After 20 years of Canada let me tell you that, no matter all the problems that Italy might have, it's still Italy! An amazing place to live, with amazing people, healthy food, and a life that still allows you to live and only to exist ( despite your income ), a better and more accurate health care system, not to mention education (I'm a teacher). Culture, traditions, history, Italian people!! Unfortunately most Italians don't realize how lucky they are. I know there are problems, but these days are everywhere. Even places like Canada are falling apart and the people are literally ending in the streets because life and housing are not affordable anymore, I'm not kidding. USA is even worse probably... At least in Italy you can take better care of your health, ultimately...the most important thing.
I agree. I live in Italy and I love it here. There are problems here too, but I don't worry about getting shot going to the local theatre or having to pay $200 for a soso dinner out. I am happy with the decision that I made!
As a former Canadian now an American, I can tell you America isn’t nearly as bad as Canada. Canadian real estate prices alone make Canada much less affordable. Canadian healthcare may be nearly free (it’s free only if your income is below a certain level, otherwise you contribute), but it is inaccessible due to inadequate supply. My brother-in-law died while waiting for bypass surgery in Canada.
This is a fabulous property! I agree, the stairs to the loft need a railing at a minimum. In lieu of a terrace off the loft, adding a skylight that opens might be an option and would increase ventilation. The storage room in the apartment looks like it has a door or window? Based on the size, it might make a nice office, study, or studio. Even if you chose to only use the cantina area for storage, the outdoor spaces that come with the apartment could become something quite magical.
That place indeed has the most potential out many properties you have shown. Love the mix historic and modern, as the historic places can get a little tiresome! Possibilities here are endless.

Beth is right, every single window! What a beautiful home and the views of the town are wonderful… it gives you a sense of being connected and then you just walk over to the other side of the apartment to get those magnificent vista views. It’s really best of both worlds. I’d just paint the ceilings (I personally feel darker wood ceilings feel slightly claustrophobic for me)… but that is just my personal opinion. The terrace is a massive bonus, although I love the idea of the rooftop terrace for extra privacy… especially for the guest room… but that ‘basement’… WOW!!!

The contractor did a great job with the place. The town looks charming and the views are fabulous. I've handled stairways in Italy similar to the one seen here leading to the 3rd bedroom. Not easy to handle if you are older. In fact, all the stairs can be an issue at my current age. It's too bad the 2nd bedroom is small. Twin beds are for kids. And the 3rd bedroom, I don't know how anyone tall can deal with those slanted ceilings, which seem to be everywhere in Italy. I would not want the cantina. Great price for this property.
My grandfather came from the Frosinone/Lazio area and although I have never been, my dream is to buy a property in this area. My only reservation is the earthquake situation. Someone, please tell me that is not a reason to not proceed🙏. This apartment is stunning btw❤️
Great property. Be good to clean up the grotto area, and present it to potential restaurant operators, who could then do their own tenant improvements to desired spec. The interior plus the exterior deck would create a smokin' hot location, assuming potential traffic would justify. Or just do a smaller cafe space oriented to the street to get things going. Essentially free commercial space, assuming zoning allows use.

Escrow depends on many factors but usually 30-60 days unless it’s culturally significant. And no you don’t have to be a citizen or even a resident to buy something. 🤦🏼♂️

As a guy who had a slip and fall in 2022 that changed my life forever, I really agree. But an easy fix. I thought this apt was 95% of the way for what I would need. I thought it was really cool and the town is hopping especially the towns down below.
Yes, it is a great price, just that renovation alone would cost as much, if not more. Ohhhh the lovely view!!!!! Love the professional way u zoom around this lovely home. That's all the fleeting moment one needs to feel the emotional connection to any space before buying. And if ever a restaurant below, the air vent would not draft the greasy smells into the home. Without more parking space, the idea of a restaurant is high risk since u did say it is a young pop and most would rather dine and linger in all the chic bars sprouting around most piazzas in Italy. What has the creepy water well in there got to do with having a restaurant btw? Is it free, safe for dishes?
Creepy well would be cool if properly lit up. Just some ambience for the restaurant a natural water source inside. I doubt it anyone whatever put a restaurant in there. If they did, they’re probably wouldn’t be too much greasy smells as it would probably be an Italian place and that just isn’t that greasy. If the cantina is the ready-to-build place you showed, when you came out you said "All this is €149,000 Euros" - is it for sale or is someone already working on it (what is all the construction stuff in the yard for, that you said would be going away)? It seems to have the same view as your place - is it located below you in the same building?
Very very nice so much potential with the terrace and biotin floor- and garden. It’s a shame that the entry is shared and neighbours doors are 1 foot apart from each other.
It's nicely done, but that stairway to the attic is so narrow it's a bit scarry. Definitely needs a railing. Either one of those steel cable things or plexiglass, so it still gets that open look. A presto ciao ciao. 😊😊
Maybe a sheet of thick glass so it keeps the open feeling? I just looked at the video again and had also thought some vertical bars from step to the steel beam on the loft floor support might work. It’s a narrow staircase so you have to be careful not to block it out too much. I’d like a handrail first. I’m clumsy as they come which you saw when I walked in the Apt on video and almost took a dive! 🤦🏼♂️🤣
The reason why it is so cheap is because Italy is going through a recession, no job opportunities, high taxes, are the main issues…there are other issues also…if you want to retire in Italy with a 2,500 dollars per month in income (retirement for example) it is ok. But I would not recommend a young family to live there…unless they have a good and secure job…which in those days it is not easy to find…salaries are also not very high in Italy, compared to France or Germany for example…
Well, like 90%+ of my viewers aren’t Italian…. They are people that would like to move here. Not sure what part of Italy you are referring to, but everywhere I go there aren’t enough people to fill jobs. People do make a lot less here, like €1200/mo to work in a Cafe, or €1700/mo to work in an office. €35.000/year which is the thresehold to be able to retire here is a kings ransoms especially if you can buy your home here in cash. Just saying.
If I remember it was in the closet off of the kitchen. It sold a while back however... Kinda moot at this point. Easy to install a washer. In that Cantina you could put a whole dry cleaning business!

Usually it is pretty fast Download, at least 100-200Mbs. And starlink here is just €40/mo which is expensive compared to regular internet at €15/mo but cheap compared to USA. I had to get starlink on my farm rental house because landline service wasn’t available.
Claudia the agent could tell you for sure but if you mean like HOA OR CONDO fees I doubt there are any. If it’s your primary residence, you won’t even pay income tax every year…

What is the internet situation for this property and town?
Usually it is pretty fast Download, at least 100-200Mbs. And starlink here is just €40/mo which is expensive compared to regular internet at €15/mo but cheap compared to USA. I had to get starlink on my farm rental house because landline service wasn’t available.
What other payment do you have to pay each month
Claudia the agent could tell you for sure but if you mean like HOA OR CONDO fees I doubt there are any. If it’s your primary residence, you won’t even pay income tax every year…

If it’s your primary residence there is no yearly property tax. Even if it isn’t, yearly property taxes are laughable here. I’m guessing this place would be €3-400 a YEAR maximum. Claudia the agent could tell you exactly!
