Home Inspection Practice Test (50 Questions & Answers with Explanations)
Question 17 is missleading at best. National Electrical Code (NEC) requires all outdoor outlets to be ground fault circuit interrupter (GFCI) outlets.
I don’t see how they can justify the answer not being’d’
Do you have any more home inspection practice questions and answers I would like to learn more please?

Question 3. Which of the following components contributes the largest percentage in the energy use to a building’s operating expenses? I have over and over how AHU consume the most energy in a building. Why is lighting the largest?
Heating
This is based on the old 2009 version. The new version v4 should be different
I think question 1 should be C right?
right!
😊
Q48 is weird. Commissioning can make it more efficiency. OPR is only functional requirement
Helpful video. Thanks
Any one has a study guide for the national to sell ?
This is a good review but there needs to be about 700 questions...
Is this good for review for the InterNACHI test?
B
D
Take the test this week, this has been a big help
How did you do?

@@jflip31 I am sorry to hear that. I got the feeling from my class instructor that all the information necessary to pass the test is not covered in the class materials. I feel that the available process for education is unfair for those seeking to enter the field, and most material available is over simplified and misleading regarding what is necessary to qualify oneself for licensing in states that use the nhie as their standard. I have gotten the impression that there are questions on the nhie that cover information unrelated to the standard home inspection, or necessary for a home inspector to know. I have yet to take the test, until I can afford to take it multiple times I am trying to study. I am trying to concentrate on all the vocabulary, measurements, and the more technical elements rather than the actual inspection process. I can only begin to justify the education process with the understanding that being a home inspector is going to require excellent research and communication skills. I have been told that passing the exam generally takes several attempts, so, don't give up. An inspector may not need all the tested info to be an excellent home inspector, but will likely appreciate it if a client starts asking questions, that are then able to answered correctly with confidence, because all the studying and research done to pass the exam. Keep studying, don't give up. You will pass.
Taking it this Friday. What do you recommend studying the most? Please help lol
@@brysoncobb following. I have been moving slow with the course over 2022 and in study mode. best of luck
Question one is wrong it’s saying the answer is c is this some type of joke 😕
it says which action should you NOT take .. the answer is right
You must have read it wrong. That's how the NHIE is set up - to make questions hard on purpose so that we fail.
Don't get discouraged if you don't know the answers on this practice exam yet. Just a few weeks ago this exam looked like another language to me and today I knew every answer and understood the why behind the answers.
Number 1 says the answer is C, continue the inspection but then goes on to tell you to NOT to complete the inspection... Its reason reads like the answer should be A. What's up with that?!
Read it again.
I am practicing now
Great vid!
In the very beginning of the pandemic I became interested in finding something else to do professionally. I came across an ad for the NICA school ($650). I really enjoyed the learning of all of the different areas needed to be a Home Inspector. I practiced all of the tests I could find but still failed on my first attempt at the National Home Inspector Exam. I licked my wounds, studied all of the other practice exams I could find including the Internachi exams (even became a member). Despite all of that I still failed again on my second attempt ($250 each time). I still like the idea of being a Home Inspector but it seems as though the questions are just too arbitrary and completely stable on how too think with this. I purchased the National Home Inspector Manuals. I believe the mantra for home inspections is "easily accessible - if something is deficient, it is recommended for further evaluation by an expert or professional in the area. Question #3 had you recommend an action rather than refer it to a professional. Please don't rake me over the coals here, I am interested in learning this but really want to go about it the right and true way.
I failed it twice so I am going to purchase the NHIEie manuals. Have you tried the 3rd time
You are totally right Scott. That exam is a good BUSINESS for the board that created it and administrates it. More attempts to pass the exam is equal to additional THOUSANDS of dollars for them. The true is that exam is not really designed to evaluate the real level of knowledge of the aspirants to home inspectors. Or to evaluate if they are prepared enough to perform good enough home inspections. The questions are tricky on purpose. That is very evident. They make it difficult on purpose. For instance they never give you the correct answers of those questions that you "failed". So it is impossible to know what of the answers was the correct one. So it is impossible to get a honest and useful feedback as it should be. Then it doesn't matter if you study all the topics that you "failed" in that attempt because at the end in the stupid sheet of "results" that they provide at the end of the exam they make it clear that the next time you take the exam it "could" (will) come with other topics. Different topics than the ones on the exam that you just have failed...So for the next attempt you are in the exact same position of disadvantage. And the first try is not going to be really useful AT ALL. So everything is designed to "help" you to not to pass. In my case I took my home inspector course with PHII. I approved with an almost perfect score. Then I got the 2 books DESIGNED for the same National Home Inspection Examination Board. They are sold as the OFFICIAL GUIDE for the exam by the way. I studied it very seriously and I can tell you that I have the domain of all the topics contained in those books, and guess what?? I failed the exam... Does that mean that I am not prepared enough for being a good home inspector? Of course not. It means that as I said those guys of the National Examination Board have made of that exam their "gold mining". And they have basically kidnapped the process of certification. Sad but true. Good luck and don't give up. I won't. After passing that exam we are free from them and we don't need anything else from them NEVER AGAIN.
The first question says "C" but the option says "Continue" not "Don't Continue." It could also be "Discontinue." This could be a typo or ???
the question asks what action you should NOT take...you should NOT continue the inspection.
Great video
C: Was Continue inspection. D: Was proper answer.
Or A?
Seems like #44 would be B, not C
Pitted means they have multiple small holes in them causing leakage, which would cause possible damage not just cosmetic issues.
#1 is wrong..........
How?
Hello wanted to findOut if this is the same test that would be given to me for the Florida state exam?
I feel like this is a preliminary exam. If you do well on this then you have a good foundation. It's definitely not representative of an actual test though
This is my first time watching this video and I got 36 out of 50 right. Not bad for somebody that does apartment maintenance. I'd say I just might become home inspector.
Do you make it?
Q24: Some states require the inspector to inspect appliances.
This video is Florida based for the most part
I watched this video and followed through with attempting to answer the questions in preparation for my LEED Green Associate exam. I ended up passing my exam and feel like this was a helpful resource, of course this was not my only study resource but practice questions are always great to include in your study plan.
Hello Alina. Please share study resources for the GA exam at: monicarp_6@hotmail.com
hi Alina. I am preparing for the LEED GA examinations. I sit possible to forward study material at mohammedmannan1993@gmail.com. And can u share ur experience that would be helpful in the examination. Thanks
What other resources did you use for preparing for the exam?
Anyone scratching their head at Q.9 @ the way the question is asked?!?
These are not the types of questions that are on the national test.
Tests are done by state.
Not all. In Arizona the national test score is submitted for certification in the state.
Yeah there is no way an actual test would be this easy, I have no experience and nearly aced it. My knowledge is in Automotive but literally every question was common sense
It's my understanding that determining the adequacy of air return in an HVAC system is outside the scope of a home inspector. Secondly, it's my understanding that home inspectors should not make recommendations as to HOW to address or fix deficiencies. They should simply recommend that the issue be repaired, replaced, corrected, referred to a qualified contractor, etc. So if an inspector observes an obvious deficiency in the volume of air return, they should note their observation in the report and recommend that the HVAC system be evaluated by a qualified professional and deficiencies be addressed according to the professionals recommendations. When I see someone providing study material that includes a question like this, I will assume there will be more inappropriate information as well. The last thing I want to do is fill my head with incorrect information. If you want to take the best practice exams available, sign up for an InterNACHI membership at $45 per month where they have extensive training and about 2000 (if my memory is correct) practice questions. Good luck.
Very helpful advice, Mark... thanks.
Yea I think that’s what I’m going to do I failed it already I think I’ll just pay the $45 and hopefully those questions will help. 🙏🏾🙏🏾🙏🏾

On a serious note, most of the questions can be answered using common sense.

Bull shit
Stop lying please
anyone know any good sites that i can find courses or schools for this?

I think Question 9 was wrong.
No, it was correct. Home inspectors don't predict the life of appliances such as ovens, refrigerators, etc..
"Everything is a shakedown" is the correct answer to all of the above.
Very useful video. Anyone who is into home inspection should do some review through this video. Great job on this, guys!

I mean it is clearly C

David can you please recommend where can I practice with question closer to those ones in the exam? Thank!
@@ArtemPustovar Internachi is a great school online
Yeah totally agree - these are basic SOP type questions which you of course need to know, but doesn't touch the substantial technical knowledge needed to be a professional inspector.
Exactly what I was thinking
No exam "prepares" you for trade/skilled work 😂 these tests qualify you to get an entry level position. That's like saying you can be an electrician just taking the electrical journeyman exam, these are proficiency questions. You'll only ever get good at a trade hands on and with experience. So this comment is irrelevant, just posted to sound arrogant.
