    The reason why the gross yields are so high in these areas is the high vacancy rate. Once you add that to the equation the net yields usually aren't that good anymore

      No the vacancy rates are very low! The issue is more about the tenant profile and the cost to get rent ready as part of tenant turnover. This is what erodes the gross rent in my experience in the area I showed in the video and the subsequent ones on the same subject. You’ll also note that that area has a higher rental population to home owners.

    The case you present when you bought property in USA at a huge discount, is unlikely to be a typical scenario now.

      All I did was make below market value offers. You can do that in any country or market. Don’t think you have missed the boat as there’s always another opportunity to get things at a discount.

      There’s a reciprocal agreement with the USA so you pay tax in the U.S. only, but always get professional advice as I’m not an accountant.

    How are the properties in the US performing today? Are they all tenanted? My gran had 3 in Florida but due to her language barrier the agent basically had her over. She ended up selling them all with virtually no capital growth and a load of headache, im still open to the idea tho! Keep up the good work!

      Yes you need to find a good property manager. But that’s the same wherever you invest. On the growth if you bought at the top of the market it can impact it a lot. Buying when prices have not increased or gone down is the best time and too then negotiate on the price still. I never paid asking and probably got a 20% discount on each purchase as I was all cash buyer. You make money when you buy that way.

      I don’t need one to buy property in the USA only to stay there for more than 90 days. I did get a 5 year business visa though as we owned a US company to buy the properties in and was over there for 2 years.

    10:30 you forgot asians, like indians, muslims etc.
    they live in big families. owning a home is a must. think of it that way, one person working, or 8 adults working. all bring in total 24k every month.
    even the ones makes a mil a year stays with family.

    Are there really houses for 50k in USA ? Of course, not in the drug dealers street:)

      Ha! Yeah there not in the best areas. You probably would not live there but in various areas there’s a lot of people who get housing benefits from the government and it’s those (section 8) tenants that would be the typical tenant profile that would live in them and you would rent to.
