    Build into the hill; this will help with the wind, the temperature inside the house will be moderated and heating will cost much less.

    Lots of good suggestions here. I will add one you probably already learned from sailing. Buy quality to prevent emergencies, and budget for emergencies that occur anyway. New well pump? Well goes dry or goes bad and needs to be redrilled? Repair or replace septic? Raccoon gets into a building and trashes everything? These are occassional rural surprises that townfolk never experience, and even rural folk forget about until they occur.

    Top of the hill ashram, with round stain glass windows, interesting woodworking inside, a deck, lots of pillows and futons. Woodsy and organic. You get the idea. Campfire space. Compost toilet and propane on-demand outdoor hot water shower, stove, and you have another rental.

    Only get the English Mulberry. They are fat with juice, taste wonderful and the staining of the colour washes out over a short time. But they are so good stewed and then when cold, add ice-cream to it. Beautiful!

    I am pleased that your channel is expanding from just a sailing channel and look forward to following the development of your property. The brow of the hill is definitely the place to build, look at Frank Lloyd Wright’s Taliesin. And I can assure you a great view, be it beach or countryside, never gets old.

    We built our dream house on top of a hill overlooking the Missouri river valley. When the wind blows, we certainly know it. That said, the view is amazing, year-round. We spent extra on 2x6 framing high quality doors and windows, and geo-thermal HVAC but NOT on insulation. We used typical fiberglass batts and blown in. The HVAC has absolutely paid for itself. Foam insulation was moree than $20,000 over the fiberglass (not including the air-air heat exchanger for fresh air source) which would been forever return on investment. Under $200/month for utility (all electric) for 14 years for 4500+ sqft.

    Great property. Perfect place to build a log cabin. My family has build 9 now, all for family. They are VERY easy to build, with 8 inch log walls and nearly knee high insulation in the attic, they are super easy to heat and cool. Something to consider. My wife loves ours so much that I can't even get her to consider selling it.

    What you are envisioning would be valued by many who RV, maybe a couple of campsites for paying guest. Low first cost and land impact. You might even a find a seasonal camp host / caretaker while you adventure. As you know, we all adventure in many forms.

    Check out the earth ships in Arizona, their really cool n totally sustainable. With that hill a earthberm house is also an option. Congratulations on the new little one.

    Hey guys! You should look into building an Earthship style house into the hillside. That would really mesh with your sustainable philosophy and give you a greenhouse area protected from all those critters out there.

    Eminently sensible strategic plan for the future. Drives me mad hearing all these, "we sold everything and bought a boat ". An expensive gap year or two. How many make it sustainable? I believe you guys will actually do it because you are playing a long game. Kudos.

    Guy’s, some of the bushes & trees you need to have two of in order for them to produce. I think Blueberries are one of them and peaches may be & I say that mainly because everywhere I’ve lived that had fruit trees always had a Peach Orchard….Texas, Alabama, Florida and Georgia. Living without being dependent upon governmental agencies and utilities has always been one of my main interests since I was a child living on a ranch that was only dependent on electric & grew everything we ate or bartered for anything we needed with other like minded people. I’m excited to see what you decide to do. You can always fence off a pasture and charge people for pasture board for horses. Or build a barn and rent stalls and everyone cares for their own, it’s a lot easier than dealing with people…..and depending on how much land you have, you can make more leasing land or even selling hay for halves. They cut it & take half & you get the other half to sell or use. Hay is very expensive right now!

    My best friend built a Berm style home in 1974 on Hog Bay. Designed in California, this solar sufficient home was truly magnificent. We wish the best on your dreams, having knowledge of your intuitive nature, are certain your goals will be meet. Magnificent property tour!

    There's just one thing missing on the property - a water feature. You need a pond for wildlife, more irrigation options, etc. Maybe there's a stream or creek nearby however you'll want your own in the future. All the best!

    Hi guys, I built my own homestead on vacant land here in MI and it has been great. You have a good overall plan. You might want to consider something pre-built for the initial guest house and crane it onto your foundation. I wish that I would have planned my construction budget better. Don't just guess at potential costs. Research them carefully! I did not do this and totally blew the budget in several areas. Skimping on other things later was tough, but overall it was still a lot of fun. Keep it simple and stick with it!

    A very good carpenter I once worked with had this saying or opinion : leave it to the trade. What he was getting at as a carpenter was get the appropriate tradie for the job. Even though he had the ability to wire up his home, plumb it and drain it. He never went there always leaving it up to the “professionals” who would generally do it in half the time. I tend to agree after spending precious time on numerous projects. As time is so precious I would consult, contract and go sailing before the sun begins setting on you.😅

    Love it! My wife and I have done something very similar. Bought land 10 years ago, built several homes for rentals, permaculture gardens and an attempt at a food forest. We take off on our sailing adventure in a little under a year. You're not crazy, it's all possible and you've got this!

    Hi Crew. I have been involved with permaculture design for the last 20 years. I can say this with certainty. A lot of the design is thought up in a vacuum! Take it with a grain of salt, and try to keep it simple. Grow some good fruit trees. Companion them with some mint, or comphry and call it a day. Skip the swales and zone designs and with four seasons permaculture zones all change anyway. What was once zone 1 in the summer is now zone 5 ect.... those are my thoughts.

    Just found your videos and I think they are great. Will look forward to seeing both your property and sailing adventures unfold. Regarding your property, I think it is a great idea to have a rental property as we have for years and has really paid off as it has given us the ability to make choices but there is one aspect I suggest you look into before going a lot further with your plans and that is zoning and how many and what type of structures you are allowed to have on your property. Hope it all works out.

    Congrats you three - this is wonderful, and I can feel your dreams radiating right through you. Oh please find a way to build on the top of the hill! It *is* entirely different, and you deserve to have a home up there where the sky meets the earth, where the view takes your stresses away, and your souls can fly out across distant horizons. The views will replenish you infinitely, and they'll only grow on you, not lose their luster. I encourage planting evergreen trees judiciously soon, to obscure the view of your rental house etc from your dream house location ... protecting the wildness of the natural views up there is what will keep it magical. Way to go!

    The permaculture food forest is a wonderful idea! We've got a miniature version ourselves and it is amazing. I cut our raspberries back every year, and they produce amazing amounts of fruit! Go for it! Oh, and enjoy your sailing too!

    You will never tire of the view from the hill. Being able to just lift your eyes and see off into the distance frees the soul and your imagination to wander to future adventure and discovery.     Hire an architect. Interview a few & find one that is familiar with your DIY gameplan. Explain everything to them just like in this video & get a "masterplan" put together. Then when it comes time to tackle a particular project, engage the architect again & get a set of drawings put together. The fee will not be terribly expensive & will be worth every penny.

      They're smart and can do a lot of research and most importantly want to do as much as they can themselves. I have designed and built several homes and there is almost nothing more personally satisfying than seeing your own design come to life!

    Love every single idea you have for your beautiful property- so excited to see it unfold! Visited a food forest in Costa Rica last fall; you have an incredible property to create such an interesting and sustainable ecosystem. Having built a rental cabin, and completed the interior of our log cabin in Indiana, there is nothing to prevent you from taking on any new build. There is such satisfaction in learning new skills, and looking at every inch of your home that has been created by your own hands. I have no doubt that together you succeed in whatever you set your mind to. Again, I am so excited to see it unfold!

    Love your enthusiasm, build the first house then rethink everything else. Your plans will require a boat load of money. I have built two homes and it is always a challenge especially dealing with the local department of building permits and local BS I wish you all the success in your endeavors, you are a lovely family and growing.     It might help as inspiration and learning to watch Ambition Strikes for pole barn ideas, American Farm Tour (Justin Rhoads) for a ton of different permaculture ideas. Tiny Shiney Home also built a slab and cover. They also use hyperadobie construction. Go for it! If we were younger, we would steal all your ideas in the past and your plans for the future. Soon traveling full time in our 35E motorhome at 73 & 77.

      Speaking of van life channels, what really irks me are the fake van life channels who pretend to live full time in a van or lie & say they're homeless living full-time in a car. To grift/mooch/scam money, no different than standing on side of the road pretending to homeless with cardboard sign begging for money.
      I feel better now after my little rant 😂

      @@SailingSoulianis Being in harsh winter Michigan, have you thought about an eathship type house that is very cheap to heat & cool. Made out of mostly free recycled materials like tires & bottles. The downside is it's more labor intensive. But would also be safe during bad thunderstorms,tornados. Many are made with year round indoor gardens where the water is recycled. The south facing garden windows are set at the correct angle to capture all the low winter sunlight while avoiding the hot direct summer sunlight. Just a random 💭 thought.
      @9:11 if I owned that hill and it was facing south. I'd wanna build an energy efficient house into it that stays nice and warm in winter.Reflective skylight would provide plenty of natural sunlight to the rear rooms. It'd be setup similar to an earthship home. That's just me though. If I owned plenty of big trees on my lot. I could use some to make the strong support beams for the hillside home. Use some for the front, maybe like a cross between a log cabin & hobbit stlye dugout house. Seen a smaller in Washington state that turned out super cool.

    I love your plans hopes and dreams. We've spoken before. To remind you I'm located right on the California Delta (Rio Vista, CA). I've been here for 47 years and still love it. As I've been told by one that you half to have a home base. Then you can go and do what you want to do. Keep a home base, yes it works. Yes without dreams you have nothing. Go for it.

    great to have goals...nice to see them evolving. Reaction: your Michigan limits will be cost and time if you do it all yourself. In Europe on a house like that they don't build them but buy modular designs delivered to the site which are prefabbed, well insulated and very efficient. All you do is pour the foundations/slab the modules sit on and connect in a day or two or three. then do the finishing. All manner of degrees of stages can be bought usually. It is an excellent solution done in a timely manner with less waste, less energy from you and pre ordained good architectural results. In terms of do it yourself, I suggest you try the least critical, the pole barn, yourself to hone your skills and show yourself how much time and energy it takes. Renting? Talk to landlords and see what their experiences are first. It can and often is a very mixed bag. Permits. What does the government body the land is on allow/'require? Some permitsw take forever to get or are grandfathered against. an unknown you learn first. Gotta know what, how to obtain and the ramifications of that first. Site looks lovely. If you get a modular well built unit it can extend your season a couple months each way.....not a bad thing at all.

      Have looked into modular, and affordable desirable options are certainly limited here. Those are our thoughts exactly about building the barn -- simple(r) project first, learn a bunch, then tackle the house.

    Oh, to be young again. You guys have never been one to stay in a box. I love that area. My daughter's family have about 12 acres just south of Macinac and I love going to visit them there. Every time I go, I never want to leave. I fully endorse the eco-system plan as it not only benefits you but also nature. Great ideas and plans. Go for it.

    I’m currently in the process of building a Barndominium on top of a hill on property we acquired last year. The first year was building a road, getting water and septic. Early this summer we started building the main structure and have it closed in. Currently working on running power and doing electrical inside, want to be off grid eventually but starting out on grid was more practical. The view from the top of the hill is worth the risk of higher wind. But the barndo is 6x6 posts and 2x6 framing between the posts. It’s totally doable!     Build into the hill depending on what the hill is made of. If it’s rock forget it if it’s clay soil or lime rock you would be ok. I was a structural engineer and general contractor for over 30 years.

    Building your home into the south facing hill makes sense because you could have passive solar heating using interior heat sinks such as stone or concrete. Blessings to you.

    Tipping the ends of the raspberries will greatly increase the yield. The cane will grow 2 branches and clusters of berries instead of singles. The canes also tend to spread all over.
    I hope your township will allow the rental units. I had to pull my old mobile home out and wasn’t allowed to rent it after I built the new house.
    I wanted to help with building my pole barn and was flatly told no due to liability issues.
    Mom and I found getting a modular house was WAY cheaper than a stick built the same size. Walkout basements are wonderful and I love ours.

    What a great adventure y'all are on! Definitely need a backhoe- swales, small tank and massaging the hill into terraces to tuck the dwelling into. These "hard" times are the best. Attitude is everything! Pleasure to watch.

      @@SailingSoulianis If you plan on living here in the Winter you will need a plow truck and tow strap. That long driveway with the wind will get hellish. Nice spot you got though.Have fun.

    Speaking with some experience, we live in our self designed and self built home with wonderful mountain views, in Alaska, a place can become a trap, a very comfortable, easy, fulfilling life place, but a trap nonetheless. It becomes a trap in that the motivation to go and do and see and explore a wider world is diminished or leaves completely in the face of the comfort, safety and beauty that home is. After all, a wider world is almost by definition beautiful and all that, but is not always comfortable and safe. I enjoy the videos.

      Thus is exactly the feeling we had when living in San Diego. We knew we were quickly falling into that trap there and if we didn’t leave soon we would never leave. Thankfully Michigan has a great motivator come along every six months called winter. It’s mostly grey and wet. Sometimes snowy sometimes rainy but always cold. 😆

    Excellent; inspiring even. I hope you can make at least some of it work. I would love to see a map or a high drone shot of the neighbourhood or even a drive around. I have much smaller horizons than you do but I do have my 22ft cruiser in my back yard, under cover and I have my dinghy trimaran in a decent dinghy park a ten minute drive away and it is stored over winter in a hangar at a disused airfield nearby. - so I agree with much of what you are trying to do. The deer have eaten my raspberries too (fortunately we do not have bears in Scotland.) A nice video. I hope your local builders are easier to work with than ours!
