Actually, I wish I had watched this 2 weeks ago. I didn't catch 1 window that apparently has moisture in it? Who knew? I would've had it replaced. Regardless, my house passed inspection. I did have to give $13.5k in concession for a 10 y/o AC (1/2) and a pool resurface. I want out, so I agreed. Substantial equity and in this market, I'm not going to blink at a reasonably priced ask. You are only presenting a fraction of the basis argument Meredith identifies yet presenting it as if it was her complete basis for her prediction. This is common in our 6 second media today. You are lacking full disclosure. BTW, Meredith did not predict the 2008 financial crisis. She identified it once it was underway. There's a difference. Her published analysis was well after all the damage had been done. However, she is predicting a 20% decline in housing that will run for 15 to 20 years. If you look at ALL of her data, you'll start agree. BTW, the immigrants are not going to fix the housing crisis we are entering... Nearly all the immigrants are dirt poor or were released from central American prisons. If you study Meredith's data, they fall below the Maginot Line, currently about $70k/yr. They will not help the issue. They will hurt it as more spending will need to be routed to them to support them.

I'm born and raised in California. Many people don't like it here because of cost of living but the reason it's high is because there is no other state like this one. Not one other state has the same weather as we do. There is no personal property tax and there is very little tic born illness. You have plenty or parks and hiking here in California and the scenery is gorgeous. You couldn't pay me to live in that god forsaken state of Virginia. If you want Lyme disease go ahead and move there. The tolls is also too much. The winter weather in Virginia also sucks. It's worth the cost of living being here. I'm not moving anywhere.

Those official immigration numbers vastly underestimate the influx of immigrants.
It depends on how successful the institutional investors who drove the prices UP will be with those purchases. I sold my old home and bought my new home at very inflated prices, so I sort of got in through the cracks, but if I didn't already own a home before 2022, the inflated prices would've kept me out of the market for another 5 or 10 years. Even though I profit by increasing prices, should I choose to sell, my property taxes are a lot higher than they otherwise would be, so it costs me more to keep my current home than it would without the inflation. Personally, I hope the institutional investors like Blackrock lose their asses.

The baby boom generation had kids and those kids will inherit the homes upon parents death. Sure, some % will sale, but I suspect most will keep the inherited house and just rent it or make it an STR. The younger under 45 guys buying in 2024 are buying all cash using wealth transferred from their parents or grandparents. Over the next five years, most boomer deaths will not bring new inventory since kids will inherit and hoard, and any net inventory increase from resale market (and new construction) not purchased by people inside America will be absorbed by immigrants. The two party system will allow more immigrants to keep housing market from falling.

Not enough supply for them to drop! Maybe in certain areas, but not everywhere. Also, you would need the rates to stay high permanently for people to not buy and for home prices to fall. But there’s a lot of money out there that’s willing to pay the big prices so they will stay high.
