    For me with all the pools included at the Rec. Centers in the Villages, I would not want a pool at the house, as they are a lot of work, and extra expense.

    My husband thinks the mini split in the bedroom might not be because the HVAC isn't doing a good job. The owners might prefer a much cooler sleeping temp and not want to waste energy reducing the temp of the entire house while they're sleeping. Its a good option when you only have one HVAC zone/system.

      I think that's a good guess. I have seen window AC's in condos with HVAC for that exact reason.

    I agree with the commenter saying that with all of the pools in the villages, no reason for one, lots of work and expense, somewhat. To have a body of water near your patio, one can get a spa, hot tub. A larger spa, not a tiny bath tub. We notice some snapshots, show homes close and don’t see privacy fences up, for most properties in this video. But, previous videos thought we saw privacy screens.
    Just a thought, if this is a 55 plus community, why are there mortgages, such as in the villages. $500,000 plus, with mortgages, that is, what are the length of the mortgages? We would think people coming to the villages sell their previous homes before coming to the villages. But, they aren’t typically doing 20 or even (yikes) 30 year mortgages, in a 55 plus community, are they? In a retirement community? The way the villages is marketed, it seems to be selling homes like in a normal town, of younger working people, with mortgages. But, in a retirement community, the prices and marketing of homes toward the retired community, just surprised, they have typical mortgages in these 55 plus communities. They’re retired so do the mortgages held by retiree’s - are the mortgage terms, periods - lengthy? We would think not, but, we do know some homes in the villages carry a mortgage. ?

    As a community primarily designed for retirees and older people I am surprised not to see at least some of the power outlets mounted higher on the walls to avoid having to bend down to plug in electrical items. many homes seem to have old fashioned appliances and cabinetry in kitchens and old fashioned decor. I would prefer a slide-in range, USB outlets in at least some of the power outlets, led lighting and a built-in wine fridge. It is hard to tell from a quick sequence of photos but most of these homes seem to lack these items.

    I think my favorite is the Villa in Hawkins. It's just me and I keep downsizing so the size is just fine for me. Wish it would have been available when I was looking. I have a beautiful Veranda though in DeLuna and I'm very happy. I have a great View and I can put a pool in but the cost right now is ridiculous. I'm going to get a couple more bids on pools. I think T&D is going to price themselves out. For what they wanted I could never get my money back.

    I prefer the neighborhood pool. No up keep for me. There are no children allowed. They have a a big pool for them. I like to go and talk to people there while I get my exercise since I live alone. I like the Snow Birds and miss them when they are gone.

    The Villages has so many pools you probably have more privacy at one of those than your own.

      But don't the pools close at dark? Having your own allows you to take a late dip whenever you want. And of course, have pool parties.

    Pool 🤑 Prices in the Villages border on Elder 🤬 Abuse.
    Don't know if it's based on Northerner's not knowing any better cause pools should not cost or add $100,000 to the cost of a home.
    Hard pass here on the outrageous cost, added taxes, and constant maintenance.

      I just had T&D give me an estimate on a pool with a cage with a hot tub and waterfall but no outdoor kitchen and nothing real fancy. 140K. That is why the home prices are so high that have pools. The cost to put one in now is ridiculous.

    The homes in Hawkin look like army barracks ,, You are living on top of your neighbors ... barking dogs , no escape.

      The Villages spans more than one county. You have to check. Most listings give you an idea. Ask the owner to see taxes and bonds. Florida has no state tax. It does have food, etc. and property taxes.

    Too busy with all the different stone. Repaint all inside, remove those god awful granite countertops and replace with quartz and it’s good to go. Super outdoor space. You can have all of the furnishings and artwork except the metal cranes which will go out by the pool. Don’t hate the cabinets but may paint. I’m short and that sofa is too deep for me. The room with all the built ins will hinder sale. I don’t hate them, but I can see where many would. I wonder if ARC approved that stone facade. I’d for sure check that out. Overall, a good house, but a tad overpriced. If I were moving to TV, I will tell you this, you would be my realtor of choice. I like your frankness and you’re a woman. Men often can’t accept a savvy woman, especially one who is a senior citizen. I may not say anything to a man, but I would absolutely walk away from someone who is dismissive or tried to pull the wool over my eyes. I’m being kind.
