Mosquitos are part of life in Florida. My home used to border the everglades. I happily live with mosquitos in exchange for a zoo in my backyard, the ability to cast a line from my bedroom window and peace and quiet.
I would fill in the gator and turtle ponds. So, you have usable land all the way back to the old tractor. Most of the island hasn't been touched. wondering if it's all marsh or what. The screens on porch confirm the mosquitos lol. Curious where they park boat when not on island. Don't see any marina's on google map

I live 30 minutes away and the investment is there if you can get it for 25 percent discount perhaps with cash offer id so go for it also there is really no crocs there people go swimming near that river and fishing is good although heard past mayor told me river/inlet is polluted but ive seen dolphins in that inlet and lots of biodiversity like sharks and many bird species so yeah! And also that area get a great ocean breeze and mosquitos is only seasonal too

Flooding could be near the top of that list. Seems that in order to insure that island it would cost more than the island is worth, annually or per year. Pretty sure that no county emergency crew can be dispatched to that island for any medical emergencies. The taxes must be incredibly high. Seems like a super nice place, just not practical for the average millionaire.
