No, they say it is going to be "Las Vegas's first 7 star property," but yet it is going to be adjacent to a basketball stadium (Seven star isn't actually a thing, it was made up by the Burj al Arab). People who want 7 star luxury for the most part are not the same people who frequent basketball games. There is no way you could operate a 2500 room property to 7 star standards, but if you could, you wouldn't be able to fill 2500 rooms at 7 star prices. Ultimately, it comes down to money. I don't think these developers have any. I don't see any banks putting up the money necessary to make this happen which will probably be $10B+. And if they did get the money, the interest rates would kill them. I also don't get why they are so intent to build an arena on that site. With no major cross street access, getting in and out of the property for 1000s of cars before and after a game or event would be a nightmare with all of the traffic having to flow onto LVB or Paradise. Plus, they don't have a team and if Las Vegas does get a NBA team, there are other arena projects competing for the team.
The rumblings say that this is been being planned with the best of the best working on it, and is supposed to break ground in less than a year (from March 2023) Supposedly a 7 star hotel like that one in Dubai. It sounds crazy expensive but will put all other Vegas luxury hotels to absolute shame if it does get built....and I do believe that it will be built. As you said, lots of the best of the very best people have been planning and working on this project. I'm excited for it. (I give it 70% chance of being built)
We lived in LV for seven years and moved out when my son was eight. We lived close by the Silverton and he called that the “fish” place! He loved to go see the fish tank , Bass proshop ,and eat at Sundance. Great memory for him.

Immediately brought me back to a place and time (I was in high school) when the world was just different, right, I wasn’t an adult yet, still was figuring out what I wanted my life to look like. Good 80’s/90’s tunes are just the best!!

It’s sad that so many of the free entertainment is gone. Miss the sinking pirate ship! Also miss the theme park that used to be at MGM Grand! It was really cool….. took our middle school aged kids there for spring break one year. Stayed at the MGM. Also miss the MGM theme where they had the Wizard of Oz stuff. Always something new!

I love the Strat! It's such a great bang for the buck and you can easily go further south on the Strip using the Deuce bus. I also like the herringbone floors in the casino and simple blue ambient lighting on the ceiling

LOL @ Kenny G. That's great! I was in Vegas alone a few years ago for one trip. I walked out of Paris into the parking lot at around 3am...kinda somber, lonely and maybe a bit sad. The music being played over the speakers in the parking lot was some saxophone that totally fit the mood and the time of day perfectly..... Except it wasn't being played through speakers in the parking lot. There was literally a guy standing across the parking lot playing this music live... but playing to no one. I stood there completely amazed for a couple minutes once I realized it was a real person playing it. I took some video of it. Then I got in my car still bewildered, but then started laughing so hard.. It was so weird and funny. Only in Las Vegas!

Have never stayed at the Strat but do have two memorable experiences there. I rode the roller coaster that used to be on the top and leaped off the top of the tower doing the Sky Jump (have video to prove it). Was a mistake having my Starbucks right before the leap, as my heart was racing all the way down. Ha!

FYI, after your comments on the tier matches, Fontenblue, no problem, but Resorts world, the cage refused saying the didn’t have authority to match. So the sent me to a host, when I finally found a host, he refused to do the match as “ the tiers reset in June, so there isn’t a point”, I pointed out that I just wouldn’t play there, “I can do it, but there really isn’t a point, is there” Just went back to fountenblue and enjoyed my $100 meal after playing for a few hours This was the last week of April
I can't believe The Wynn is has been around for almost 20 years now! 2005 was the first time I visited Vegas and Wynn was the resort to be at since it's brand new. As for the LVXP, I don't think it's feasible to open another new resort when both Resorts World and Fontainebleau are still struggling in that area. But I always want to see new and fancy resorts on the Strip. Lol!
Wynn's great. However, both of those other hotels are poorly executed duds. The detached parking garage at Resorts World (with a long outdoor walk) just to get to the casino really turns a lot of people off...especially when it's scorching hot or freezing cold. Fontainebleau is just a dull, boring clusterfuck. It will be for sale within a few years.

The cost of entertainment in LV is insane! On the other hand it’s insane everywhere. I just can’t fathom spending the prices for concerts and then the parking on top of it. I guess I’m old school!! 😂
The problem Downtown has is that the big guys like MGM can offer comped rooms to low-level gamblers like me and then have high limits and expensive food. When you’re booking a hotel and you can get a modern, nice room for the resort fee or pay hundreds for a room Downtown it’s hard not to go with a Vdara, Park MGM or even NYNY over any hotel Downtown.
Totally agree, I love going downtown but I am not staying there… Been in the circa rooms when a friend was staying there, not worth it. Vdara is my go to.
The Plaza rooms are pretty decent and I assume the Circa rooms are on par with the Strip rooms. The rooms at the D, though not awesome, are also a solid choice. Some of the newer rooms at the El Cortez are also supposed to be good. I think even the rooms at the Downtown Grand were renovated nicely. But the rest.....not so goo. Prices downton are also rising. Magnolia's, my favorite downtown restaurant, has been brutal. Chicken tenders, though good, will run about $14. Same for their breakfast items. I have stayed in the NYVY. It is not really better than the better rooms to be found downtown.

I agree 100% on strat. I purposely visited it once a year ago for the first time and dont need to return. Triple zero roulette and all the shops are closed. Paid parking too- total joke. I agree its part of the skyline though.
I watched them taking core samples of the empty site while working at the Blue. But the East side also had a flooding problem every time it rained. If they put up a 1200 ft hotel next to the Blue, it will have horrible views of the strip as well as blocking the Mountain View for all rooms at the Blue. But, the big question is… Why invest that kind of money in the Detroit like area of the strip? Wouldn’t it be smarter to build a little further South?
i've been to downtown 3 times this year, and i've noticed a change. the crowd seems rougher so maybe that has something to do with the decline in revenue?
When conventions are up they B that gaming revenue is down. When gaming revenue is up they B that convention revenue is down. You can’t have both. We always said conventions are good for the hotel and restaurants but bad for the casino.
Good show. It’s a shame for Steve Wynn to resign from his own casino, but he made a huge mistake and didn’t want to fight the inquiry. His ex-wife was a thorn on his side by suing him from an agreement to not sell her shares. That’s why she was always looking for a legal reason to countersue Steve. I’m surprised she took this long to finally sell them. I often went to Silverton for their $9.99 buffet and Bass Pro Shops next door. It’s a good deal. Mandalay Bay has a nice aquarium to see fishes too. We don’t need another tall hotel behind Fountainbleu that is rather tall, but there needs to be more casinos fill in the blanks between Wynn and Fountainbleu and Circus Circus.
@@jonathansykes4986 Strip condos are not affordable. Condos in high rise buildings will have huge association fees in addition to the cost of the market rate condos. You can expect $Million dollar condos and $1K association fees, plus charges for parking, trash and water.

Totally with you on Area 51. Was definitely a one and done for me. And.. unpopular take... Meow Wolf is hugely overrated but nobody wants to admit it. It had some cool elements but the vast majority of it was just weird for the sake of being weird IMO.

The Strat had some unique gambling slots back in the early 2000’s, like 3 Stooges slots, unique Monopoly slots, wheel of fortune slots, and many more that no one else seemed to have, but then they joined all the others having the same cookie cutter slots the past 10 years. They once also had Crapless Craps and one green space (0) for Roulette. The shows were new back then, the buffet was decent, Fat Tuesday moved in, with a popular mall, and everything seemed clean. Now it’s just got the crappy neighborhood, and you have to pay to park there? You’re right: I rode the rides and jumped from the Strat 10 years or more ago. Time to Fuggetaboutit!,…. Unless someone cleans up their act.
I've never understood the Kenny G hate. All of the main lines of argument I've heard dismissive of him just reeks of pretension and coastal elitism to me. He's never struck me as trying to be the successor of Charlie Parker or John Coltrane or anything but, rather, a more pop-sensible, approachable interpretation of the genre for mass appeal. It may not be the most exciting music per se, but also completely innocuous and something just not worth hating on any level to me. I still need to check out the Mermaid School at Silverton. That's definitely on my bucket list! 🙂 In all honesty I'm not necessarily opposed to the Blackstone/Wynn possibility. After all: when MGM owned Bellagio, it was in a semi-dilapidated state. But since Blackstone acquired it, it's bounced back strong and looks in its best state in a decade. And up until MGM acquired the Cosmopolitan in 2022, it was also in fantastic shape under Blackstone.
Cmon, Mark..get over yourself concerning Kenny G. I've been a fan for years and have his first "album". Most attendees at that hotel would have appreciated hearing some live jazz music from him.
When it comes to LVXP I hope it gets built so that Vegas gets that NBA expansion team which also signals the return of the Sonics to Seattle. Then in addition to the A's & an NBA team, I have been reading that Vegas might be getting a rugby team soon as the MLR is thinking about expanding in the next few years & Vegas is on their shortlist. This is because I think the MLR saw how well the NRL drew in Vegas a few months ago (even though that is a different form of rugby) & wants to take advantage of how popular the sport is in Vegas.

The Water Park closed in 2004. It never made much money plus there were several accidents that I am sure made it more expensive to operate that it was bringing in. Plus, the land was worth a ton at the time. It was originally going to be redeveloped into James Packer's Crown Las Vegas. Which was supposed to be the tallest building in the United States. They couldn't get the height approved and changed the design to two shorter towers. They cancelled the project in 2008 when the recession started hitting. There have been plans to put an arena on the site since 2010 with Jackie Robinson's group planning to build an arena since 2013. The new developers are now the 3rd group with the idea of putting an arena on the site and the 2nd planning to build the tallest tower in Las Vegas.
I have been going to Vegas 2 or 3 times a year and have stayed at the Strat most of those stays, because I am only there to play in poker events. The rooms in the upgraded tower are good enough and I get a good price. I always have a rental car so I don't care that it i North of the Strip. That said one of the draws for me was Free Parking, but now that they want me to pay to stay there just to park... Sorry Strat it's now a deal breaker.

I can't imagine this is truly helping their bottom line. I guess I will go back to the Rio now assuming their new owners don't try charging to park. The Rio is a shitty casino but I don't really care as I am only there to have a decent room for the price. I hope the new ownership makes it into something worthwhile again, like it used to be.
Don't see any NBA team playing at the LVXP planned site...would be a terrible/less accessible location. Pretty sure the Oak View group will win the day as their planned south strip site for a hotel/NBA arena (near I-15 & I-215 interchange) is an ideal location right off the I-15/S. Las Vegas Blvd & would be built "next door" to the new Brightline station (same lot)...no brainer for an expansion team drawing both local/Cali fans.

Overall, downtown has really tightened up payouts on slots too. Derek Stevens is highly suspect!

Dumping on a true musician like Kenny G. Mark is going to take some heat for that one. Not a fan either, but you have to respect the talent. You do NOT want Blackstone or any private equity firm buying businesses. They usually ruin the business for the sake of making a profit.
I agree 100% on strat. I purposely visited it once a year ago for the first time and dont need to return. Triple zero roulette and all the shops are closed. Paid parking too- total joke. I agree its part of the skyline though.
You forgot the Venetian is turning 25 this Friday.
And the Paris Hotel in Las Vegas is also turning 25 on September 1 as well.

I watched them taking core samples of the empty site while working at the Blue. But the East side also had a flooding problem every time it rained. If they put up a 1200 ft hotel next to the Blue, it will have horrible views of the strip as well as blocking the Mountain View for all rooms at the Blue. But, the big question is… Why invest that kind of money in the Detroit like area of the strip? Wouldn’t it be smarter to build a little further South?
i've been to downtown 3 times this year, and i've noticed a change. the crowd seems rougher so maybe that has something to do with the decline in revenue?

Good show. It’s a shame for Steve Wynn to resign from his own casino, but he made a huge mistake and didn’t want to fight the inquiry. His ex-wife was a thorn on his side by suing him from an agreement to not sell her shares. That’s why she was always looking for a legal reason to countersue Steve. I’m surprised she took this long to finally sell them.
I often went to Silverton for their $9.99 buffet and Bass Pro Shops next door. It’s a good deal.
Mandalay Bay has a nice aquarium to see fishes too.
We don’t need another tall hotel behind Fountainbleu that is rather tall, but there needs to be more casinos fill in the blanks between Wynn and Fountainbleu and Circus Circus.
There needs to be more affordable condos up and down las vegas boulevard.

@@jonathansykes4986 Strip condos are not affordable. Condos in high rise buildings will have huge association fees in addition to the cost of the market rate condos. You can expect $Million dollar condos and $1K association fees, plus charges for parking, trash and water.

It's taking forever for MGM to fully integrate Cosmo into their rewards system. I get comps for the MGM properties and I've never stayed at the Cosmo. Grrrrr

The Strat had some unique gambling slots back in the early 2000’s, like 3 Stooges slots, unique Monopoly slots, wheel of fortune slots, and many more that no one else seemed to have, but then they joined all the others having the same cookie cutter slots the past 10 years. They once also had Crapless Craps and one green space (0) for Roulette.
The shows were new back then, the buffet was decent, Fat Tuesday moved in, with a popular mall, and everything seemed clean. Now it’s just got the crappy neighborhood, and you have to pay to park there? You’re right: I rode the rides and jumped from the Strat 10 years or more ago.

I've never understood the Kenny G hate. All of the main lines of argument I've heard dismissive of him just reeks of pretension and coastal elitism to me. He's never struck me as trying to be the successor of Charlie Parker or John Coltrane or anything but, rather, a more pop-sensible, approachable interpretation of the genre for mass appeal. It may not be the most exciting music per se, but also completely innocuous and something just not worth hating on any level to me.
I still need to check out the Mermaid School at Silverton. That's definitely on my bucket list! 🙂
In all honesty I'm not necessarily opposed to the Blackstone/Wynn possibility. After all: when MGM owned Bellagio, it was in a semi-dilapidated state. But since Blackstone acquired it, it's bounced back strong and looks in its best state in a decade. And up until MGM acquired the Cosmopolitan in 2022, it was also in fantastic shape under Blackstone.

When it comes to LVXP I hope it gets built so that Vegas gets that NBA expansion team which also signals the return of the Sonics to Seattle. Then in addition to the A's & an NBA team, I have been reading that Vegas might be getting a rugby team soon as the MLR is thinking about expanding in the next few years & Vegas is on their shortlist. This is because I think the MLR saw how well the NRL drew in Vegas a few months ago (even though that is a different form of rugby) & wants to take advantage of how popular the sport is in Vegas.

The roller coaster on top of the Strat was awful. It was so rough, and would jerk you around. I was one and done.
What happened to the water park? Did it age out?
The Water Park closed in 2004. It never made much money plus there were several accidents that I am sure made it more expensive to operate that it was bringing in. Plus, the land was worth a ton at the time. It was originally going to be redeveloped into James Packer's Crown Las Vegas. Which was supposed to be the tallest building in the United States. They couldn't get the height approved and changed the design to two shorter towers. They cancelled the project in 2008 when the recession started hitting. There have been plans to put an arena on the site since 2010 with Jackie Robinson's group planning to build an arena since 2013. The new developers are now the 3rd group with the idea of putting an arena on the site and the 2nd planning to build the tallest tower in Las Vegas.
I have been going to Vegas 2 or 3 times a year and have stayed at the Strat most of those stays, because I am only there to play in poker events. The rooms in the upgraded tower are good enough and I get a good price. I always have a rental car so I don't care that it i North of the Strip. That said one of the draws for me was Free Parking, but now that they want me to pay to stay there just to park... Sorry Strat it's now a deal breaker.

I guess I will go back to the Rio now assuming their new owners don't try charging to park. The Rio is a shitty casino but I don't really care as I am only there to have a decent room for the price. I hope the new ownership makes it into something worthwhile again, like it used to be.

Don't see any NBA team playing at the LVXP planned site...would be a terrible/less accessible location. Pretty sure the Oak View group will win the day as their planned south strip site for a hotel/NBA arena (near I-15 & I-215 interchange) is an ideal location right off the I-15/S. Las Vegas Blvd & would be built "next door" to the new Brightline station (same lot)...no brainer for an expansion team drawing both local/Cali fans.

I love you guys but, seriously…Mark, BRO!…if you’re dumping on Kenny G (especially for him being “sleepy”, “boring”, “elevator” music)…you don’t know him really or respect his massive, 4+ decade-lasting talent!!! Yes, much of his music is “mellow”…he was a forerunner of today’s “chill”/“lounge” music, such as his early hit “Songbird” from pre-1990. But much of his music is very upbeat and even “funky”/“danceable”! So I’m loving that his still-svelte and “jam-able” 67-year-old presence was felt here recently!
