.. beautiful in its simplicity .. a good design doesn't always have to be extravagant .. venerred and textured walls .... recessed ceilings .. cove lights everywhere etc .. nope .. separating areas by function .. private and entertainment area .. guests and family areas .. and connecting them by that semi open hallway .. just great 👌 this is what architects call .. " form follows function " .. and the popular design concept of "less is more " .. kudos to the designer !! 👏👍👌
Ganda ng house, pinag-isipan talaga, maganda to pag may family gatherings and relatives, or friends, or if you want to gather meetings that related from your work, pwede na diyan sa kabilang living area 😅. Sobrang laki ng space di na kailangan lumabas kung may outdoor activity, ganda ng 2nd floor, yung den, yung family room at mga bedrooms sobrang ganda, everything is perfect in this house, it's huge but those sliding glass doors make it minimalist "homie feels". Sana magkaroon ako ng ganitong bahay in the future. 😊🙏

"Additional" and "in addition" seems to be the favorite word and phrase, ha ha ha! The grill by the stairs is there to let in light so you dont have a claustrophobic enclosed stairwell. It's not for ventilation, as it does not open to the outside. The side of the dining area is not a patio as its too near the service area. The family room has a custom built enetertainment unit/center. Other than that you had a wonderful presentation. Super appreciate the fact that your bathroom walk-thru presented waterclosets with their lids closed. Bravo! One question, how big is the lap pool?

2. NO Enclosure... pag may enclosure yun lower ground, perfect na sya hahahahaha
Sana nilagyan ng glass panel sa harap ng hagdan then all the way to the kitchen area kahit sliding door sa ktichen area para exit to the pool...
BIG FAIL SI ARCHITECT kasi hindi nya naisip since walang enclosure, maalikabok yan, siguro naman kahit sa Ayala Alabang may alikabok kaya dumihin ang lower ground nya.
Hindi din naisip ni Architect paano pag umuulan then may kasamang hangin, basang basa for sure yun lower ground dahil sa ampiyas... paggising mo umaga para pumunta ng kitchen, basang basa yun daanan... hmmmm... another big fail...

This style of house is more suited in places like Cavite where it is mostly sunny. I dont find it comfortable to roam around during the rainy season. Tho this design reminds me of the rental private resorts in Laguna where most of the spaces are open.

Where will you let the guest in towards the dining room? Outside door facing the pool? The house looks like a boarding house. A big building with subdivided rooms. No integration at all.

far from being a cozy home ........ more like an office building. too modern with absence of originality too many glass walls for a tropical climate, with small lot and crowded neighborhood too many windows without nature to view implementing the modern minimalist idea creating a very cold atmosphere

I just wonder, why have a front door? The house is completely open to the outside, just climb over back fence, your in the house. I would be very interested in seeing a tour durring a typhoon, or maybe heavy rains and wind. Is their not dust or dirt that freely blows in and up that open stairway to the second floor. How about the last room you showed us on second floor, the air conditioner doesn’t cover the main room with airflow. It’s directed towards the little inside room hallway. The one bedroom is only accessible from the outside pool side.
Your job is to show the home, you did a most excellent job with that, thankyou! You helped many people see what a interestingly designed home looks like, and hopefully decide not to purchase, based apon it’s design.

Nice design for a resort or vacation house I guess... I like it but not well secured or has no security at all for a house, it will function more as entertainment for guests than for a real and everyday family living quarters...well lighted naturally but it would also be too hot in the summer months as well, and good luck if you would always open the airconditioners or windows because I hope there won't be too many mosquitos around.

The master bedroom was a letdown.

The layout of the house is weird. The second living area can be a family living area but then again you have two family areas upstairs. The dining area is too far from the living area. If you have guests at the living room, they have to go out of the house and walk beside the swimming pool to get into the dining area which is like a private dining room in a restaurant where confidential meetings are held. The kitchen is even weirder. It wants to be a modern kitchen with all the modern appliances but is hidden from view as if the kitchen is where the maids are and should not be seen. There is a second kitchen which is where the maids and cooks will actually be and compared to the rest of the house looks out of place. It's like all the places where the drivers and maids go must not look good because they don't deserve a nice environment. The island in the kitchen is horrendous. The maids' and driver's rooms are weirdly in the center of the property just because of the concept that they should be near the kitchen and garage. Modern houses today opt for the open concept where the living, dining and kitchen are not separated by walls and one can be at the living room and see everybody who are in the kitchen or dining area. If they have a second kitchen which they call chef's kitchen, it also looks like the primary kitchen aesthetically. The guest room looks like a room that will be rented. The toilet in the guest room should also have a second door that can be opened from the outside so it can function as a the pool bathroom.
