Ground reality: As an end user if you think you will buy at pre-launch and sell within 2 years. You're stupid. You will not be able to sell it like the dealers and builders are selling it and end up in a difference of 10-15 lakh as per market value. as a dealer will never buy at the current value and finding end user and dealing directly will be a challenge.
