He started laughing and said in 20 years of working with prisoners he has had a handful of prisoners say the truth. Back in my college days, I tagged along with some professionals who were visiting prisoners. One prisoner was pretty pissed at the system because they knew he was up to something but couldn't prove it, so made up something else. He freely admitted to growing significant quantities of pot -- this was well before the trend of legalizing it, and it was enough under our state's laws to put him away for decades. They (the police) couldn't get any evidence for this, but they used a traffic stop as a pretext to search his car. They found two brand-new "chemistry sets" (i.e. educational kits for kids) and charged him with possession of paraphernalia. He got a lot less time for the paraphernalia charges than he would have received if they caught him with his little grow operation, but someone was happy to get a conviction. That man died in prison, so I guess their little stunt did its job. (I don't do illegal drugs myself, including pot, but our country's knee-jerk response to anything marijuana-related is ridiculous.)

If there is deed for the property with one fee simple owner, who died without a will, then the property passes to his heirs, which is his disabled granddaughter. The verbal lease agreement is void because the granddaughter did not have capacity to enter into a binding contract. Even if granddaughter had capacity, a contract effecting an interest in property for longer than a year must be in writing or it is void. The squatter cannot claim her voluntary repairs or 1 year occupancy give her a right to the property. The squatter is not entitled to reimbursement for the cost of repairs unless she has proof of $200,000 in expenses and permission from the owner or that the repairs were a necessity to live in the home .

Likely the judge will find that the $200k is a complete lie because she won't have receipts to justify anywhere close to that amount. If she lied for that and has a history of fraud that should impeach all of her self serving claims like the 'verbal lease' and her option to buy the home and she should be ordered to immediately vacate. She should also be charged with a crime. I think that would be considered 'conversion' where a person attempts to steal property through a scheme to defraud the owner. But I don't have much faith that will actually be any real justice here unless the news keeps running updates on this story.

$200k in upgrades? More like $2k or less in cheap materials. First step is to investigate this claim in court. Likely the judge will find that the $200k is a complete lie because she won't have receipts to justify anywhere close to that amount. If she lied for that and has a history of fraud that should impeach all of her self serving claims like the 'verbal lease' and her option to buy the home and she should be ordered to immediately vacate. She should also be charged with a crime. I think that would be considered 'conversion' where a person attempts to steal property through a scheme to defraud the owner. But I don't have much faith that will actually be any real justice here unless the news keeps running updates on this story.
