tenant doesn’t pay rent and the courts will not evict them. A corporate buyer ended up buying my rentals. They have the deep pockets to afford attorneys that I couldn’t. The corporations win and the small business owner goes out of business. The Rich get richer and the little guy can’t make a dime. I depended on rents to pay mortgage and taxes that one day I might get it paid off and actually have income for retirement. Mortgage holders don’t care when a small landlord has a non paying tenants, they just ruin your credit and foreclose. It’s not a fair system. Ok I’ll get off my soapbox and shut up now.

She even demanded jury trial during the eviction process, unless we let her stay rent-free for another 3 months. I just don’t understand how these people can be protected using tax payers money, yet the honest tax payers actually have to take the loss, mentally, physically and financial!

    The old tenant at my parents house left in Sept/Oct 2019. We spent a good 4 - 5 months remodeling and renovations with the intention of renting the house out again. March 2020 came and then the COVID lockdown happen along with the eviction moratoriums.
    My parents then decided ain't no way in hell they were gonna out the house back out in the market. Get new tenants, they'll pay few for a few months and then stop paying because of the moratorium. A family member now lives at the house. Dodged a major bullet.

    • @mwatercress
      @mwatercress Год назад +4

      There is so much inventory being held off the market because of this. Now there are housing activists that think something should be done about it. Are they looking to see if they have tipped the scale too far in favor of deadbeat tenants? And that it might be harming good tenants? NOPE, they want to place a vacancy tax on vacant units to fund "affordable" housing projects that cost $450,000-$990,000 per unit to build. After years of not being allowed to collect the rent, some landlords are raising the security deposit. And the lobbyists for the tenants are working on limiting security deposits to one month's rent.

      @@M3LTUP Yes, I know that. The vacant units are a sign of how misguided and counter-productive the draconian rent-control rules are. "The beating will continue until morale improves" The vacancy tax might shift some units onto the market but the shift in the regulatory will discourage investment in new units. We won't fix a housing shortage without adding units.

    When I was a courtroom clerk for a judge in San Mateo County, CA, we provided pro bono representation for both parties in Unlawful Detainer cases. San Diego County should have made that available to this landlord because unrepresented parties are at a distinct disadvantage in court proceedings and this case certainly proves that.
