In the very beginning of the pandemic I became interested in finding something else to do professionally. I came across an ad for the NICA school ($650). I really enjoyed the learning of all of the different areas needed to be a Home Inspector. I practiced all of the tests I could find but still failed on my first attempt at the National Home Inspector Exam. I licked my wounds, studied all of the other practice exams I could find including the Internachi exams (even became a member). Despite all of that I still failed again on my second attempt ($250 each time). I still like the idea of being a Home Inspector but it seems as though the questions are just too arbitrary and completely stable on how too think with this. I purchased the National Home Inspector Manuals. I believe the mantra for home inspections is "easily accessible - if something is deficient, it is recommended for further evaluation by an expert or professional in the area. Question #3 had you recommend an action rather than refer it to a professional. Please don't rake me over the coals here, I am interested in learning this but really want to go about it the right and true way.

You are totally right Scott. That exam is a good BUSINESS for the board that created it and administrates it. More attempts to pass the exam is equal to additional THOUSANDS of dollars for them. The true is that exam is not really designed to evaluate the real level of knowledge of the aspirants to home inspectors. Or to evaluate if they are prepared enough to perform good enough home inspections. The questions are tricky on purpose. That is very evident. They make it difficult on purpose. For instance they never give you the correct answers of those questions that you "failed". So it is impossible to know what of the answers was the correct one. So it is impossible to get a honest and useful feedback as it should be. Then it doesn't matter if you study all the topics that you "failed" in that attempt because at the end in the stupid sheet of "results" that they provide at the end of the exam they make it clear that the next time you take the exam it "could" (will) come with other topics. Different topics than the ones on the exam that you just have failed...So for the next attempt you are in the exact same position of disadvantage. And the first try is not going to be really useful AT ALL. So everything is designed to "help" you to not to pass. In my case I took my home inspector course with PHII. I approved with an almost perfect score. Then I got the 2 books DESIGNED for the same National Home Inspection Examination Board. They are sold as the OFFICIAL GUIDE for the exam by the way. I studied it very seriously and I can tell you that I have the domain of all the topics contained in those books, and guess what?? I failed the exam... Does that mean that I am not prepared enough for being a good home inspector? Of course not. It means that as I said those guys of the National Examination Board have made of that exam their "gold mining". And they have basically kidnapped the process of certification. Sad but true. Good luck and don't give up. I won't. After passing that exam we are free from them and we don't need anything else from them NEVER AGAIN.

No exam "prepares" you for trade/skilled work 😂 these tests qualify you to get an entry level position. That's like saying you can be an electrician just taking the electrical journeyman exam, these are proficiency questions. You'll only ever get good at a trade hands on and with experience. So this comment is irrelevant, just posted to sound arrogant.

@@jflip31 I am sorry to hear that. I got the feeling from my class instructor that all the information necessary to pass the test is not covered in the class materials. I feel that the available process for education is unfair for those seeking to enter the field, and most material available is over simplified and misleading regarding what is necessary to qualify oneself for licensing in states that use the nhie as their standard. I have gotten the impression that there are questions on the nhie that cover information unrelated to the standard home inspection, or necessary for a home inspector to know. I have yet to take the test, until I can afford to take it multiple times I am trying to study. I am trying to concentrate on all the vocabulary, measurements, and the more technical elements rather than the actual inspection process. I can only begin to justify the education process with the understanding that being a home inspector is going to require excellent research and communication skills. I have been told that passing the exam generally takes several attempts, so, don't give up. An inspector may not need all the tested info to be an excellent home inspector, but will likely appreciate it if a client starts asking questions, that are then able to answered correctly with confidence, because all the studying and research done to pass the exam. Keep studying, don't give up. You will pass.

It’s not surprising that there are so many unqualified home inspectors in the industry with testing at this level. There is an organization that sets the standards not only for code issues but the inspectors. Every home inspector should join the ICC (International Code Council) and make use of the training and tools available and become certified as a B-1 Residential Building Inspector. The ICC is a fantastic organization and far superior to any home inspection school.

LOL, no. Doesn’t work that way. Each state has formal training requirements before proceeding to a proctored exam before they’ll issue a license. The questions here are representative of the questions you’d see on a proctored exam - this video did not portray its intent otherwise. Home inspectors are not code inspectors - big difference - two different occupations. The ICC is indeed a good reference source but it’s not a defined prerequisite for a home inspector.
