    Hey Lia & Ach. I'm super impressed with how far you've come with investment properties. I'm a complete novice but wondered which is more profitable, flipping and selling property, or rental properties? I would surmise flipping is more profitable. Thanks guys. 😁👍

      Hey Vicki, it really depends, rental gives long term cashflow but flipping can give you lumps of capital that will vary depending on the deal :)

    Another great informative video. In older homes, asbestos in older building material, mold, rot and salt in concrete foundations are concerns. Remediation of these can be very costly. Not sure if asbestos is a worry there. Contractor costs to rehab the property also seems more reasonable in the UK. Great thing about UK home is many homes there are brick vs wood construction. Good find.

    This video was very informative, but I have a few questions:
    1. How is ROI calculated on a flip, please? If you are gaining a profit on your money, then what money is being left in to get a return on? Surely whatever money you’ve put in has been paid back and you have made money as a result. Doesn’t that therefore make it an infinite ROI?
    2. You mentioned a DUV of £200,000 but your comparables all showed a THREE bedroom house. Given your works, you’d be changing the house down to a two bedroom, so how would a surveyor be able to justify such a valuation?

    This property is eventually sold for £145,000. 174 Tudor Road, Hinckley, Leicestershire, LE10 0EH. £50,000 more than your calculation.

      At the end of the day, they have only used hypothetical numbers, which I think is a reasonable way to approach a deal. They couldn’t make the numbers work at £145k so they would move onto the next deal. My concern is more with the actual end valuation in that the video shows 3 bed comparables at approx 200k but their property will only be a 2 bed once works are completed.

      ​​​@@ABC-rf9opit's going to be tight isn't it? I wouldn't start with this type of property because it re quires so much flipping. Small terraces or 70s / 80s/90s type property that dont require alot of work and arent such a money pit. However they probably wouldnt make alot..on the ooen market, but could be rented out. Then build up a really good relationship with trades people. That is probably the best way forward. I currently own an old listed cottage ( massive money pit). My partner is doing up an old 2 bed terrace with all original features. It's solid, no damp, decent roof. Just time consuming to do alone. It will be very special due to its intact features. Would make a great Air BnB. Some people specialise in flats with very short leases to rent out. Sometimes have to think outside of the obvious. Just editing say that I read years ago that garages in auctions can be profitablein city centres where parking is a premium. Rent those out.

    Hi happy Christmas, and thank you for sharing such an interesting video. Looking at your spreadsheet, this looks to have been a cash purchase, rather than bridging? I am fairly new to investing, my current struggle is in making a deal stack up with bridging, have you made any videos in tackling this yourselves by any chance? I couldn’t see any, but thought I’d ask.

      Hi there, rates have literally come down today and I think we will see more and more so you may want to check your numbers again. However, bridging can make a huge difference in the numbers for sure - but will all depend on your DUV on the back end as you could get it all back.

    Interesting property for its price. Hope you get it. Q: You mentioned extending the conservatory into the kitchen area. If you are going to add new structure for this extension, what about adding a second floor above and extending the bedroom/bathroom area? Would it be a cost/benefit keeping the property a 3 bedroom unit with an upstairs addition?

      Hi John, it's all about the numbers really. A two story extension would very likely mean the costs rise significantly that it may be hard to make a profit. There will be a ceiling where people won't pay more than a certain amount for the area if that makes sense.

    Do you have to pay council tax if it’s a refurbishment I thought the council didn’t charge on a flip or a refurbishment. Great insight kind regards James 😊

    So ROI was based in 90k estimated auction buy price But it was sold at £145k and after adding cost of refurb on top this property would be a financial loss...so i think most imp question is:is it still profitable in reality and realistic to be able to find good price properties anymore as guide price is just a trick to get people in and the auction sale price end up coming to as much as twice of guide price so how to make a profit???
    Any one with experience pls share any knowledge as i am confused to try it or not to try it.

      Going through these videos it appears that in order to find the gem you have to have approx 50 offers in at any one period of time. To be fair they admit that even now they don't have that many on the go. But it is clear that in order to make this a real business venture that makes BIG profit margins you probably have to see alot of properties consistently across a large location and be really on top of the numbers and not get emotionally invested.

      ​@@PropertyCouplei want to enter flipping but not sure if its easy to buy from auction and stay profitable- buying prices are so higher than guide prices..Do you find it a lot that property you wanna buy ends up selling for higher price at auction.. isn't it a big turn off providing all the hard work and costs that goes in pre-auction checks and surveys

      ​@@ABC-rf9opI think in one vid they say they expect to pay approx 20% above the price advertised in auction. And yep, the on cost of visiting and viewing many properties probably needs to he added in too...but eventually most properties end up being very similar in layout, potential and costings.

    Does buying at auction not allow you the time to get a Surveyor or did you just choose to take the risk here?

      You can have your own surveyor go round at your cost before it goes to auction.

      I wanted to ask about the survey too! I am sure @propertycouple are experienced enough to make this decision for themselves. However, in my personal experience, a survey should be carried out 'especially' for an auction property (more so if we are beginners). Once the offer is accepted, the fee has to be paid, even if we spot problems with the property afterwards and decide to pull out of the sale.

    What makes a profitable renovation is some of the smaller, poorer towns of the UK?
    Would spending a lot on renovation (e.g. patio in garden, en suite bathrooms, etc.) make the property too expensive for people who would like to buy or rent in that area?

      This is just an estimate based on a recent quote we had. We also didn’t purchase this as it went over our max price.

    This property is tiny and only bathroom is a tiny one at the back of the kitchen. What were they thinking when they built this? In the US this would be a two bedroom or one with an office/den, not a three bedroom, and no closets!

    The US Realtor Association charges too much here. One to two percent sounds more reasonable. While there are discount services, it’s not the norm, and I wish it would change.

    I’m very impressed with the cost; purchase, refurbishment etc. Here in Florida (our area) it’s near impossible to find a home under $300,000. Our neighbors just had a quote on just a fence around their small lot 10,000! Great video guys. ~Cara 😊

      Hello there..Is construction / flipping profitable in US...i wanted to try it in UK to get some experience before i try go to US and do there but looks like its very difficult not to make a loss in UK unless i am a DIY builder.... Can't make profit if buying is becoming so high at auction....
      Are you talking about wooden fencing cost-10,000..isn't it worth just opening a gardening and fencing business then rather flipping houses 😊

    99% of any house within 50 miles of me is going to be worth exactly what it's worth weather or not it's in bad condition the valuations are all blown out the water there's a bubble and it's going to pop
