I agree; 35 is too much. With 100+ acres of hilltop sea views it IS an amazing property (even aside from the great Muennig home), but personally (for whatever that's worth) I feel it should be more in the 20 mil range...That being said, it certainly is a "legacy" property, with much potential to expand to the other "pad" as noted in the listing for an overlook, secondary structure, as well as create access down to the beach (which would be another level of awesome in itself), and there's few thing better than being sandwiched between USFS land, so the likelyhood anything nearby would be developed is minimal.
