      This is synonymous as legally "Robbing" the landlord. This should be treated as a criminal offense same as theft from the grocery store.

      @cbcthenational @marianaam8643 I feel for both sides. I have a rental property - not one that I purchased in hopes to profit off other people’s financial struggles - but one that was given to me when someone passed away. In any case, I take personal responsibility for screening MY clients thoroughly and I’ve never had an issue. Not once. So the first step is being an adult and taking ownership for selecting the clients you selected - again I’ve never had a problem with my one property! Ever. But there’s more to the story and CBC knows it. As usual, CBC has no problems presenting a biased, one-sided story because it suits their goals or narrative.
      Right now many of the landlords look like spoiled babies. First of all landlords ALREADY HAVE contributed to the housing crisis by buying “multiple” properties and driving up the cost of real estate driving up the cost of purchasing a home. Mom & Pop Landlord’s make up 30% of ALL rentals in Canada so you guys are DIRECTLY responsible “in part” for pricing 99.9% of young Canadians out of ever buying a home!! So that’s one reason we land lords are not getting so much sympathy.
      Let me be clear. No one sane or law abiding would condone torching someone’s place or damaging another’s property in any way. There is NO excuse for torching a place or for damaging anyone’s property. Ever!! And that should be a police matter.
      However, the landlords whine and complain that they didn’t get ahead as much as they hoped when they bought the property not giving a hoot that there is a dangerous housing crisis in this nation and that 99.9% of young Canadians are already priced I’ve ever buying a home. I know they don’t care about that. They just want to get a head. MEANWHILE they have no issue throwing a family that’s starving, or otherwise completely destitute people, out on the street. Like literally. Because they want their money. Again, I feel for both sides and I am Landlord with one inherited property myself.
      HOWEVER the issue goes beyond the hope to get ahead on the backs of your financially struggling tenants. Wake up. There is a housing crisis. Not a housing shortage a straight up dangerous crisis. Many families can’t even afford to feed their children. Did you ever think maybe your tenants hade to make a decision between rent or food? Again, you don’t care because you only care about getting ahead of the backs of already financially struggling tenants. YOU have no issues tossing out starving destitute people literally onto the street. But hey, it’s all about you isn’t it?!?!
      Well, stop whining because WE LAND LORDS have choices. We landlords live in a free country - we have choices. Here are our choices. Again let me reiterate that no one saying normal, or law abiding would condole stiffing anyone intentionally or damaging our rentals. (1) Sell the property because you can’t afford to pay the mortgage if it’s not rented. And since 30% of ALL rentals are owned by Mom and Pa there will soon be a lot more inventory on the SALE market reducing the price of real estate and enabling more young Canadians to actually purchase a home. And quit complaining - even if you do sell it, , you’ll still make a huge profit because we all know real estate prices have skyrocketed. So you get a big nice profit out of it even if you do sell. Second choice (2) STOP contributing to the housing crisis by buying properties for the sole purpose of renting them out in the first place - if they’re too much hassle for you and the risks are too much, then don’t jump in the first place. (3) Learn how to screen tenants properly and take responsibility for choosing bad tenants!! If you choose option one and can afford to keep your property empty without renting it out … (most land lords cannot, so that’s going to free up the majority of rental stock to sell that’s making homeownership more affordable for others). But if you CAN afford to keep your rental property, empty, then pay a empty homeowners tax which will go up every year in dramatically increasing increments. Don’t whine and complain that you didn’t get ahead as much as you hoped when you have no issue, throwing a family that’s starving, or otherwise destitute people on their last leg, out on the street.
      Omg I can’t believe the nerve of some of you people to show your privileged faces in public like this.

    The LTB has failed both honest tenants and honest landlords. The system needs to punish bad actors on both sides.

      It's because the public service employees that our tax dollars pay for are all working from home and are not doing their job. There are 3 times more employees at the LTB since before the pandemic but only since they started working from home we have experienced a backlog. Get these people back in the office! Same goes for our federal public service workers who are fighting to remain working from home and don't want to be in the office even 3 days a week.

    Can someone tell me why nonpayment should not equal automatic eviction?? Is there any other service that you can use and not pay?! Can you eat at a restaurant and leave without paying?! This is theft! Its a crime!! My tenant has an income of 250 k annually, 2 VERY high end SUVs in the driveway, and hasnt paid since day 1!! Just because he can. This is the result of a broken system that allows and perhaps promotes this criminal behavior. Nonpayment of rent should be immediate automatic eviction, period.

      Good. There are other things to invest in. Maybe you will sleep easier profiting off investments that dont cause people to worry about groceries or bills or homelessness.

    So if the Homeowner runs out of money,and theBank repossess the home, does the non-paying tenant become of the responsibility bank? Does theBank have to go through the tenancy board to evict the tenant? This is crazy. Who in their right mind would want to invest in residential property in Canada ? 🇨🇦

      We also need to start addressing a huge elephant in the room. Our abysmal vacation time. Plenty of people i know work slowly because they have nothing to look forward.
      Cant enjoy their salary and cant even get time to properly do the things they like. Why should they be productive? They are not benefitting from it.
      Most of world gets 3 to 4 weeks minimum, and europeans in particular are much more productive than us. Maybe giving people something to look forward too will help address our productivity crisis? Or is that too controversial for the cbc? Is it too controversial to say we are only healthy for so long, and would like to enjoy that time while we can?

      Glad you learned that life is also to be enjoyed. Now lets try to be nicer to tenants too. And lets try to make it more affordable in general.
      Why did we create a society where we struggle to afford to live, only to retire, get unhealthy, and be old having done almost none of the things we wished to do? It seems like a terrible waste of our lives. We are only young and healthy once, lets try to to enjoy it and also be responsible. We are not machines, there are many things to do outside work.
      The most productive places have generous time off, 3 or 4 weeks seems to be minimum in them. Otherwise employees may simply stop caring, which could be a huge factor in our productivity crisis which does not seem to exist in europe or most places with reasonable minimum paid time off.

If you get a meal at a restaurant and then skip out without paying, was it the restaurants fault? Its attitudes like yours, why this guy doesn't want to rent anymore.

Don't worry scum landlords like you that think this is okay will all end up on the streets. Dont come crying to us "slumlords" when that happens. Myself and many other landlords are fed up. My tenant is doing the same thing despite paying less than market rent. Once I toss him out I am just going to hold the house or have family live there or even use Airbnb I am never providing housing to someone again

I am done and everyone I know thats a landlord is done. When i retake possession I will never rent again, going forward I'll just do airbnb

      Back in the day ppl could just move and cut their losses. Theres no vacancies, so being a tenant has become more fatal. I presume some of these instances are due to mental breakdowns. The elements are unforgiving…

    We had eight units total in the Barrie area, now we are down to three, soon to be two. Being a small landlord in Ontario is too much of a gamble financially for us now. One interaction with the LTB, drawn out over 16 months is proof enough to be done with renting out residential property. I wish all on both sides the best of luck. We'll be observing from the sidelines now.

    Had a tenant that was struggling with paying rent before covid. Moved in another person while my wife and I were at a canucks game. He ended up being her boyfriend and being an awesome fellow who paid the rent on time and covered the past due rent. Got lucky. This was enough to scare us out of being a small landlord especially with all of the covid madness. Have a nice man cave now. Not worth the stress.

    I don’t understand how it is too difficult for good landlords to get bad tenants evicted, but it is too easy for bad landlords to evict good tenants only to raise the rental prices and re-rent it. 🧐

    Too much focus on the landlord-tenant relationship and unpaid rent. Bad actors are able to harass other tenants in their buildings on a daily basis and create an unsafe and uncomfortable environment for everyone with little to no consequence. It is in everyone’s best interest if such people are evicted faster. In fact, we need certain redlines which, when crossed, result in automatic evictions

      Right because that won't be abused on innocent people, and it doesn and they get evicted. You don't have to be problematic to be easily evicted right now that's the problem. It's happeneing, what you want is happening, just to everyone, not people you specifically have intrusive thoughts about.

      @@seanothepop4638 It usually takes at least a year to evict the most destructive, non paying tenants in Ontario. “Easy evictions” in Ontario only exist in theory.

    I know a retired couple who owned a rental property & who got hosed by their renters. They had to repair their home after the renter eventually left, & they then sold the rental home. There are too many irresponsible people out there who rely on their right to inhabit properties for free.

      @@mykeprior3436 What do you know about real work, try working offshore oil rigs, undersea welding you wouldnt last a hour much less a day, 2 jobs at starbucks and walmart dont cut it, and im not a boomer, they would be far to old to do strenuous work like that, get useful skills, that are needed and you will have the money to buy your own place, gender studies isnt it.

    Great story showing the other side of the coin. I am a small landlord with amazing tenants, but I know other landlords with horror stories like this. I've also seen nightmare landlords. Good landlords and good tenants need to band together to lobby the government to fix Ontario's Landlord & Tenant Board. The LTB needs to address BOTH bad tenants and bad landlords within a month, not a year. A broken system is hurting only responsible tenants and landlords.

    my neighbor rented a house to a couple both had good paying jobs he got first and last months rent then nothing for 2 years and had to pay them $10000.00 to move out so he could sell it before he lost it due to non payment of rent ......a friend has an apt in his house he rents out but the tenant has mental problems goes on an off his meds smashed holes in the walls stolen and sold most of the furniture in the apt the anxiety caused my friend to have a heart attack he has been waiting almost 15 months for a hearing with the LTB and it will be a zoom meeting ....why arent these LTB offices open to the public are they working from home ?

    My parents were also a victim to a tenant that refused to pay rent for months and has done this to multiple other people. It’s just sick that they get away with this.
    WE NEED STRICT PUNISHMENTS FOR PEOPLE DELIBERATELY NOT PAYING RENT.

      Right because that won't get abused. This story is as old as time, your parents rented a space in a housing crisis where renting and keeping a space is precarious regardless of employment. That means 1. In any event that results in eviction one party is homeless. 2. Human rights need to veer in preventing homelessness befor non-homeless people are helped by recouping owed monies. It's literally laid out step by step and relates to the human rights. THe good news is what you think should happen won't, but that doesn't mean a better solution doesn't exist. With your ignorance I know it does for certain! :D

    My wife and I own 2 rentals. We are selling both and moving overseas. Besides the ridiculous cost of living here, we have a rental increase limit of 3.5%. My property tax has been going up a triple the rate of inflation for over a decade, almost 10% his year alone. Insurance goes up by double digits every year. Utilities, maintenance, and on and on. 3.5% is a joke!
    We are done with Canada.

You can hate on landlords all you want, but that won’t change the fact that it’s the good tenants that pay for the bad tenants in the end.     You will find most tribunals are landlords taking tenants for non-payment of rent. There is this notion that landlords are large faceless, mean corporations that can absorb the abuse professional tenants inflict. In fact, many are mom-and-pop renting out basements or family homes handed down, etc. Many are just scraping by and such are selling and those rentals will be converted to single-family homes reducing rental capacity and increasing pressure on an already tight rental market. The cards are stacked against landlords in Ontario.

    Should be illegal to turn single family homes into 10+ “students” rooming houses . Turning literal flippin closets and charging the equivalent of rent for a single “room”. This house use to rent for 1000 but I think I’ll charge that per “bedroom” it’s insane

      I'm not familiar with this practice, but it sounds like a quick fix for a housing shortage. If you don't want to rent a bedroom for 1000, then don't! Live somewhere else. Problem solved. You're welcome.

    Well some lanlords wanted to have 10 investment houses on 2% interest rate, while simultaneously voting for liberal government that keep the supply low and demand high so your value only went up.

      It definitely would be. But even at our highest rate, home ownership didn't quite reach 70%. That's a lot of people who will always, for whatever reason, need somewhere to rent.

      Not everyone can afford to buy their own house, nor may they want to. Just remember that ultimately the renter will assume the costs of added risk and loss for the landlord. It will either be in the form of higher rent or reduced rental capacity due to small landlords leaving the market (which will drive up rents).
      And don't just blame the federal Liberals for the housing crisis. It's the shortage of tradespeople, rapid increase in interest rates worldwide, years of restrictive city zoning, Covid after effects, and recent wars forcing refugees to flee their homelands. I'm sure I missed some things.

If there were 10-20% more homes available, all property prices would come down dramatically and you could likely afford a property. So the question is really, why isn't there more supply?

    I had 2 rental properties and ended up selling both after my tenant heard Ford say don’t pay your rent in 2020. I had just retired and couldn’t take the risk. Also I had to pay my tenant an extra month rent because I was selling. Definitely not worth the headache of being a landlord.

      Good. Housing shouldn't be an investment. It should be used for shelter. Do you think owner rights will get better when there's literally zero supply for renters?     I had a tenant chronically late with rent . She trashed the house even the bathroom mirror was gone cabinets dismantled holes in every wall. I charged $600 rent for a full suite out of pity to a young single working girl. Lesson learned The damages amounted to more cost than i received in over a years rent. I will NEVER recover that. I’ve Air B and B’d it ever since. It’s more work but it’s also more money and stays in mint condition. A tenant credit system is long overdue in Canada. I would of reported her so the next person would know what they are up against not just the damages but the chronic late rent. Mortgage payments don’t wait for tenants to pay rent.

      Damn, the more I think about this, the dumber it gets.
      People need homes - you don't need an extra house. No one is making you take on the risk of getting a second mortgage in an effort to use housing as a financial tool. If you can't afford the mortgage, you can sell the house. If someone has "bad renting credit", they're homeless. The idea that the government, which is already dealing with a homelessness/housing crisis, would ever attempt to make it easier for people with 2+ houses to extract further wealth at the expense of renters is pretty nuts. You'd have to be pretty entitled and out of touch to think that.
      Either don't take on risk you can't manage or learn how to assess potential renters more effectively.
      Also, how will you "never recover" the damages? Do you think that the value of your home is not going to continue increasing? Are you not now making MORE money through short term rentals? What are you talking about?

      No, the solution is to kick out squatters the moment they go into arrears. If a homeowner defaults on their mortgage, the bank takes power of sale. If a person defaults on car payments, the car gets repossessed. Why should people be allowed to steal housing? If you think people should be allowed to steal housing, you should know that the losses squatters generate are paid for by paying tenants downstream.

Inflating your rent to cover these costs makes the whole market more expensive, as every landlord will try to match the price regardless of whether they suffered a loss or not.     I am a landlord and I am of Southern Italian descent. I have cousins who, let’s just say, operate by a different set of rules than us regular people. They have a property management company that manages all of my properties. They introduce themselves to all my tenants early on in the rental process. I have never had 1 tenant miss a rent payment in 18 years.

    it is terrible some tenants think they are entitled to rent free as if the landlords are providing a charity property. Charity receives donations, landlords don't. Under the high interest rate era, having non-paying tenants some landlords may have to borrow money to cover the mortgage payment, tax and bills. That make them living in nightmares.

    Something has to be done to protect landlords against NON PAYING tenants, no wonder property owners do not want to rent. This is such a common story. I had a tenant that stopped paying in covid and got away with 2 years free rent, TOOK THE STOVE AND FRIG, AND DEMOLISHED THE APARTMENT. I had to replace "ALL" the flooring, drywall the walls from numerous holes. THey let their dog urinate all over the apartment. THen on top of that they did not pay the water bill and the $2,790 was ADDED TO "MY" taxes. GOOD GOSH! LET's MAKE RENTIN AS FAIR FOR LANDLORDS AND IT IS FOR TENANTS. STOP PAYING - GET OUT !!!!!

I have had tenants for over 14 years and would not think of evicting them for no reason but a few more dollars rent, and risk getting a deadbeat who does not pay or is always late or someone who will destroy my property and cost me $30,000 in repairs. In our local landlord association I know we all feel the same. We know how devastating it is to have a empty unit that you have to spend thousands on to repair VS keeping a good tenant and having rent payment you can count on.

Given that these small landlords are contributing to 30% of the rental stock and they are exiting the market faster than new rental units are being built, the rental market is only going to get worst.

      I feel for both sides. I have a rental property - not one that I purchased in hopes to profit off other people’s financial struggles - but one that was given to me with someone passed away. In any case, I take personal responsibility for screening my clients thoroughly and I’ve never had an issue. Not once. So the first step is being an adult and taking ownership for selecting the clients you selected again I’ve never had a problem with my one property!
      Right now many of you landlords look like spoiled babies. First of all landlords ALREADY HAVE contributed to the housing crisis by buying “multiple” properties and driving up the cost of real estate driving up the cost of purchasing a home. Mom Pop Landlord’s make up 30% of ALL rentals in Canada so you guys are DIRECTLY responsible in part for pricing 99.9% of young Canadians out of ever buying a home!! So that’s one reason we’re not getting that much sympathy.
      Let me be clear. No one sane or law abiding would condone torching someone’s place or damaging another’s property in any way. There is NO excuse for torching a place or for damaging anyone’s property. Ever!! And that should be a police matter.
      However, you whine and complain that you didn’t go ahead as much as you hoped when you bought the property not given a hoot but there is a dangerous housing crisis in this nation and that 99.9% of Canadians are already priced I’ve ever buying a home. I know you don’t care about that. You just want to get a head. MEANWHILE you have no issue throwing a family that’s starving out on the street. Like literally. Because you want your money. Again, I feel for both sides and I am Landlord with one inherited property myself.
      HOWEVER the issue goes beyond your hopes to get ahead on the backs of your financially struggling tenants. Wake up. There is a housing crisis. Not a housing shortage a straight up crisis. Many families can’t even afford to feed their children. Did you ever think maybe your tenants hade to make a decision between rent or food? Again, you don’t care because you only care about getting ahead of the backs of already financially struggling tenants. YOU have no issues tossing out starving destitute, people literally onto the street. But hey, it’s all about you isn’t it?!?!
      Well, stop whining because WE LAND LORDS have choices. We landlords live in a free country - we have choices. Here are our choices. Again let me reiterate that no one saying normal, or law abiding would condole stiffing anyone intentionally or damaging our rentals. (1) Sell the property because you can’t afford to pay the mortgage on it if it’s not rented. And since 30% of all rentals are owned by Mom and Pa. there will soon be a lot more inventory on the SALE market reducing the price of real estate and enabling more young Canadians to actually purchase a home. And even if you do sell it, , you’ll still make a huge profit because we all know real estate prices have skyrocketed. Second choice (2) STOP contributing to the housing crisis by buying properties for the sole purpose of renting them out - if they’re too much hassle for you and the risks are too much. (3) Learn how to screen tenants properly and take some responsibility for choosing bad tenants!! If you choose option one and can afford to keep your property empty without renting it out … most land lords cannot, so that’s going to free up the majority of rental stock to sell that’s making homeownership more affordable for others. But if you CAN afford to keep your rental property, empty, then pay the empty homeowners tax which I heard will increase every year in dramatically increasing increments. Don’t whine and complain that you didn’t get ahead as much as you hoped when you have no issue, throwing a family that’s starving, or otherwise destitute people on their last leg, out on the street. Omg I can’t believe the nerve of some of you people to show your privileged faces in public like this.

Investors contributes to to demands side of the equation. If there is sufficient supply to offset the demand, prices would remain low. Various levels of government influence the housing supply though policies and making more land available through providing services such as water, sewer, transportation etc. If there are profits to be made, developers would simply sell more and the extra supply would offset the demand, thus keeping prices low. The reality is that developers are reluctant to build more because of thin margin and high risk. In recent years, there is an acute shortage of service land, thus driving up land costs. In a new condo building, various taxes contributed to a third of the selling price. Development charges (a tax levied by the city) is often not known until close to completion of a condo project. When profit margin for new builds are razor thin due to high land cost, rising labour and material costs and unprecedented high interest rates, this unknown can sometimes sink a project. On the one hand, you are telling mom and pop investors to stop buying and hence contributing to the housing crisis. On the other hand, you are acknowledging that there is a shortage of rental properties. If mom and pops buying, it would drive up the rent even more due to reduced supply. Most investors would tell you that they are not making a lot of money in rental properties. Many mom and pop landlords are experiencing negative cash flows. When you take into account acquisition costs (legal fees, land transfer tax, HST for new builds) and disposition costs (legal fees, realtors, capital gain tax), the average ROI usually ends up in the mid single digits. One is better off putting money in a GIC that offers a return of 6% or more with absolutely no hassle. Although the federal government can influence housing supply through subsidies and policies, but the solution lies squarely in the hands of the provinces. The Ford government has fail miserably in providing serviced land and affordable housing. Other than throwing money at the problem, they provides little leadership in developing a cohesive strategy.

The real problem is government incentive given to tenants who are actually able to pay the rent, but they elect not to, as nothing happens to them if they cheat and lay or just ignore the landlord for years… And for any inconvenience the landlord may cause to them just by remining them to pay, they also have a mighty tool in their hands to punish the landlord for being sooo annoying - destroy the house… Why not, given that they never feel any consequences for that…
      And you are saying that is all my problem because I didn't know how to properly screen applicants. It is just my problem because I could not recognize who is a criminal, while the government is too busy enforcing thousands of bizarre rules in this overregulated country? Example, if I keep an inoperable or unlicensed motor vehicle on my driveway, which is otherwise no harm to anyone or anything, it won’t take long before they find out and fine me for that… So they, the government, HAVE resources for enforcing such bizarre rules and sanction such practically inconsequential offences while at the same time they cannot be of any help if somebody robs me for $30k a year in rent and also causes at least another $50k in property damages, just because they can… And people like you will just call it business risk - I should not be a landlord if I’m not ready to absorb all such losses INTENTIONALLY caused to me.
      So what you are proposing might actually be a solution. We, small single unit landlords, should all list our properties for sale. Then, big corporations will buy most of those units. They have much more tools and means (and connections with the government) to fight irresponsible tenants, so they will have much less problems dealing with this. Is this the ultimate goal?

      Tenants are struggling, too. Dont think the cost of living crisis is only affecting you. I think we would all benefit from a lower cost of living and higher wages to catch up with 4 decades of wage stagantion instead of being forced to rely on houses to fund retirement. Doesnt leave much time to enjoy life. Just slave away to pay off house, then do things one like, get health problems, and thats it. Just my opinion. Just my opinion.

      @@skillcoiler Do you realize that many rentals are suites within homes or laneways? If loser tenants are able to take advantage of a homeowner's kindness, they will keep their units vacant. Loser tenants hurt good tenants by creating less inventory and more checks prior to owner's renting out their units. Also, the increase in Capital gains taxes, while you may celebrate it, will further limit supply. If owners could kick out problematic tenants within a reasonable timeframe and have them actually accountable for damages, more owners would open up their empty units. Personally, I will keep my units vacant should I build a new home at some point.. there is zero chance, I want to be stuck living next to a loser tenant. It's like cities opening up a housing shelter in nice neighbourhoods, and expecting crime to decrease... 100% crime will increase and neighbours will be threatened / assaulted when shelters are opened up in neighbourhoods; but there is so much money at play for the cities / buddies.

    This is the SAME in BC. Landlords are FED up. The politicians have failed landlords by not respecting our rights as equally as they give tenants rights. Landlords are frustrated with the system that sides with tenants most of the time, racking up thousands in unpaid rent while going through an eviction and have to face additional thousands in damages. The system MUST change to become a fair system and holds problem tenants accountable.

    Backyard, the backyard was littered with junk. It was awful. Did not pay rent for months, took a year to get hearing, on open room. Never see any money returned even after ltb. They should have a credit bureau at the hearings and garnish immediately!

    Ford single handedly created the Landlord Tenant problem in Ontario, starting with telling tenants that they don’t have to pay rent during COVID. Under Ford’s government, the Landlord Tenant Board is totally useless with hearing lead time of a year or more and evictions are near impossible. ‘Professional tenants’ are taking advantage of the delays and live rent free.

    The government needs to step out of controlling home owners. Owners should not need permission to remove people from their own homes and properties. If tenants get evicted without actual resons they can sue in civil court. Forcing homeowners to have to tolerate being abused by people living in their homes is outrageous!!!!

    Here’s what pisses me off watching this as a renter for the last 14 years every single landlord has been a complete a haul and try to keep the deposit we have had to call the police and we have had to say that we’re not leaving until we get our money back. This is fine showing bad tenants, and we all know it happens but be fair and show the other side of the story there are for every bad tenant. There is too bad landlords I can tell you that from experience we have always paid our rent on time. Never missed a payment, clean the property as good as it was when we moved in and we have had to fight for a deposit back. It just needs to be a government run industry and as much as I prefer free capitalism and agree with that in this instance, there’s too many shady people on both sides, and if it was ran by the government, the losses wouldn’t be affecting the people in their pocket but I guess then every taxpayer would be paying for the losses. I don’t know what the answer is, but it’s never fair on both sides.🤷‍♀️.

      All holed Landlords do exist, I will grant you that - but they are KNOWN OF IN SHORT ORDER so, they have problems getting ANY TENANTS AS "THE WORD SPREADS QUICKLY". It is actually no different than car mechanic repair shops....they NEED the business of customers ; so if they get a bad reputation; payments still have to be made so they suffer as they need many clients to pay off their costs. A landlord has costs too; land taxes, utilities, maintenance of the rental as everything breaks down or wears out sooner or later from being used. Normal use it may last 10+ years of normal usage- or 10 renters. That essentially is what makes up RENT. It just takes ONE to eFF that.
      . As I reflect on this, as I was a repair man for a hotelier, I realize I never checked the bathroom of a unit. The guy who rented the room for a night. It looks like he had a hunting knife with a point and did every square inch of the rental stove, fridge, counters, walls, doors, furniture, (I forgot to check the bathroom toilet ceramic)door frames, they are little holes but still this HAS TO BE REPAIRED before the room could be rented out again...and the standard punch a hole in a wall or door repair. Not normal behavior.. He skipped off with his damage deposit fully refunded. This is the kind of tenants we get.
      . It wasn't a CHALLENGE. People like this ruin it for the rest.

      I think there’s a site you can go to to view reviews on both landlords and tenants. Someone created it so people would have a way to retaliate against people like this and hopefully help the next.
      I’m sure you can google it easily enough.
      Obviously not everyone will be on there but it’s a start. If it continues to grow it could be invaluable.
      What we need is for the A hole landlords to get the A hole renters! Then they can deal with each other as leave the rest of us alone.

      The government is the problem. Renting is a private contract between two parties. Failure by either party is a civil matter. There is no role here for the government. It is their interference that drives costs up by artificially suppressing rent increases to the point they can not maintain or improve the building. I know many people who would not buy a place to live because of below market rentals. It messed the whole system up. A lot of rentals were turned into condos making things worse. This is when bad landlords saw an opportunity. Get these buildings cheap. Use all the loopholes to get a tenant out. Remodel units, raise rents and then resell buildings. These loopholes were provided from previous. board decisions. Millions wasted trying to overregulate a private contract. Get rid of this and new rentals will be built. More competition ensures fair rents.

    This is so sad. A family i know rented the basement to a professional tenant. They rented the basement out before and never had an issue for 8 years with their tenants. I don't think tenants understand the mental abuse that lamdlords endure or the stress the landlords endure when the tenant stops paying rent. Some states in the US are changing the lamguage around what a tenant is to separate squatters from tenants. Small landlords are not the same as bulding landlords. If you don't pay your mortgage your house gets taken away. But the tenant stays rent free. I dont think the people in charge of Ontario's housing actually realize the support small landlords offer to the housing market. I also question the objectivity of the presiding decision makers at the LTB. There is no information on their credentials or their educational background. Landlords are just supposed to hope that the presiding official will see the facts. Without testing for true objectivity of these individuals how do we know that they are even actually qualified to make these kinds of life, mental and health impacting decisions. Tenants have ao much support and so many rights yet they find loopholes which the government still isn't closing. Now there is a vacancy tax for toronto home owners. The system needs to change to aupport both sides! There are good tenants and good landlords. There are bad tenants and bad landlords. The bad tenants are getting through the cracks and meeting good landlords - this needs to stop. Bad tenants need to be reprimanded. The credit bureau reporting doesnt do a thing!! Landlords should not be left feeling helpless when they are being done wrong.

      Why is it okay for a tenant to not pay for a house when literally every adult pays for a roof some way shape or form. If a landlord defaults they lose their home. Why should a tenant be allowed to default let alone destroy someone elses home. You dont know what it took for someone to buy a home or how circumstances change. Tenants go through hardships too but my point is if you OWN you cannot go without paying for a roof over your head without consequeces, its not a landlords responsibility to house a GROWN ADULT for free and cover their living expenses. Thats what tenants that are okay with this are basically expecting. Our country is filled with pathetic man children and this is why its going down the toilet

    Non payment of rent shouldn’t have to go to a tenant board for resolution. What other industry can you get away with non payment legally. If I didn’t make my car payment it wouldn’t be too long before someone came to take it back. Personally I’ve abandoned the idea of having a rental property, it’s just not worth it.

      The laws should be in their favour. Landlords have much less at stake than the average tenant. A landlord stands to lose money but not their home (unless they've managed to overextended themselves financially so far that they lose their primary residence). It seems like many landlords are incredibly absent and care little about putting effort into selecting good tenants. Owners rarely understand local tenancy laws and then get upset when their lack of knowledge gets them into trouble. Tenancy laws always need tweaking but it's much better to lean to the side of the tenant.

And do you know who pays to keep the whole system afloat? The GOOD TENANTS! Paying both through uncompleted repairs, unkept maintenance and higher rents. Look at one of those destroyed rental properties in terms of financial losses. For a damaged property is stay on the rental market, the next tenant will be charged a higher rent because that is the only way the losses can be recouped. The bad tenants virtually never repay arrears, so it is passed onto the next tenant as that is the only way to keep the whole system working. Like it or not, squatters are bottom feeders of society and the paying tenants will always be the ones feeding them.

      @@ashleyc506 I'm absolutely on the side of higher rents in as far as it's related to protecting tenants in a reasonable way. But I don't think that all tenant laws that favour tenants are good. There's a constant balance that needs to be struck between protecting good tenants at the expense of landlords and protecting good landlords at the expense of good tenants.
      In the same way that I'm in favour of higher taxes to ensure a more robust legal system that leans towards protecting innocent people from wrongful conviction at the expense of more criminals going free.
      But either way, the percentage of my rent that in someway pays for bad tenants is dwarfed by the percentage that is due to an incredibly tight housing market due to a chronically low supply. So I'm, generally, comfortable taking that increased cost

    Douglas Kwan of the Tenant Advocacy Group, is providing wrong stats. Cases have increased and staffing had shrunk perhaps to balance the budget or in anticipation of the claims of the automation product. Though they may have hired new staff recently to pump up the numbers experienced staff left.
    However, this is not a battle between landlords and tenants. The Ontario LTB has become useless under, Doug Ford, Conservatives. When the courts don't work you will get the rise of the mob. That is a horror no one should want but it will happen if things aren't fixed and more money poured into it. What is a balanced budget worth in a mobed up housing market? A ounce of prevention is worth a pound of cure.

    That's why I stopped renting out for people 4 years ago. It is not worth it. If govt still think landlords or new home buyers are the caused for this housing crisis. They should really do the calculations see why us home owners not renting out to tenants which would definitely help the housing market shortage. Now that the govt charges us vacancy tax if the property is vacant. Unbelievable. It makes me start thinking moving out of Canada. I live here all my life. I contribute the country, paying the taxes, not even breaking any laws. Our govt is letting all these bad tenants walking away and kicking us all in the stomach.

      Born and raised in Ontario, and I can say for the first time in my life, I'm considering moving out of Canada. I've encouraged my children and grandchildren to apply for dual citizenship on their father's side. I don't have the same availability but I can move where a plane ride is only hours away. Canada has gone from a good place to live, to a USA vassal under the Trudeau Liberal gov't. We are financing proxy wars while disregarding the homeless camps. We are allowing millions of unskilled immigrants to live here promising them a home, food, clothing, jobs, education, etc. Promises which we cannot fulfil. We are ALL miserable; both new and old residents. It will take decades to undo the mess Ford and Trudeau have created in all parts of our lives.

I have a rental property - not one that I purchased in hopes to profit off other people’s financial struggles - but one that was given to me when someone passed away. In any case, I take personal responsibility for screening MY clients thoroughly and I’ve never had an issue. Not once. So the first step is being an adult and taking ownership for selecting the clients you selected - again I’ve never had a problem with my one property! Ever. But there’s more to the story and CBC knows it. As usual, CBC has no problems presenting a biased, one-sided story because it suits their goals or narrative.
      Right now many of the landlords look like spoiled babies. First of all landlords ALREADY HAVE contributed to the housing crisis by buying “multiple” properties and driving up the cost of real estate driving up the cost of purchasing a home. Mom & Pop Landlord’s make up 30% of ALL rentals in Canada so you guys are DIRECTLY responsible “in part” for pricing 99.9% of young Canadians out of ever buying a home!! So that’s one reason we land lords are not getting so much sympathy.
      Let me be clear. No one sane or law abiding would condone torching someone’s place or damaging another’s property in any way. There is NO excuse for torching a place or for damaging anyone’s property. Ever!! And that should be a police matter.
      However, the landlords whine and complain that they didn’t get ahead as much as they hoped when they bought the property not giving a hoot that there is a dangerous housing crisis in this nation and that 99.9% of young Canadians are already priced I’ve ever buying a home. I know they don’t care about that. They just want to get a head. MEANWHILE they have no issue throwing a family that’s starving, or otherwise completely destitute people, out on the street. Like literally. Because they want their money. Again, I feel for both sides and I am Landlord with one inherited property myself.
      HOWEVER the issue goes beyond the hope to get ahead on the backs of your financially struggling tenants. Wake up. There is a housing crisis. Not a housing shortage a straight up dangerous crisis. Many families can’t even afford to feed their children. Did you ever think maybe your tenants hade to make a decision between rent or food? Again, you don’t care because you only care about getting ahead of the backs of already financially struggling tenants. YOU have no issues tossing out starving destitute people literally onto the street. But hey, it’s all about you isn’t it?!?!
      Well, stop whining because WE LAND LORDS have choices. We landlords live in a free country - we have choices. Here are our choices. Again let me reiterate that no one saying normal, or law abiding would condole stiffing anyone intentionally or damaging our rentals. (1) Sell the property because you can’t afford to pay the mortgage if it’s not rented. And since 30% of ALL rentals are owned by Mom and Pa there will soon be a lot more inventory on the SALE market reducing the price of real estate and enabling more young Canadians to actually purchase a home. And quit complaining - even if you do sell it, , you’ll still make a huge profit because we all know real estate prices have skyrocketed. So you get a big nice profit out of it even if you do sell. Second choice (2) STOP contributing to the housing crisis by buying properties for the sole purpose of renting them out in the first place - if they’re too much hassle for you and the risks are too much, then don’t jump in the first place. (3) Learn how to screen tenants properly and take responsibility for choosing bad tenants!! If you choose option one and can afford to keep your property empty without renting it out … (most land lords cannot, so that’s going to free up the majority of rental stock to sell that’s making homeownership more affordable for others). But if you CAN afford to keep your rental property, empty, then pay a empty homeowners tax which will go up every year in dramatically increasing increments. Don’t whine and complain that you didn’t get ahead as much as you hoped when you have no issue, throwing a family that’s starving, or otherwise destitute people on their last leg, out on the street.
      Omg I can’t believe the nerve of some of you people to show your privileged faces in public like this.

    Rent needs to be paid on time, in full every month without question. That being said, anyone who is making less than 40-50k a year is most likely unable to afford their own rent, car, phone, food and other essential things. Most likely they are choosing between what is more important to them. Now think about the people who are minimum wage or who are living on welfare (which hasn't increased to account for the cost of living) most people cannot afford to live. I just think that the overall problem is not these tenants but the economy and cost of living in general. The immediate problem is the squatters rights but that's more of a band aid which will just create more of a homeless problem and that can obviously lead to other issues.

      I remember 15 years ago a regular 2 bedroom apartment unit in a building was $850/month. Now a cot in a room is worth $1000

The tenant has to show all their cards, and the landlords dont even have to tell whether theyre even a resident or not. I remember when the only landlord was a corporation that owned apartment buildings, and didn’t expect renters to pay their mortgage. Now the new landlords want to erode tenant rights even more, just to secure their investment.

    LTB is grossly inefficient!!! Some days are fully scheduled where cases are adjourned due to running out of time, while others are scheduled for full day and completed by lunch.

      The LTB was never designed to deal with small landlords getting other ppl to pay for their mortgages. It has clearly caused instability in the entire society, indirectly and directly. It should be illegal for landlords to buy multiple single family homes to rent for profit. It has no benefit to landlords, tenants, employers or society at large. This entire problem makes no sense, only continues bc of stubborn control obsessed ppl who refuse to accept they over played their hand and cut their losses

    Parents dealt with this and not only were out rent, but had numerous repairs and clean up. They sold. If 30% of units were removed the homeless situation and over crowding with family will be outrageous.

    It's time for a change; our government is unfairly burdening small landlords. They shouldn't be left in debt to provide free housing to tenants who don't pay taxes and sometimes even leave without fulfilling their obligations, while these landlords work tirelessly to make ends meet.

    I've been paying off someone elses mortgage for 50 years. I wish that after all that time I had some type of equity but the laws do not allow that. At least I should be able to take the rent off my income taxes.

    Nothing is free in this country.
    If tax payment is delayed CRA charges penalty.
    If mortgage is not paid on time bank has the right to get hold of the property.
    If property taxes are not paid on time interest is charged the payment due amount.
    When we are responsible for all the payments, tenants also have to be responsible for their payments on time.
    Landlord should not be going through all the stress caused by tenant non payment of rent.
    Will the government be responsible for the rental loss/stress the landlord goes through?
    Tenants should be evicted for non payment of rent. Few tenants are taking advantage of LTB delays.

    I wish this segment added how many tenants have been evicted in last few years, because relatives are moving in or issued a N12 falsely. Apparently, it has skyrocketed leaving many long term tenants, like myself, almost homeless.
    Right, now I am taking my previous landlady to the LTB for a bad faith eviction, because she tore down the house before the 12 month wait she had to do.
    I am a supply teacher, and at 52 years old, I have to have roommates because I can't afford double from what I use to be paying to live alone. I am also disabled, so landlords don't want to rent to me.
    This has been the worse two years of my life. Landlords need to recognize if a renter gets evicted to fault of our own, we are far more vulnerable than landlords. At least they have a property they can live in.

      @@ZanetkaPL not if it leaves people homeless during a housing crisis. So, if someone doesn't want to be a landlord with all the responsibilities it comes with, don't be one. When my landlady bought the house, I came with the house because the previous owner made that part of the deal when she sold the house.
      I lived there for seven years and I was a good tenant by paying my rent on time, quiet and taking care of the apartment. I left the place like the day I moved in.
      If my landlady was honest from the beginning, we would have figured out something reasonable for both parties. But, she went the sneaky route, so she didn't have to pay me cash for keys or have me come back to live there once the house was built. This is what the law says she should have done, but didn't. So, now I am holding her accountable for illegal actions. Too bad so sad.

      What surprises me here is after 1 year lease the tenant has all he right to vacate the place willingly? Which means if the tenant finds another place cheaper than what they are renting now they can leave for low rental amount. Where as the landlord on the other side doesn't have right to increase rent to market standard. 🙄.

      @@charishma6823 clearly you don't know the rental laws of Ontario. Let me explain it to you.
      1. Any dwelling that has been built after November 15, 2018 is not subject to any form of rent control. Which means, after a one year lease many who have rented a place will probably face a significant rental increase. There has been a number of renters that have had anywhere from 50-100 % increase what they use to pay. This is an experience for the renters that can actually have incomes from 70k -100k a year.
      2. Rentals that were built before November 15, 2018, are subject to what the percentage is for said year. For 2024 it's 2.5%.
      3. Once a tenant moves, the rental goes back on the market, the landlord can increase it whatever they want; hence why many long time renters have been either been harassed by the landlord and/or the landlord refuses to do necessary maintenance of the rental space making the space unlivable.
      4. You're delusional if you think many renters are moving to cheaper apartments, because their original rent was too expensive in. Wake up there is a housing crisis which means nobody is moving if they don't have to, because apartments are very expensive.

    A lot of this comes down to the fact that our court systems are not sufficiently staffed, especially given the rise in population in Ontario in the last few years. The proportion of judges to population has gone down, causing backlogs in all judicial areas of government.
    Yes, it's bad when tenants don't pay rent. Yes, it's bad when landlords don't repair.
    Having a system with delays ends up punishing good landlords and good tenants throughout the wait. More immediate rulings mitigate that. It's already illegal to not pay your rent or to not do sufficient repairs; making it "double illegal" does nothing to help. The real problem is that enforcement of the law is done at a snail's pace.

    I am happy to see that you've opened comments on this video, and I hope that you continue to do so in the future. Yes, there will be awful opinions voiced, but there can also be bits of sympathy and thoughtfulness found in these comments as well.
    I don't have much to add to this video in particular. I have been a private landlord in Saskatchewan for three years, and I am grateful that, thus far, I have had great tenants. I am highly sympathetic to the landlords in the video and across Canada who have to face the kind of stress featured in this video. I am also sympathetic to the tenants who face increasing rent and, in some cases (none featured in this video), unethical evictions.
    Ultimately, we need to push our national, provincial, and municipal politicians to solve the housing crisis, because all of the aforementioned issues will only exacerbate if we do not.

      @@XetaXones not all landlords born with a silver spoon. They put savings at priority, cut all unnecessary expenses, no expensive travel, eat simple etc. Many work two jobs to buy a house. Nothing comes free and easy.
      Ask yourself can you sacrifice a lot to own a house? If not, don't sabotage small landlords. Without them, tenants stuck with big corporations rental. Think twice before complaining.

      If you are in white collar job and cannot afford a mortgage then you should think of changing your job to blue collar. Why a blue collar can get a mortgage and white collar cannot? 😉
