Literally driving the 248 looking at nearly the same views as this video pops up… It’s not about not making mistakes that makes a good builder, it’s how you learn and fix them. -Adram
I wanted to learn how to build hot rods and work on classic cars. I sent an email out to over 40 local speed shops in Orange County, LA, IE and out of those 40, four replied back, 1 offered me a future role in their shop. And finally one company told me to come tour the shop. I offered to mop the floors I just wanted to be in the shop around these cars. The owner had me in there the next day working on cars and even taught me a little mig welding. 2 months in he started paying me. If you want something bad enough you have to go get it. Most of the time it will exceed your expectations. Like I said I was willing to be miss doubtfire just to be around a custom car shop. Edit: since beginning my CM degree just the fact I’m in a BS degree program for CM it has opened up the door for me to internships I otherwise wouldn’t have. You are right about mentorship. Through these internships I hope to enter a working relationship with a mentor that can teach me the nuts and bolts of a construction project on the front side of the business. I have 10+ industry experience in ready mix, residential and most recently pipeline construction, on the Labor side of the business. But have hopped around a little more than I probably should have chasing a higher hourly rather than thinking of the future and growing within one company.

Great vid man! I am a freshman starting my CM degree. How long did it take you to fully understand scheduling on a micro level? Did you have a mentor who invested time into you? How did you get your start? I’d love to pick your brain.
I have a minor suggestion for future videos: either do not have coffee before you start recording, or you can make a list of items to cover and stick to it. This would help the video flow better and allow people to fully absorb what you said. I have been doing this a LONG time, and you had my head spinning a couple of times when what you were saying did not match what we were looking at. With that said, it's an awesome video! Tons of information for those who are looking for more knowledge.

Hi David, this is so completely relevant for me right now! I have just quit my job as foreman for a very reputable high end residential construction company here in Queenstown NZ. Everything you have said in this video relates to what was going through my mind 6 months ago when i began opening up my mind to explore other job opportunities and taking my career down a different path. I have landed myself a job as full time site manager on a $15m build for a Sydney based high profile client, starting in a week! I just turned 17 my family owns a construction business and they make over a million a year, but I really want to scale the business and help out and overall leverage the opportunity that I have on my plate. If it’s city water, not from a well, Get a swimming pool test kit, test the water leak for chlorine,if no chemicals then it’s ground water,if it’s positive then it’s from the municipal system.

It’s” into green” not “getting black” like a stop light
I my uncle owns dozens of apartment buildings & condo properties. I used to go & do repairs on the plumbing of the ones that were vacated before they would be re-occupied. all the other trades were there fixing stuff. he was very wealthy. I asked him- how do you make any money? well- if you're doing it correctly? you don't. you break even. every dime that comes in- you pay the mortgage or you save it. the profit comes when the mortgage is paid off & you own it. he used 30 year mortgages for his first few apartments... after that- 15 year. after a time... now he just builds them with cash. but it did take him about 40 years to get past that first 8 apartments. he started being a GC at 25. storage facilities are a faster recovery- because they pay the same mortgage rates as everyone else- but they can charge 10x the amount for the same square footage and have no need for plumbing & only minimal electrical & hvac. it is easier to end up with a dead beat renter- but it's also easier to get rid of them than an apartment renter. you give them the required time to pay, then you pad lock their unit- then you sell off the contents, if any and re-rent. assuming you're doing a credit check- and taking a wrecking ball to bad ones- and avoiding ones with a bad score- you should do well. what you have to understand about renting is this: if you take a large building- and chop it up into small spaces (like a storage space, or small partments in a large building) you make more than you would otherwise.
Its just a building with little rooms inside it so if it took 40yrs to make a profit they are terrible at this..

Took your parents 40 years to do what a successful business that gives 'discounts' would take 4 years to do. Giving customers the impression they are getting a good deal is essential even if they arent.They could have raised their prices 20% and given select people a 10% discount.

So, it took 40 years for the business to make a profit? They would've been better off opening an investment account. Less stress and would've made profit a lot quicker.
My insurance requires that I have a safety meeting with all my subs, I keep it short and to the point, “EVERYTHING HERE WILL KILL YOU!”, meeting adjourned. Seriously,OSHA or not there is no excuse for not working safely,if your saw came with a blade guard I expect it to still attached and working when you are on my site,if your nail gun has a safety,don’t wire it back to disable its intended function. Simple to follow good practice,be safe,don’t be stupid or go somewhere else to work,you can’t be a dumbass around things that will hurt you.

All my guys have radar apps, looking at the sky, or even just a weather report isnt enough.

@@davidwintzer highly recommend it, "My Radar" It's free and easy to use. We get rain out of nowhere here in AZ and running a contracting business I need as many tools as I can to stay ahead of the weather.

Do like Bluebeam as a software. I just started to use it
I love Bluebeam. I think its the most versatile construction software for quick mark ups, takes offs, PDF, etc. There are definitely ones capable of more things but, Bluebeam is my choice for sure.
My advice to builders regarding this subject is your accountant and bookkeeper need to be the smartest people on the team,before you get business cards a sign on your truck or a website you need to hire an accountant.

Good advice, I also had some door knockers printed with all pertinent info and contact numbers to hang n the doorknobs of the neighbors that I couldn’t catch at home.
