Just a suggestion but it would be a shame not to put the kitchen sink facing the window, as you can look out at your pup running around while doing the dishes. 😊
You’re not going to be able to face a window directly because the windows are so big. But it’s a great idea if you can figure out how to do it because you’ll be surprised at how much time you spend looking out of the window over the sink.
Perhaps it's too late, but I can't help but think how nice it would be to have your sink under the window and the fridge tucked in the corner out of sight from your living area.
Just a couple of notes from my years' experience. Ceramic tile in kitchen is the number one regret my clients have had. Why? Because it's loud - you drop a fork and it's ear shattering, you drop a glass, it will always break. Also, it's hard. If you're a person that likes to cook, or preserve all day, it's ungiving surface is very hard to stand on all day, and will make your back ache at the end of the day. And, it's cold. No one will ever enjoy walking in bare feet, or in socks on it, as it holds the coolness. Marmoleum, compsosite, or engineered hardwood are far better choices ( and what clients usually replace it with). Lastly - mice don't go for cheese in real life - that's something in catoons. Peanut butter is much more effective,
Totally agree. I have regretted the tile mostly because we break so many things on it. Plus it is slippery and cold. Want to change it to lvp or sheet vinyl
Cabinet guy here, might want to separate the stove and sink. Don’t put them together as the way you have them the doors will cross. If your using your stove or oven, the heat will be a danger. You’ll have to move from one to use the other. Try putting the sink under the window and separating the oven. Think of where you will do your prep, do you have room for a pantry. Counter space is premium.
Definitely agree, I would not put the stove and sink there, there is not enough room. You want counters on both sides of the sink for sure, and at least counter on one side of the stove, preferably both. consider the traditional work triangle, with the stove, sink and frig. Also agree, it would be good to have the sink under the window if there is enough room for counters. Regarding tile floors, durable choice, but not great for your house, the house is likely to settle and crack the mortar, and it is loud, uncomfortable and does break things. I would use sheet vinyl or marmoleum.

In addition to being cold in the winter, and hard on your feet and body, someone at some time will drop something heavy, like a big pot, and crack a tile. You'll struggle to remove and replace it, and the grout color will never match. Laminate flooring and use it throughout the entire house. Different floorings in different rooms make a small house feel smaller and choppier. Laminate will look great and hold up well. Love what you and your dad are doing!
Since your house is small I recommend painting the whole house the same color. Add color with your accessories. It will make the rooms feel larger. I would do the same flooring (luxury vinyl tile) through the whole house. Also, if it is possible put your sink under the window. You are doing a fantastic job !!!
Dunno if it's too late, but if you have interior stud walls exposed, spend the measly amount of money to put bats of insulation in 'em! You'll get better thermal separation in rooms and it'll help with noise. It's one of those things that folks don't think about until the walls are sealed up, but it doesn't cost near as much as what you spend on exterior-wall or attic insulation and it offers a quality of life improvement. Not telling you what to do - it's your rodeo - but it's one of those things I've heard from people who move into spaces they've renovated and regretted after it was too late. Great progress! Tia, pick up some of the foam insulators for the outside wall switches and outlets. They go under the cover plate once the outlets and switches are installed. You would be surprised how much cold air comes through those.

I'm a fifty year old tradesman.There's nothing she's doing that.I don't already know how to do or haven't done before. I got my start watching this old house. When I was a kid as well kitchen one is. I don't watch it anymore because of the fact that I know how to do most of it. What? I'm getting a giant kick out of is watching this pretty little girl tackle a giant project with zero hands on experience. She's so cute I can't stand it. I love how she just takes her time and does it right.
I would have added insulation to the interior bedrooms for added noise deadening and privacy. Also, are you going to eventually add insulation in the attic? I would also add wood to the bottom of the mud room to keep the mice and elements out of that area. The wood planks in the mudroom also seems to be on their last leg. Maybe you could replace that plank siding quickly despite winter being there in North Dakota. I would also add insulation to the mud room (hard foam type insulation instead of fuzzy fiberglass) and put cement board over that so the mice don't eat into the wall to make a nest in the insulation. And if you need anything, I'd put up a paypal or Amazon link. Maybe Menards has a gift registry too for tools or supplies you might need so your 100K plus viewers may assist you. And like many others have suggested, including the chef from Canada, put the sink under the window and put the fridge where you want to put the stove.
Yes more fussing in the mudroom needed to keep out the cold. Bead board would look nice for a finish ed look. I know it is not a priority right now however coming home to an attractive entrance always helps. Is there room for a narrow bench with a lid for storage & a light fixture in that entryway? You and your dad are both heartwarming and inspiring to see work. For the kitchen, as a trained cook, think order of operations. Often the fridge, sink and stove should form a triangle or one long line, galley style. So, fridge could go where you were thinking stove, sink under the window, then a counter for prep and then stove. Essentially a galley kitchen on the window wall. So, food out of fridge to sink to wash, chop, prepare and then cook. Cabinets overhead sink to stove. Hoosier cabinet is your pantry and could go beside fridge or on the half wall opposite the window side. The sink under the window would also keep it close to the mud room so if you are working outside you can make a quick beeline to the sink to clean up. And, the temperatures just dropped up here in Ontario, Canada but not that much! Brr! And finally, yes to purple in the bathroom! 💜
Hey, I work as a housekeeper and clean cabin in the wood. I used pepper oil to keep mouse out, I'll put them on cotton balls. The smell burns their nose. 😊

Another great video Tia. For your flooring, you might want to consider hardwood throughout (except bathroom). With the small space, a single flooring through the living, dining and kitchen can give the illusion and feel of a larger space.
I second your idea. All wood floors will give the house a cohesive look and a dark stain would look good on the exposed beam by the back door. If it were me I’d take it one step further and get a wood countertop and stain it to match. I’ve actually done this in an old home I renovated and I painted the cabinets and woodwork white (actually White Dove by Ben Moore) and the walls a lovely light yellow. Yellow is beautiful in a kitchen because it really brightens everything up, but it’s very difficult to find the perfect yellow. After many samples I finally found the perfect one. It’s called Lighthouse and it’s also by Ben Moore. It looks great with white cabinets and dark stained wood countertops and floors.
I know there are some comments to put your sink under the window, but here in North DAkota, it gets cold...... and pipes can freeze. Best to put your sink where you planned on. I do vote for not putting your fridge right in the corner, you do need space for the door to open. I understand wanting your stove near, but I suggest that you make a mock up of your kitchen and appliances to size and get a really good look at how things line up, and your walking space and distances.

Might I suggest foam outlet sealers? I moved into a rental here in Alaska, and when I would flip on the lights I could feel a draft coming from my outside wall switches. The foam outlet sealers are very inexpensive and I could instantly feel the draft gone after I put the faceplate back on. Because you can't add insulation inside the electrical boxes, this is how I am trying to reduce my energy costs.
I see a lot of comments about putting the sink under a window. The windows are much too low to put a sink under. You would have to replace a window and then redo exterior in order to do that. When you start to do the interior taping and mudding and finish work, you're going to want to keep the heat on. Joints do not like temperature and humidity changes. The house is coming along great.
Kitchen sink by the window, stove where you said, fridge in the corner near the stove and sink because it flows better and makes the moving around easier for you, tiles on the floor will be ice cold during the winter, but area rug by the sink will be nice to stand on while washing dishes. I would not recommend terracotta tile it is very hard on your feet and legs and it shales off meaning splinters or flakes off into pieces and everything you drop on it breaks. I would recommend a laminate or hardwood floor or vinyl much warmer in the winter tile is very very cold! I also don't know if your temperature fluctuations would cause numerous cracks in the tile/grout. Good luck love watching your show!😊😊
Here's a tip: WD40 is the best thing I have found for removing residual adhesive from window stickers and such. Spray it on and let it sit for 15 minutes and wipe it off. Really enjoy watching the progress. I had to do much of the same work on my 1926 vintage home.
A warm wet cloth will work also. Hold in the window for a few minutes and repeat until it comes off. This method also works to raise the carpet fibers on carpeting if you have dents in the carpet from furniture legs if move your furniture in a space.😊
Looks very good! The best bait for mouse traps is peanut butter. You may want to put some hardware cloth and/ or wood around the bottom of the mud room walls to seal it up better.
Peanut butter is the best bait. Also, my sister used to have bird feeders near her windows, but an exterminator told her to move them away from the house. Maybe try them near a tree in the back since birds are kinda sketchy when they feed.
When you bait the traps, really push the peanut butter into the device. The concept is to make the mice really dig for the PB. Watch your fingers - mousetraps will break your fingers if they snap on them.
Just something to think about… The fridge in the corner, might not be able to have the door completely open because how close it is to the wall. And the fact that the door handle sticks out a good few inches. I was watching another RUclipsr kitchen renovation and they were talking about how annoying was it everyday. Maybe you can put a tiny skinny spice or baking sheets cabinet in the corner between the wall and the fridge so that the door is fully functional. I love these videos so much! ❤
For the kitchen layout I would want some sort of countertop directly next to the stove. The bigger the better since cooking requires so much transferring of ingredients. My kitchen has plenty of countertop space but I find myself doing all the prep on the small countertop space right next to the stove. I wish it was bigger!
You could make one of those bench seats with storage underneath in the kitchen under the window, so you'll have a cosy seat to eat breakfast in the mornings :)
I know it might be too late, but I would have put the sink on the wall with the window which I would’ve made counter height so that you could put cabinets along that wall. Frozen pipes on an exterior wall is a risk of having the sink under a window. In addition, the entire plumbing system for the room would have to be reworked.
Consider looking up the "triangle rule" for your kitchen. Many will say it's outdated but you have an old house and it still applies. Your post are still my favorite part of Sundays🙂
just make sure your last tetanus vaccine was within the last 5 years! if it was more than 5 years, it's recommended to get a booster since a rusty nail can definitely cause a dirty wound! I’d mount the kitchen sink on a perimeter wall with a window. It makes the mundane task of washing dishes less isolating. It’s fun to look outside while doing chores. ❤❤❤
Looking great! I wanted to share an idea about the kitchen layout. I would not put the stove in the corner right next to the sink. I think that will feel a little cramped/awkward in the end. Since sink has to stay where it is, I would suggest putting the stove on another wall (maybe the back wall where you noted Hoosier cabinet?) and fridge to the right of the window where you said you weren’t sure what you were doing with it yet? That way you can have counter space on one or both sides of your stove too. When I renovated my house, I accidentally set up a triangle with the oven, fridge, and my island and it was the best thing ever. In my new house, the sink, stove, and fridge are also triangular. I hear that’s optimal for a kitchen and so far I’ve found that to be true!
Fridge placement tip: account for space to open fridge door(s) wide enough to enable shelf and bin removal for cleaning. My french door fridge is next to a wall and the door handle on the wall side prevents door opening enough for me to take out the glass shelves and one crisper bin for a deep cleaning.
Idea for the kitchen: it is good to have fridge next to area where you do cooking. Otherwise you need to run other side of the room to get groceries 🥩🍎🧀🥕🫑and that can be ok for awhile but it will be consuming on the long run. Nice progress! 💪😍
Kitchen sink totally needs to be under the window so you can view birds while waiting on coffee to brew and doing dishes or cooking, or washing garden veggies 😊😊
Cinnomon oil and peppermint oil spray around inside and outside your house. Mice and rats don't like the smell. If you catch and release they will come back.

Im really excited for you! Saving this old house and making it a home again is a laudable thing. And you did save it, a few more years unoccupied and those solid old bones would have felt the wrath of nature. Hint for the humane mouse traps. You need to release at least 1 mile from your location or they will be back.
Kitchen... be sure the wall for the stove is wide enough. Had that configuration once and the handles of pots on the left-side burners were too close to the walkway. Also, be sure you have a huge pantry; doesn't have to be in the kitchen. Appliances like air friers take up a ton of space. Also think about where you'll store a mop/broom/vacuum.
I usually get bored with home renovations,but you cut to the chase and leave out or speed up repetitive things. It makes it fun to watch. I also like your taste.

Kitchen sink by the window, that will give you a Lot more counter space for food prep and allow you to see out while you're at the sink. Trust me, you will thank yourself later. I absolutely Love terra cotta tile, but I lived in New Mexico when I had them and even there they stayed cool on my feet. Where you live I think I'd look for a different option. I'm excited to see the progress.
Check the cheese bait in the traps as well. I had the same ones but some of the mice were too light to set off the spring. The bait would be gone, but no mice were trapped. I ended up putting pennies inside to make that end of the seesaw heavier which made it easier for the trap to engage as soon as the mouse crossed the fulcrum.
Definitely, the risk of frozen pipes far outweigh a potential fire! Also, you could install smoke detectors that would alert you wherever you are located. Finally, the cost of reheating the home everyday is high. It's much less expensive to maintain a good minimum temperature.
Love what you and Dad have done to your house. You make it look so easy. You can get Mouse Away to repel mice. The packets contain peppermint which mice don't like. I also put a packet in my glove box in my car. They can be very destructive in cars.

I thought that was a better idea too, until I considered where she lives. Having water pipes on an outside wall can cause freezing issues. There's options around it, but it's a pain.

We have tile in our kitchen and it is very cold in the winter but in the spring and summer it is fine. It boils down to what each individual likes. Your home is going to be beautiful. Can’t wait to see it finished.

I’ve only stumbled upon your channel recently, and I must say the work you and your father put in is remarkable. It is inspiring to see the dedication to this project, especially as someone who is also doing work on their own home. As for the mice, I tend to run into them more than I’d like where I am. Depending on how many there are, I’d suggest setting up a Menards bucket with a can attached to a wire coat hanger. This is,in essence, a rolling log mouse trap. On the center of the can, leave a decent amount of peanut butter around the circumference as bait. For the bottom of the bucket, as you intend for it to be humane, leave some wood shavings as bedding, just enough to where the mice can’t spring off of a hard surface to leap out of the bucket. Also leave a decent amount of seeds in there so the mice don’t get stressed and start attacking each other. I am certain that this will turn out to be a beautiful home by the time you and your father finish up. Good luck!

What irritates me is people that put the refrigerator and stove by each other,the heat from the stove makes the refrigerator work harder.

Peppermint oil is another great one as well. She might even want to try growing peppermint that can invade like a weed around that mud room.

If it were me I’d take it one step further and get a wood countertop and stain it to match. I’ve actually done this in an old home I renovated and I painted the cabinets and woodwork white (actually White Dove by Ben Moore) and the walls a lovely light yellow. Yellow is beautiful in a kitchen because it really brightens everything up, but it’s very difficult to find the perfect yellow. After many samples I finally found the perfect one. It’s called Lighthouse and it’s also by Ben Moore. It looks great with white cabinets and dark stained wood countertops and floors.
Peanut butter is a much better option for catching mice than cheese. Way better. Cheese is for the movies, peanut butter is for real life.

I know there are some comments to put your sink under the window, but here in North DAkota, it gets cold...... and pipes can freeze. Best to put your sink where you planned on. I do vote for not putting your fridge right in the corner, you do need space for the door to open. I understand wanting your stove near, but I suggest that you make a mock up of your kitchen and appliances to size and get a really good look at how things line up, and your walking space and distances.

Might I suggest foam outlet sealers? I moved into a rental here in Alaska, and when I would flip on the lights I could feel a draft coming from my outside wall switches. The foam outlet sealers are very inexpensive and I could instantly feel the draft gone after I put the faceplate back on. Because you can't add insulation inside the electrical boxes, this is how I am trying to reduce my energy costs.
I see a lot of comments about putting the sink under a window. The windows are much too low to put a sink under. You would have to replace a window and then redo exterior in order to do that. When you start to do the interior taping and mudding and finish work, you're going to want to keep the heat on. Joints do not like temperature and humidity changes. The house is coming along great.

Kitchen sink by the window, stove where you said, fridge in the corner near the stove and sink because it flows better and makes the moving around easier for you, tiles on the floor will be ice cold during the winter, but area rug by the sink will be nice to stand on while washing dishes. I would not recommend terracotta tile it is very hard on your feet and legs and it shales off meaning splinters or flakes off into pieces and everything you drop on it breaks. I would recommend a laminate or hardwood floor or vinyl much warmer in the winter tile is very very cold! I also don't know if your temperature fluctuations would cause numerous cracks in the tile/grout. Good luck love watching your show!😊😊

Here's a tip: WD40 is the best thing I have found for removing residual adhesive from window stickers and such. Spray it on and let it sit for 15 minutes and wipe it off. Really enjoy watching the progress. I had to do much of the same work on my 1926 vintage home.
A warm wet cloth will work also. Hold in the window for a few minutes and repeat until it comes off. This method also works to raise the carpet fibers on carpeting if you have dents in the carpet from furniture legs if move your furniture in a space.😊
Looks very good! The best bait for mouse traps is peanut butter. You may want to put some hardware cloth and/ or wood around the bottom of the mud room walls to seal it up better.
Peanut butter is the best bait. Also, my sister used to have bird feeders near her windows, but an exterminator told her to move them away from the house. Maybe try them near a tree in the back since birds are kinda sketchy when they feed.
When you bait the traps, really push the peanut butter into the device. The concept is to make the mice really dig for the PB.
Watch your fingers - mousetraps will break your fingers if they snap on them.

Just something to think about… The fridge in the corner, might not be able to have the door completely open because how close it is to the wall. And the fact that the door handle sticks out a good few inches. I was watching another RUclipsr kitchen renovation and they were talking about how annoying was it everyday. Maybe you can put a tiny skinny spice or baking sheets cabinet in the corner between the wall and the fridge so that the door is fully functional. I love these videos so much! ❤
For the kitchen layout I would want some sort of countertop directly next to the stove. The bigger the better since cooking requires so much transferring of ingredients. My kitchen has plenty of countertop space but I find myself doing all the prep on the small countertop space right next to the stove. I wish it was bigger!
Consider the "work triangle", fridge, sink, stove and how accessible it is.
You could make one of those bench seats with storage underneath in the kitchen under the window, so you'll have a cosy seat to eat breakfast in the mornings :)
I know it might be too late, but I would have put the sink on the wall with the window which I would’ve made counter height so that you could put cabinets along that wall. Thank you for sharing your journey. You’re doing amazing work and showing the rest of us what It’s all about.

Frozen pipes on an exterior wall is a risk of having the sink under a window. In addition, the entire plumbing system for the room would have to be reworked.
Consider looking up the "triangle rule" for your kitchen. Many will say it's outdated but you have an old house and it still applies. Your post are still my favorite part of Sundays🙂
just make sure your last tetanus vaccine was within the last 5 years! if it was more than 5 years, it's recommended to get a booster since a rusty nail can definitely cause a dirty wound! (and yes i am a physician)

I’d mount the kitchen sink on a perimeter wall with a window. It makes the mundane task of washing dishes less isolating. It’s fun to look outside while doing chores. ❤❤❤
Looking great! I wanted to share an idea about the kitchen layout. I would not put the stove in the corner right next to the sink. I think that will feel a little cramped/awkward in the end. Since sink has to stay where it is, I would suggest putting the stove on another wall (maybe the back wall where you noted Hoosier cabinet?) and fridge to the right of the window where you said you weren’t sure what you were doing with it yet? That way you can have counter space on one or both sides of your stove too. When I renovated my house, I accidentally set up a triangle with the oven, fridge, and my island and it was the best thing ever. In my new house, the sink, stove, and fridge are also triangular. I hear that’s optimal for a kitchen and so far I’ve found that to be true!

Fridge placement tip: account for space to open fridge door(s) wide enough to enable shelf and bin removal for cleaning.
My french door fridge is next to a wall and the door handle on the wall side prevents door opening enough for me to take out the glass shelves and one crisper bin for a deep cleaning.
Idea for the kitchen: it is good to have fridge next to area where you do cooking. Otherwise you need to run other side of the room to get groceries 🥩🍎🧀🥕🫑and that can be ok for awhile but it will be consuming on the long run. Nice progress! 💪😍

Cinnomon oil and peppermint oil spray around inside and outside your house. Mice and rats don't like the smell. If you catch and release they will come back.

Hint for the humane mouse traps. You need to release at least 1 mile from your location or they will be back.
Those are the exact traps I use; I bait them with peanut butter. They work well. Good choice.
Kitchen... be sure the wall for the stove is wide enough. Had that configuration once and the handles of pots on the left-side burners were too close to the walkway. Also, be sure you have a huge pantry; doesn't have to be in the kitchen. Appliances like air friers take up a ton of space. Also think about where you'll store a mop/broom/vacuum.
I usually get bored with home renovations,but you cut to the chase and leave out or speed up repetitive things.
It makes it fun to watch.

Kitchen sink by the window, that will give you a Lot more counter space for food prep and allow you to see out while you're at the sink. Trust me, you will thank yourself later. I absolutely Love terra cotta tile, but I lived in New Mexico when I had them and even there they stayed cool on my feet. Where you live I think I'd look for a different option. I'm excited to see the progress.
Check the cheese bait in the traps as well. I had the same ones but some of the mice were too light to set off the spring. The bait would be gone, but no mice were trapped. I ended up putting pennies inside to make that end of the seesaw heavier which made it easier for the trap to engage as soon as the mouse crossed the fulcrum.
Great episode, you are at the point that I would be leaving the heat on. You don’t need broken water pipes. 29 degrees is crazy
Definitely, the risk of frozen pipes far outweigh a potential fire! Also, you could install smoke detectors that would alert you wherever you are located. Finally, the cost of reheating the home everyday is high. It's much less expensive to maintain a good minimum temperature.
Love what you and Dad have done to your house. You make it look so easy. You can get Mouse Away to repel mice. The packets contain peppermint which mice don't like. I also put a packet in my glove box in my car. They can be very destructive in cars.
You might want to consider putting the stove on the outside wall so that you could have a vent hood over it! Just a thought.

Idea for kitchen...put your sink under the window with lots of counter space on bottom and top , maby stove at one end and fridge at other.
I thought that was a better idea too, until I considered where she lives. Having water pipes on an outside wall can cause freezing issues. There's options around it, but it's a pain.
I would recommend not putting your fridge in the corner because you may not be able to fully open the doors. Would it be possible to put the Hoosier cabinet in the corner instead of the fridge? Great job on your house so far. I can’t wait to see more!

I’ve only stumbled upon your channel recently, and I must say the work you and your father put in is remarkable. It is inspiring to see the dedication to this project, especially as someone who is also doing work on their own home.
As for the mice, I tend to run into them more than I’d like where I am. Depending on how many there are, I’d suggest setting up a Menards bucket with a can attached to a wire coat hanger. This is,in essence, a rolling log mouse trap. On the center of the can, leave a decent amount of peanut butter around the circumference as bait. For the bottom of the bucket, as you intend for it to be humane, leave some wood shavings as bedding, just enough to where the mice can’t spring off of a hard surface to leap out of the bucket. Also leave a decent amount of seeds in there so the mice don’t get stressed and start attacking each other.
I am certain that this will turn out to be a beautiful home by the time you and your father finish up. Good luck!
