    How crazy fast and big the Villages has become I've witnessed this growth working in and around the villages the last 4 decades. So there is a lot of me in the Villages, but I'll probably never move there, can't stand living so close to other homes. Without the villages the surrounding counties, cities and towns and the rest of central Florida itself, would not be where it's all at today, period.

    Great info as always. As you know, we chose a preowned 3 year old CYV. We considered new but didn't want the higher taxes in Lake County or the higher interest rate on the bond. We still went into this one and spent over 20k in upgrades but we are happy with the home and location.

    We had both MLS and a Village sales person when we were looking. We checked out new homes down south and resale north of 44. We looked at 16 homes in two days. We heard the same that new was cheaper but we found that not true. If you are patient you can find a resale home that meets most of your wants north. We settled in the Village of Del Mar a 2B2B Florida room three car garage totally remodel for under $250,000 three years ago. We did a lot of research on line and chose the homes we wanted to see with the sales person. We love the golf cart ride to all the major stores living in the north of 466.

    Over in Lake Denham, the Annison patio villas have a $23,000 bond and the cottage homes have a $32,000 bond. We were told by our VLS associate that in Moultrie creek across the turnpike by Eastport, the bonds will be 10k more and so will be home starting prices. So that's 20k more. Although they're not in Lake County Leesburg so the tax rate will be slightly less for Sumter Wildwood. The 75k bond is for the Premier Homes in Dabney.

      I wouldn’t buy a home w a bond 🤓duh and I would probably only buy in the North end historic district!

    There is no Village of “Denbey” there is a village of “Dabney”

    One advantage of a new home is that it is built to the latest building (storm) standards. Not sure when the standards were raised, a home a few years old may not be any different. It certainly is better than a 20 year home. That said, I still prefer older homes myself.

    Even if or when rates drop to the 5s, the houses are too high..35% higher, crazy. I'm not paying 300,000 for a house thar should cost 230 or so. 3 bed, 2 bath. 2 car garage.. I'll wait it out and see what happens. I can wait,

    Beautiful information. I am going to try to find you. My fiance's parents just both passed away and he wants to buy his brother out but is afraid it's not a good investment. They are located between Brownwood and Sumter. They built their home in 2011. Your opinion?

    I have viewed 6 new builds , They are Garbage. No sidewalks, Golf cart garages in the front of the House blocks the sunlight getting into the House, Neighbours are right on top of you No privacy, I also told them straight i will use a Sales rep of my choice not theirs. They didn’t like that at all. Also HOA,s I refuse to be part of a HOA, HOA are nothing but trouble, New home available are at 68% unsold and I can’t see that getting any better, So yes your correct do not buy new. I’m now looking for Private sale without HOA,s .. I got my eye on a £3.2 million dollars home with 6 acres and stables just 4 miles from Oxford downs .

    Does the interest rate of a bond transfer to the buyer or is it recalculated to reflect current rates? Like, if I buy a preowned home with a bond that is 3%, will I get keep that rate on the bond?

      Doesn't change, if original is 2.2%, still 2.2% after the sale of home.

      The bond follows the home not the person and the interest rates remains the same as when it was orginally purchased

    Is it true if you are married Florida makes you put both names on the deed?

      If the Florida home is your primary residence and you are applying for homestead exemption, then yes, the spouse must be on the deed unless they sign off.

    Now is a good time to rent a home in the Villages, buyers are going to see massive price deflation over the next couple of years. Rents will continue to drop also as short term rentals continue to collapse and "investors" race to sell off failing AirBNB's.

      Robyn this is the third time I have experienced this fiat Keynesian money cycle of inflation and recessionary deflation, I was also an executive with Crossman Communities in the 90's and 2000's we built 10,000 first time and move up buyer homes per year in the Midwest selling to Beazer Homes just before the 2007 -2008 crash ( I saw it that time also). The reason new homes are cheaper than old builds is the result of very low commodities prices (Look at Bloomberg Commodities Index) and labor is cheaper as tens of thousands flood our borders daily. Existing home prices will go down as dollar deflation results in price deflation. Communities are banning short term rentals and the Congress is looking at forcing equity firms into selling there SFR assets into the market. I can now rent a better home ( granted in the million plus price range, but this will translate to 3/2 market soon) furnished and pay no taxes, insurance or maintenance for less than a mortgage payment and invest my down payment into a better performing asset. Those who do not sell now will see their covid equity vanish. @@Robyncavallaro

      Prices will fall in the villages when boomers begin to die off. Then they won’t be able to give those places away… I give it another 20 years or so.

    Has anyone ever said if there will be a new bridge down by Dabney or Newell going over to the Eastport area or will you always have to go all the way up to Sawgrass

      That is quite the distance for a bridge. I think up to Sawgrass and over. West side of the Turnpike homes are in a better location for Easport access. If you looking call me.

      I still have about 1-2 yrs before the move. Hopefully they will be building back on that side of the Turnpike with Eastport. We still haven't ruled out something 3-8 or 9 yrs. old. Planning on a Lifestyle visit in June and I will get with you well ahead of that to try to plan a meeting. @@Robyncavallaro

      We are listing our home here in NC in February and doing a lifestyle visit first week of April. We can't really go much above 350k and have to have a fenced in yard because of our dogs. We see lots of new homes we like that are in our price range but never see resales. Most are in the 400s unless we go with a teeny house. We really don't want to pay for someone who has enclosed thier screened in porch or the upgraded landscaping. Is it possible to get a resale for 350 that is 3 bedrooms and fenced in yard?

      We do not have an HOA here. Ther are a few areas without a CDD, those would be found in the Historic Area and a few in Lake County

    You keep talking about the new village of Denbey in multiple videos. There is no new village of DENbey. The village is called DABney. Dabney, not Denby. Hope this helps.
