LOL there is no way on Earth he will ever sell that. If someone he doesn't like offered him EUR 75M he should become his best friend.
This guy was a character but was over selling everything, which would suggest he’s completely unrealistic on his price. $75m is ridiculous, $7.5m maybe. I get it’s Monaco and the views but it’s a totally impractical house for 99% of people. Even Ryan struggled to find a positive, “so, this is the kitchen” was his best superlative.
Homes and apartments sell for crazy prices because of the tax structure in Monaco. Down the road in Nice the home with comparable views would 1/20 of the price.

When you have prices that range between 50k to 150k per sq.ft in that are of Monaco then the 75 million for multiple floors is on par as each floor seems to be at least 200-300 sq.ft
Looks like you know very little about the real estate market of the south of France.
I know enough to know that's overpriced. You can buy 5000sqm of land on the beach in St Tropez with a 6+ bedroom newly constructed home, pool and opulent luxury for $25m. And that's still not trading quickly. @@Hello_riders_1993

A lot of comments about the price but compare this to a $75mill New York apartment, London Townhouse or LA mansion and it starts to make sense. Firstly, the type of person who can afford this will probably save $75mill in taxes in the first 2-3 years alone compared to New York, London and LA tax systems. Secondly, I’d rather that view than New York, London or LA views. Thirdly, the crime rate, Monaco, you can walk the streets in a $500k watch and not have to worry about being shot or stabbed.
That's exactly right, the right buyer doesn't mind the 75 mii, since he saves this sum, and more, within a few years. ... Taxes. Taxes....

The thing is, you can be a resident in Monaco just buying a studio (still not cheap for what it is) and buy a large house in France 5 minutes away with big yard, swimming pool, helipad or even a private beach for less than that....and that's exactly what most do, both countries are in the EU and there is no border control between them (nobody will know or even check if you spend more than 6 months in either country).
It's like saying Monaco is your main residence and France is where you have your vacation home...except you'll only stay in your studio in Monaco to sleep twice a year if you're too drunk to drive back after a wild night...
@@trthib it doesn’t work like that, to be eligible for Monaco residency, you have to live there at least 40% of the time (roughly 3 days a week) or you’re not entitled to the tax benefits. Most people at least live there for 4 months straight over the summer. Only sleeping there occasionally and you get no tax benefits at all.

$75 million for the whole building or just that unit? It is tiny and it has a portable AC, not exactly what I would call luxury living. You can buy a whole lot more for the same price.
because it's build on foundation of a building that's 100+ years old, there would be solid walls, no ducting for HVAC, etc.common problems. Electricity is probably severely under-rated as well. These old european structures are some of the hardest to modernize.

Dramatic mountains and sea, a 1 storey bungalow shack can set you back US$5million while mind blowing villas and mansions up the next beach are half the price because the sand is not white and wind can be felt.

The most exclusive thing about this villa is that it's in actual Monaco and not neighboring France. Monaco barely has any single family houses. 99.9% of real estate there is apartments.

A steep price, but you cannot beat the location. A billionaire with good income stream will earn this house back easily by becoming a Monaco resident. The jet will not fly much anymore (because why leave?) and the accountant will be happier with the tax bill.

I know its Monaco, I've been to Monaco and it is spectacular and those views from the balcony are incredible, but I still struggle with the $75m price tag. I ran a property website for 10 years showcasing some of the most lucurious prime resiidential homes prodomently in the south east of England, but all around the world too so I know what you can get for $75m - the location is what you're paying for but even if money was no object I'm not sure I would pay $75m for that property.
I totally agree, clearly it's not worth 75 million, for example: since its inauguration in 2015, the penthouse at the top of the Odéon tower in Monaco, put up for sale for 300 million euros, has never found a buyer. Security does not justify everything in the price, especially since the area does not seem huge, a building with the same characteristics and view in Spain does not exceed 3 million.

@@ndonvictor4512 The first rule of selling - something is only worth as much as someone is willing to pay for it. I wouldn't pay $75m for that property and I doubt anyone with more money than sense would pay $75m for that property, regardless of whether it is in Monaco or not.

Michel seems like such a nice guy, yet for some reason I have the feeling Ryan didn't like him that much or that the chemistry wasn't really there. Or maybe I'm just too used to overly enthusiastic people on youtube XD
This is my first video on this channel and I got that vibe too. Michel would be talking and Ryan wasn't looking at him or casually tossed out a "yeah". The active listening I would expect when engaging with a man who has enough business success that he can afford that house wasn't present.
I think it's just the language barrier. Michel's English is not the best. For example, when he talked about the vault door, I struggled to understand what he was tryna say. Nevertheless, this is nothing against Michel, it's just that I could not understand him 100% of the time.

That’s going to be Ryan’s toughest place to sell, ever! I can’t wrapped my head around how that villa costs $75 million! I know some people will hate this comment but it basically needs a full gut/ remodel.. for that cost I can buy 10 mansions all over the world that are turn key.
He's not selling this. As for the price there are fundamentals about Monaco that you cannot find anywhere else in the world. From security, food, fashion, weather, taxes, activities, etc the principality is an ideal place for the wealthy.

That place would sell in less time than a comparable one in NYC will! In Monaco “houses” don’t sit on the market long if at all, probably one of the lowest % of “houses” on the market there than anywhere else but china…. And you can’t own a house in china the gov does you just lease it 😂

Pretty crazy thing, I had the opportunity to meet Michel Neugarten back when I was a kid. I went for a tour in his Porsche 997 GT3 together with his wife and his daughter - what an experience! We had lunch at the Moulin de Mougins, together with friends who own several clothing businesses in Belgium.

There are even more expensive places to live than NYC. I love how everyone says they live in Monaco for every reason, but the actual reason they live there. There are no taxes save the initial VAT. No state, federal, nor property taxes.
St. Tropez is more my style knowing you get 5 times more property at that price.
Boy.... It's about the tax-system in Monaco... If you buy in st tropez, you get huge French taxes, so all that talk is wort.... Nothing.

I love owners who don't sell to everyone. You need to have the understanding of the house. Secondly I love owners who sell for 75million and still wear the simplest white shirts. It is not my type of house but the good thing is also I will never have that money for a single house.
