Great analysis! I often find myself hitting replay, and watching the video again. just to make sure I didn't miss anything in what you said. This was definitely one of those times. Thanks RC
I love this home so much. It's modern but not a soulless box like most other homes in the area. The only thing I would like is some grass somewhere. And obviously it's priced too high, like every other house in LA right now, lol. I agree it would've done better in Trousdale. That also would've justified the price more.
What part of 90210 is the best 90210 PO to live in. Is deep canyon, vs Mulholland Dr. Or Upper Bel Air , like Roscomare, Stradella. Your Channel is great, BTW
Finishes are excellent… up to par with the location and better than competition … not just quality the pallet the textures and how it’s in sync with the regency style
I never buy other people’s “gut renovations” because I have way better taste to my liking to me for my money. Also on any older home build more than 25 year ago or more, it’s all about foundation, plumbing and roofing inspections…..those are the big money issue-items…..I would prefer razing the whole thing and build all new myself than getting oversold on someone else’s overvalued vision.
It could be a good property for a young adult who doesn’t want parties in his/her home but enjoys being on a lively street and has small groups of friends that he/she entertains. i would double check the comps though definately dont want to pay 7-9 million dollars over price point without justification
Arvin that house has lovely proportions. It won't go out of style. I want to feel cozy in my $15 million dollar house. I could curl up in my library reading a book or tending to my Cymbidium orchids outside.
I get SMARTER every time I watch one of Arvin’s videos!

5,063 sq ft,single story, now we are talking. Finally a reasonably sized home, enough with the oversized mansions with rooms that no one uses.
The term for this architectural style is "mausoleum chic."

Amazing views! very good finishes.
the shape of the rooms are a bit weird though, trapezoid shapes

I do prefer your long videos

You are not wrong…. It’s possible but that is a very rare breed of species that don’t want to party but want to be right next to all the parties

5,000 sq. ft. is downsizing... ?
Yes … it is for the ultra wealthy… a big downsize… coming down from 10,000 to 15,000
Hmm, so why are bird streets so bad?
