Not near to the infamous Noida's rain 2. Water TDS is only 350(in noida it's 1500-200), 3. Better roads. 4. Better greenery 5. The area with muti shopping complexes like Golden i, Gaur city mall, it looks aesthetic pleasing.

No house or apartment will give you returns equivalent to MF and other options. And all recent studies indicate that metro cities are exhausted in terms of infrastructure - so Delhi/NCR, Mumbai & Bangalore etc are not even in the list of cities that'll see growth in the coming years.
RE market mein ab slow-down start ho gaya hai, every builder has unsold inventory. Brokers are still trying to create hype but prices have reached at saturation point. I suggest you do proper research and don't misguide your followers!
