Hi Stephen, you mentioned a key condition of getting first commercial mortgage was having a BTL. If I took that as next step what would be minimum time frame would you say before approaching commercial lender? Tash
Hi Tash. As soon as you own one really. I don’t think I recall being asked how long I owned mine. It’s more you understand about investing so they may ask you and a good broker will probably ask you all this and put your case forward. Worst case 6 months maybe but you don’t need to wait as the deal you find could take a few months before you get to the finance stage.

I don't understand the 'refinance' bit
It's a term used where you get a new mortgage to repay out your existing mortgage. The new one is higher than the current one based on the new higher value.

Can you show us where it says there's no rates to pay on grade 2 properties. Isn't that just if it's empty?
Yes when they are empty. You pay business rates on them when tenanted but the tenant is liable for them

Hi Stephen, I’m 23 years old and i live near London. Life is too expensive down the south. I’ve managed to save over £100k and was thinking of buying a property up north. Is it work buying a house outright then to tie myself to death down here? I guess the con of it is that I’ll be living in an area that’s very dead.
My observations following on from others is interest rates gone up you gotta have expertise across the whole process from sourcing to renovating to selling (cgt)if letting it’s gotta be managed 🤷♂️
Why but 10 properties instead of a bigger property like HMOs

Obviously buy to let is for the long term (typically) and you need to have a good idea of trends short and long term Good tennants are essential and in my opinion are the no 1 factor.

With interest rates being as awful as they are it seems cash flowing well may present a bit of challenge, though I'm just looking to build capital as there are better businesses for cash flowing.

Buying to let or to put renters in only makes sense in countries where the owners rights are protected more than the potential squatters. Make sure about your local legislation, in South Africa we have legislation called the Prevention of Illegal Evictions act, which can make a non paying “tenant” a 10 month problem in court at minimum
It’s part of business… when you have 10-20 properties on low leverage. 1-2 bad tenants doesn’t really mean anything

If you buying a cheap rundown property surely it doesn’t matter where you buy the property as you will be buying it £50k below market value
