The 50/30/20 math ain't mathing here. The total for needs comes to $5,532 ($3,982+$400+$400+$350+$300+$100). That's half (50%) of your household's monthly net income, meaning your total monthly net income needs to be 2 x $5,532 which equals $11,064 (not $6452). With this correction the 50/30/20 rule gets a lot closer to the $13,273 required monthly net income she calculated for the "not house poor" model.
I could make a 100k a year with no car payment an could not afford much else if i had that huge mortgage payment. I'm sure many dual incomes who make really good money live from paycheck to paycheck on a half million house. No thanks that kind of prestigious debt is not for me.
Thanks for the video! Very helpful! I have question for you regarding the buyer’s agent fee for new construction homes where the builder/seller typically pays agent’s commission. If you plan to buy new construction and know the builder will pay the commission, how do you work this out in the agreement that you must now sign with the buyer’s agent before they can help you?
