Possibly worth noting that the first one is on auction with a guide price. May sell for more. But I like the idea of having cheap property that produces consistent income. It's a much lower barrier for entry, while helping these areas up north.
Stephen your videos are the best. Always learn so much from your vids. Starting my commercial to resi in August. Then will be looking for the next move. Can’t wait. 🤞🏽
Thanks for the encouragement. Exciting times on your commercial to resi. If you want to be on a video about your deal I would be happy to come meet you assuming you're in the U.K. 😃
Hiya, whats the best way to purchase property in the US as a non-US citizen? As an individual or under a company name like here in the UK? And where would you start with in terms of lenders and securing financing?
Great content, you have a very unique property channel. Do you still buy in the US, how do you find these cheap profitable areas and is it easy to get finance aboard as a UK resident? And what are you currently buying and what's your strategy? Lol sorry lots of questions, just working out my next move and I would love to hear what approach you are taking in the current climate as you seem to have a very intresting approach to other property investors.
@StephenDuncombetv Okay thanks. We're you buying commercial to flip to resi or just keeping as commercial? How much do you need to put down on commercial compared to your standard 25% for resi?
I just got my planning approved for a 2 x 2 bed flats conversion above a shop in Sutton. Currently no one is buying it as the market has stalled due to developers not wanting to borrow money because of the ridiculous interest rates. What is the best way to sell this, through auction ? Thanks
@@StephenDuncombetv 4 tenants across 3 properties. Managing agents are terrible, don’t call back, don’t respond to emails and I’m tearing my hair out over it. Have contacted many agents but I guess the amount our business is worth to them is unattractive or something 🤷♂️
It’s hard to find good managing agents that won’t cost a fortune. This is why I preach FRI leases. You can then manage them yourself as there’s nothing to do other than collect the rent.

Great video, great delivery .. as always very informative!
Thanks for the kind feedback. Much appreciated.
Pleased I watched this. Great content as usual. Thank you Stephen

I bought in a company name as it’s more litigious in the US. You cannot get finance until you’ve got at least 2 years tax returns.
@@StephenDuncombetv thanks, so whats the best way to generate tax returns if you’re not living in the US
Can you show us any of your projects which you made videos about starting.

Thanks. My focus is the U.K. right now. I’ve been buying commercial property but now I’m looking to buy properties to fix up and manufacture profit.

Check out my other videos on my channel. I explain all this in them.
Thanks Stephen. What’s the reason behind buying in towns with at least 20,000 people.
So you will have a reasonable amount of demand and less vacancy rates.

Probably at the moment. I see them at recent auctions I’m looking at.
Hi Stephen, desperately need to change my commercial property management company, any tips or recommendations for within the M25 area, please?
Sorry I’ve just binned mine and doing it myself for the time being!! I’m assuming you own an office?

Great video ... did you end up selling the 12 properties or just kept them for life ?
