This makes me feel a little better. My wife and I have been trying to buy a house since early 2020. The types of houses we were looking at have gone up 100k-200k in the past 5 years. Ontop of that, our budget hasnt changed and a lot of homes that were in our budget are now unatainable. We have been intimidated by taken the big leap with fear of becoming house broke. We know 3 couples personally that have bought their first home in the past 4 years, one of them lost their home and are back with their parents, and they other two are really struggling. Meanwhile our rent of our apartment has only gone up $135 in the past 7 years. So I guess that softens the blow of us being turned away from 14 offers on houses over the years. It's almost a blessing in disguise at this point.

The challenge is that whether you rent or own, there are unavoidable costs associated with maintaining a permanent residence-property taxes, insurance, and utilities like electricity, gas, and water. In places like California, where I currently live, the high cost of living has pushed many people to opt for alternatives. It’s not uncommon to see individuals living in tents to avoid property-related expenses, and the number of people I encounter who reside in their cars is truly surprising. It’s a sign of how extreme the situation has become.
The market continues to escalate daily. Home prices are exorbitant, and mortgage rates have surged beyond 7%. I often debate whether it's smarter to park my cash in the stock market and wait for a potential housing crash or bite the bullet and purchase a home now.
My parents bought a house at 9508 Forest Road, Bethesda, MD, in 1966 for $26,000. It still shows up on Google maps with the same paint and roof it had back then. Looks exactly the same. It sold last year for $1,200,000. I guess money is free over there 😁. In 2019 I bought a 4 bedroom 2 bath brick house 2,000 S.F. with 3 acres, two barns including horse stalls and horse corrals for $120,000. It was built in 1990 and had a complete remodel where I got to pick the roof type. The neigbors thought I was crazy for paying the asking price. Today it's worth about $175,000. Tucumcari,NM. I could never afford to move back to Bethesda. It was a nice place to grow up. The TV show "The Wonder Years" was about those times and that location. Went to school with some involved with the production of the show. Memories...

In NJ, if you buy a used house, guaranteed that 2-4 major things will need repair or replacement within 1 year. Sellers leave these things to rot until they can sell the house.
But truly, these predictions are mostly those in the industry being hopeful. There are so many unknown variables. Also, there has to be a catalyst for people to move. If they aren’t moving, homes aren’t selling and those hoping to buy homes will be paying premium prices. Just reality!
Nobody knows the future, none of these so called experts, but nobody will be buying a house in 2025-2026. There will be more houses for sale vacant, houses have to come down for people to buy. There are many houses for selling sitting for months in my city in the southeast ,December 2024.
It's a false narrative that these corporations are pushing in order to keep their doors from closing.
Agreed they were saying all these sames things when the 2008 market crashed too. No one is buying its companies and foreign interests its not people.
Depends on the interest rates. If they drop below 5 people are definitely gonna be buying to lock in those rstes

Although I want to buy a home in California, i just recently made peace with myself that the housing and interest rates are too high and I don’t want to be house poor. Therefore, I have made peace that I may be moving into an apartment or an affordable condo or townhouse. I would rather max out my retirement and save,than struggle as I am up in age.
About a mouth ago #1s machine gun down a beautiful young lady in Canton.And a women on a trail in Harford Co was raped and murdered.
Bought brand new in a smaller area. My mortgage is 1500 dollars. I have a warranty on the whole thing. Way better than paying for a 2 bedroom apartment.
It was much smaller than the pics and the history of this house is a no-deal!!!

Believe it or not, you are better off renting than buying a home today. I would recommend you to put aside money that you would be paying monthly and yearly for a home and save that. When the opportunity comes to buy a home, you will have more than enough money for a down payment plus more to reduce the cost of your mortgage. With high interest rates and inflated home prices, it’s nearly impossible to afford most of the homes today. FYI I am a homeowner. I bought my home at the age of 26 in 2018 before the prices went crazy. In 2021 my wife and I refinanced and got a 2.125% interest rate and moved our 30 year loan to a 15 year loan for the same price we were originally paying at the 4% interest rate in 2018.
I should have been working at one year old on 1995 b it noooo, I just had to wait to grow up. 😢

@Brandonhistorymakerz There are some fancy water heaters you can get with a million functions you'll never use. Change the water temp with wifi and you can schedule use periods for saving energy. She might have bought a $2,200 dollar heater and the install guy didn't get her too bad. If she has a regular old Rheem 55gallon then the install guys ate good that week.
I rent and keep my living costs low. The money I save I invest into my retirement, my business and paying down my bills. All stuff I couldn’t do when I owned a home. I love renting, moving when I want and not being house poor. I love knowing I don’t owe a bank 800k for a house I don’t want to be in. Average rent in San Diego is $3001, average mortgage is $5757. It’s $2756 a month cheaper to rent. That equates to $992,160 savings over a typical 30 year mortgage.

This is exactly what is happening to me. I just purchased a "fully renovated" home to take care of my disabled mom. Inspector told me everything looked great under the house. Just minor issues found... 2 weeks after moving in, I noticed the kitchen table is angled and the floor has sagging areas. Contractor came and told me the entire foundation is bad and not up to code. There are rotten and missing floor joists along with water damaged subfloor. Estimated cost is over $40k and that's just what can be seen. Trying to sue inspector and seller but lawyer says it's near impossible. I'm to the point of just walking away and giving it back to the bank. I don't have the money to get it fixed. I used all my savings for the down payment and closing costs. It's going to ruin my credit and lose the $25k I've invested in it so far. This has been the worst decision of my life. The stress level is unbearable.

My first realtor and mortgage loan officer essentially worked together to get the best(big buyers) in the area. I was sort of pushed to the definite higher end of what I’d be given a loan for. I already did all my research on taxes and what not for areas I’d like to live in. I budgeted myself on what I could truly afford in all of my monthly expenses. I wouldn’t budge above a particular number which was $35k less than what the realtor suggested. I got another realtor and loan company. Eventually I made my way back to the original loan officer because he otherwise offered the best numbers and was professional with responses. With the new combo I got what I needed. There are no more homes left in this price range with the amount of land and home size/condition.

Becoming house poor is a test of intelligence and compulsiveness. Despite the state of cost of living you can still buy a home within your means if you are both intelligent and non-compulsive.

Old metal water line started leaking. 1st i patched it. Then on a Saturday backhoe buddy showed up. Turn water meter off, dig up old line, ran new pex water line pipe, 1 fitting on the water meter, another fitting under the house. Buddy did not charge me a cent for 2 fittings and plastic pipe because, guess who helps him work on his equipment? New water line 0 price. We did NOT even buy a permit because they can kiss my (exhuast pipe). You should know basic carpentry, plumbing electrical. Or have a HUSBAND who does !
A quality of new construction is poor . We just moved . And had to fix a shower next day . I cannot imagine how many years we can live without any home improvement. Tanks God my husband can do everything. Another way we should spend a lot of money.

I'm waiting for the moment when all the Tik Tok stars that have upgraded to home ownership in recent years lose their income and can't make mortgage payments anymore. I've watched many "influencers" make it big over night and have bought homes. Their income is not guaranteed. They can quickly become irrelevant and poor again.
