The other apartment doesn't come with? If it were me if I won the lottery I would make the sitting room the kitchen as that one is lovely but small and that upstairs bathroom is the largest family bath seen in a while. Lovely property and furnishings are beautiful.

For that price, you’d expect the ‘kitchen’ room to be closet/utility room… & have a massive kitchen/diner…
