Huge thank you for the upload Simon. You truly have a unique prespect on the housing market and 2025 could see your channel blow up if you keep at 👏🏽👏🏽
Good to see you back Simon.Nice flat, not badly priced for the location and how nicely finished it’s been done. Ex council flats are as solid as they come too
Ex council flats can be good but also come with a lot of potential problems. If the world was fair this size of apartment should be classified as a one bedroom because everything is tight. Having the modern stairway looks great, very trendy but is it practical. Given London prices and this location I guess they will get what they want but I would be digging deep into the buildings background and who my neighbours are. I live in a tower one bed. It's a small but practical place. People don't care and have no pride. Since Grenfell there have been massive costs to leaseholders for compulsory upgrades. In Australia they have a sinking fund included in your changes. This builds up over time in reserve to cover major works as the building ages. I'm not sure if this happens in UK flats.
@@bar10ml44 yes new laws are already in place after Grenfell. The Building Safety act is now in place. We have to set this up as part of the sales instruction process when we list.
The ‘major works’ thing is an issue with all apartment buildings and an important consideration. Local Council owned buildings tend not to have sinking funds. However the advantage of a non-private block is that Southwark Council are very strict on cost control as they have to cover costs on their tenanted flats. They can’t just pass everything on like with a privately managed block and make a fat profit too! Fortunately this is a low rise brick building with no cladding and all major works have been undertaken with nothing in the pipeline.
Amazing flat. I live in a similar flat, unfortunately not on the top floor. An amazing transformation, I love the vision and I think that’s a surprisingly reasonable price when you consider the location. You get dodgy neighbours wherever you live . Major work bills are the main concern when buying ex-local.
Honest opinion. This apartment feels like a forced design😢. The entire space would have to be re-done. Likely not appealing to most. The kitchen space is dreadful. The other issue is social housing blocks can be very problematic. 😢
@@imsk6729 that’s the nice thing about this Channel. Everyone is welcome to voice their opinion and I totally respect that. Thanks for taking the time to watch and comment
The architect (who’s been featured in the Weekend edition of the FT) had to work with the existing footprint and constraints specific to the project and certainly be creative! 😊
@@_5_675 interesting observation. It might feel that way due to the sq ft being split over two floors but once your inside it feels very organised. Thanks for watching
@MrTramember yes, it's on the wall side - to be clearer it's the other side which is open that would be difficult for me. Not insurmountable but an additional expense to sort out. I think it's a lovely flat otherwise and it's a great area.
The restaurant was just behind Leicester Square and was called Manzi’s. It was an up-market fish restaurant popular with theatre folk……so, different from Manze’s 😊
Personally imo if the original owners wanted to buy a place they should have gone to the normal market like the rest of us have to and given this back to the council for those who need it IJS 🤷🏽♀️
In the early 1980s it was a hard to let area. Few people wanted to live in the Borough. Even Council tenants in need of housing turned down flats here. How times have changed! The right-to-buy scheme enabled tenants who’d been paying rent for years the opportunity to get on the property ladder and was a very popular initiative. Without getting too political the problem was the Government at the time didn’t allow receipts from sales to be ploughed back into social housing for those that need it… so everyone benefits 😊
If you think this is bad you should have seen it before 😂 In a previous incarnation it featured in the London Evening Standard series ‘A Life In The Home Of…’ with a Brighton Pavilion styled hallway, London Palladium styled sitting room and Arabian Nights bedroom. Yes, seriously! 😂
Nice apartment but I would be concerned with security and safety. There are huge numbers of illegal immigrants housed by the Home Office in Southwark, together with other non-working social security hand out types. Do your due diligence on these aspects or you could be in for a lifetime of grief.

I'd have to repaint everything and retile the bathroom. Those floating stairs are terrifying 😳. I like the sloped ceiling and balconies.

Ambitious, inspired, but maybe they have tried to do a bit too much with the space. I don't like the look of those stairs without a handrail.

I think you'll find Manze's isn't a restaurant but a Pie and Eel shop. Not sure how many 'heavy-weight A listers' make it down to Tower Bridge Road!😅
