    Best time to start a company or buy property in a "recession". 21yrs old i bought a property at 16.5% in 1994 for £65k Now worth £450k
    Don't believe the government/banking scaremongering. Brilliant channel Stephen!!

    Great content makes me see this recession as a opertunity rather than something to be worried about 👍 do you have a video on buying from auction and if so do you still need a 25% deposit. My new business (3months in) is turn £3k a month profit however a house has come up for auction on 20th Dec and won't have a 25% deposit that fast

      Yep it's an opportunity. Well done on starting your new business and turning a great profit so fast. There's a lot of content about buying at auction on the actual auction sites so I would use that initially to help you. On the lending part be careful as it all takes time and auction has 4 week or max 6 week timeframe so you'll need a solicitor to be ready and available and also your lender to be ready so all the initial paperwork organised so as soon as the hammer drops you kick it all off as time is of the essence. Don't let that deter you though, as I'm also looking at auctions again now as a lot are not getting sold compared to 12 months ago. The markets definitely turned now. You can get a bridging loan that will give you more than 75% of the agreed sale price, even more if you have some other collateral. Talk to a broker who offers bridging for auctions . Google auction finance and those are the types of lenders you probably need as the property may not even be mortgagable and normal lenders right now cannot move as fast as the auction process requries.
